DO NOT STAY HERE
This is not a safe apartment complex. There has been shootings, invasions, multiple break-ins, stolen vehicles, trash dumping, mold in units and lack of police presence. Monarch Properties have not addressed any of these issues and have the nerve to increase the rent. Lastly, all the units have horrible HVAC systems and they allowed the blistering summer to come and go without addressing the issue. Now its been said that next spring they will replace. What about all the money that was lost during all of this; high Ameren Bills, total loss of vehicles, cost of ubers (since there is no car) and the list goes on. I have been here for 2 yrs and that has been to long.

I lived here in 2017-2018, the townhomes are nicely situated in a small neighborhood lined by single family homes in a quiet area. There were no reports of known violent acts committed in public and crime was low. Management at the time was a lady named Reeka Hudson and she was very helpful and keeping things well ran as we’re the maintenance team.
I have since moved back to Missouri from California and into our home across the street from the townhomes and in a span of two months there has been auto theft and breaking, the neighbors are younger people than before and louder than we’ve ever known it to be over there. Also a man was killed during a home invasion and the trash is consistently piled up in the dumpsters and furniture laying along side the dumpster.
At this point I would not recommend these townhomes to any persons.

This is my second time living over here. The first year in 2020 was great. Issues were addressed right away. I moved back over here after moving out of state and the first issue, the apartment I applied for was not available on move in date. But the office found a replacement. I sent up all issues within the first week and I still need things repaired in the home. I’ve put in SR after SR for my A/C to be fixed for months now and it’s still not fixed. I’ve place a SR for my dishwasher being fixed. No matter how many times I let them know the dishwasher runs but it doesn’t clean, they say it’s working fine but it’s not. Same with the A/C. I have a child and the fact we have to sweat every night unless we have fans running and I pay rent on time EVERY month is unacceptable. My electricity bill has increased a significant amount due to the A/C trying to work super hard to cool the house down. I’ve taken pictures, printed them out taken them to the office showing all issues regarding the place and only thing that’s been properly fixed is the SