The location is perfect. I love how convenient it is to everything. The floor plan is okay and everything is pretty well updated. The reason for my 2 star review is the lack of soundproofing. If you don't want to hear your neighbors walking, closing cabinets, dog running back and forth chasing a ball (sounds like they're bowling with their furniture), etc.then choose a 3rd floor apartment. Otherwise, you're going to hear every single thing. If you're noise sensitive like me, that can quite literally drive a person crazy. I moved in in the winter so not sure how the pool is. The fitness center isn't bad, it's small but has everything and I've never seen more than 4 or 5 people in there. And that was right after the new year when everyone wants to "get in shape. " Over all not bad, perfect location, but would definitely be a 5 star apartment if it weren't for the lack of soundproofing. My last apartment in Lee's Summit didn't have any sound issues. And my neighbors above me had a new baby and a 100# dog yet I never had any noise issues with them. Never even heard them up there. *Summit Ridge Apartments in case you're moving to LS:)

Constant noise where I can’t sleep or work from home. It’s absolutely ridiculous they allow people like this here and never do anything about it.

Terrible staff! Starting with being stalked by my neighbor (who I have never seen in the two years I’ve lived there) who tells me she watches me walk my dog, that her dog knows me because he cries when I walk by her door with my dog, and that I’m sleeping with her husband. Went in to the office to express my concerns that this woman knew my name only to find out that she worked there and had gone through all of my information. Each week she would call with a new problem- my door was standing wide open (I’m at home and door is clearly not open), there’s a leak in your apartment (3rd floor, rush home from work and no leak), I have your dog (had just left for work and my dog was safely inside). Office did nothing about this other than tell me that she’s just crazy. Checking out of my apartment the new assistant manager was horribly hateful to me- was my apartment lived in and a little dirty, yes. She told me that the rubber seal in the washer had to be replaced and would cost me $170 even though it stated no where on the check out form that I was responsible for replacement, only a $5 cleaning fee for it. I asked her about this and she said that the form is just a base and that they can charge me for whatever they want to. One stain on the carpet and they charge me $350 for replacement. I agreed to pay the small cleaning fees because I knew I had left some things not wiped down (shower, microwave, etc). But charging me $350 to replace the entire carpet over one stain? It doesn’t say on the check out form that I am responsible for replacement of the carpet either, only cleaning. I would not recommend living here at all. I signed my lease for a studio at $890 and by year 2 they upped it to $1100 if I signed at 13 months and any other month option was $1700. The only one in the office ever helpful or nice to me was Jason. It doesn’t matter if you’re a good tenant and pay your rent on time and never cause problems, they will treat you like dirt and scam you for everything they can.

Please read the reviews, they are there for a reason. Unfortunately I tried to give the benefit of the doubt to this place and was highly disappointed within a short time. I applied for a set price of $1,088 monthly. After applying I then felt rushed and was informed “please advise” I am not even guaranteed that price although I applied the day that said price was marketed at that said rate. I was then notified that I would need to pay the $50 plus a $150 deposit and a $300 pet fee before proceeding. What was the $50 for? Only to run the background check. She wasn’t clear about that or what the extra monthly fees would be but wanted me to put forth that money. Who pays a deposit before seeing a lease without even guaranteeing what your base rent would be? (We can’t give out blank leases but want you to pay a deposit to where you will be tied without even knowing your monthly rent. Unfortunately I explained my concerns to management and the responses felt unprofessional and kind of condescending. I was quite excited about this but it is too good to be true. They don’t want your business, they want to swindle whatever money that can out of you (view other reviews) I offered to come in and discuss my concerns but she wasn’t even willing to do that. Needs to be ran differently, not a successful or professional complex. It seemed as if I was being rushed into something without having any knowledge of what that would be and belittled for the questions I asked. I would skew far away from this, Brighton is nice and in the same price range. You shouldn’t feel rushed or pressured into something, a lot of red flags.

Good luck moving out, they will nickel and dime you for everything they can. Management does not communicate well with you or their staff. My car was stolen and I had to call the manager back continuously to get them to check their cameras to find out what time my vehicle was taken and they stated they "couldn't find it on camera". A neighbor called and complained about our dog within the first week of moving in and management gave us a warning without even speaking with me and it wasn't even our dog that was the problem. Save your time and money and go somewhere else.

We lived at The Haven for 18 months and were disappointed with our time here.

First, after scheduling and confirming a move-in date, we were told they could no longer accommodate that date and we had to wait a week or move into a smaller unit. We were referred by a friend, who ultimately did not receive their referral bonus from the Haven. Despite our numerous times in the office the first week and month, we were not informed that we had to fill out additional paperwork for the bonus until 4: 00pm the day it was supposedly due. They were unable to accept the paperwork via email or even the next morning, stating that it was “urgent” despite their prior lack of urgency.

We brought our dog to the apartment with us, filled out all the paperwork and the dog was approved by management. However, when we went to re-sign our lease, we were informed that they never had any record of a dog there. We also received a formal warning (and threat of a $25 fine) for the dog’s behavior despite the fact that the dog had not even been on the premises yet. Management refused to rescind the warning even after acknowledging that the complaint was made about a different dog.

You should know that if you have to go month-to-month on your lease, The Haven will raise your rent each month. This is within their rights per the contract, but we were shocked by the amount and frequency at which it increased.

You should also know that the company follows protocols of its headquarters in New York (re COVID) We were not able to use the clubhouse amenities (except for the gym) after 5: 30 pm on weekdays for the entirety of our time there. I understood their predicament but it felt disingenuous to specifically mention the amenities several times through the tour only to find out they were largely closed.

Our biggest problem was with the move-out protocol. We notified the Haven that we intended to leave via their online form. Per that form, our lease, and Missouri law, they are obligated to inform residents in writing of the date and time that the move-out inspection would take place. 3 days before move-out, we still had not heard or received a notice, so we called the front office. A representative informed us that they would be unable to perform the inspection since we were moving out on a weekend, but to “take pictures of anything concerning, ” which we thought was odd. A notice arrived in the mail a few weeks later charging us nearly $1000 in “damages” and cleaning charges.

Those damages included scratches underneath the toilet seat (?), interior door painting, and carpet cleaning charges in addition to some smaller cleaning charges for items we missed. We felt that the toilet, interior door, and carpet charges were unfair and stated as such to the Assistant Manager. Upon further review of the inventory documents, we spotted several inconsistencies in their policies. They were also unable to provide any photographs that indicated the carpet was damaged and stated their carpet cleaning company pulls the carpet up after every rental to check for damage but were also unable to prove that damage. Additionally, we were incorrectly charged for a full carpet replacement rather than receiving a prorated cost. After much back-and-forth, the manager told us she would settle our account at a discounted rate, but we had to pay by 5: 00 (she called at 3: 30) or she would send us to collections the next morning. The Haven knows you will spend more fighting them in small claims than you would if you just paid their damages. If they had simply informed us of the inspection per their own policies, or allowed us to be present, we would have had a much better move out experience. Instead, the Haven Staff chose to reject accountability for their disorganization and instead pass the blame to someone else: to us, to the carpet cleaning company, to corporate.

At the price you pay for a luxury apartment, you should be able to use amenities, to expect professionalism, to not have the “landlord special” paint job. You won’t find that here— look elsewhere.

Very nice apartment complex, not cheap but if you put in your deposit you will never have it back once move out. We left the apartment very clean. They never sent us any letter why they did not pay us our deposit back.

Management is extremly slow, and doesnt seem to know whats going on. They pick and choose favorites, poorly ran junky complex for the money. Is to sum the Management up in one word Incompetent.

Hi, there.
I liked my 3 years stay here even it was a salty price already.
Andrew helped us many times and he was very helpful.

This could be a nice move out, but.

I have notified the office a week late about our move out. I was not in a rush however we agreed on the phone and email communication that our move out would be just like our original contract stated. That wa sokay the assistant said. But got charged from this and that anyway.

Some issues about;
Noisy units since the material carries my neighbors snooring/walking sound to my bedroom.
Real cold in snowy winters. Almost heater was running 7/24 but it was weak to warm inside.
Parking is a joke bc of these rental club activities. No spots are available to park my car if those events are happening.
Parking spots are too close each other and it made too many dents on my car.
I had problems with the guys during pest control. They opened my door with a key they had in their box just knocking one time and without allowing me to let them in. It happened just in a sec.

So couple problems, it could be swallowed but spanking the residents with the deposit in their hand is not cool. I wish I could hear something positive so I could update my review.

This place turned to something I can barely recognize.
I have lived in this place over 2 years and I enjoyed very much.
After I moved out I was supposed to get part of the remaining security deposit. Instead of that I have been waiting almost 3 months now. All I heard that they will call me back and absolutely no progress. Needless to say when I call them they are being very rude. I don't know what happen with this place but I don't deserve to be treated that way. All I am asking return remaining balance of the security deposit you admitted was incorrectly calculated. One more week and I am going to call consumer protection bure.

It makes me sad to have to give one star because we really did love living here. However, this place handled COVID-19 the worst I have seen. They would not let us use any of the amenities besides the pool, until recently, outside of office hours even though they sent an email stating that everything would be open until 10: 00pm. I am frustrated beyond belief and feel like we are extremely over paying since we can’t even use half of the amenities when I get home from work. The apartment itself is nice but I would rather give my money to people who know how to run a business. I do want to mention that the leasing agents are fantastic! Super helpful and nice, it is just management that has brought us to the conclusion that we will be looking elsewhere. I am not one to write reviews like this but I have never been so frustrated and disheartened.

It’s a nice apartment complex. The amenities are great, the pool is very nice and includes a fire pit with a large flatscreen tv and BBQing area, and the community is surrounded with very nice people. The apartments themselves are very nice and are what you would classify as a luxury apartment.

I am a disabled person in a car heel chair I love the extras I have here, and I like most of the people but the management team has to take orders from New York. The fools mak stupid rules from New York

I moved to this moved to this complex shortly after I graduated college and it was a very bad experience. We were not treated with the respect that we deserved. They didn’t want to fix the sewer problem that was occurring in my apartment. The smell was terrible and we complained about this and the maintenance man refused to fix it. On top of that they never responded to any emails I sent in a timely manner. They told us when we first moved we could not have a grill on the balcony but I saw multiple people who had grills on their balconies. I don’t like to be treated like I don’t belong and this place will definitely do that. The management lied to me the entire leasing process and told me my rent would be 870 a month and then bumped my rent up without even telling me. Also I applied for a 1 bedroom and they gave me a studio in disguise which was another lie. As my leasing term was coming to an end I told them well I’m advance I was not renewing my lease but they ignored my message and letter and told me to give them another one. They then sent me a letter that I would have to pay for time spent in the apartment days after I was already gone and tried to charge me a month of rent when I was not even living at the property. Do not lease here because they try to draw you in with all the amenities which don’t work that well. You will be better off leasing somewhere else where you can get more room in a nice neighborhood for less money and better service. Also make sure you clean everything thoroughly because there was mold in the apartment when we moved in. I have photos for proof as well.

My husband and I lived in these apartments for two years and just moved out last month. We were surprised to see so many negative reviews as we didn't have that experience at all. We honestly didn't see staff or management that much simply because we didn't have many issues while we lived there. Anytime we did have an issue, it was taken care of swiftly once we put in a request. We really enjoyed how close it was to everything in Liberty, the gym, and the in apartment amenities. We also got our deposit back fairly quickly.

Special shout out to Andrew, who helped us move in and move out.
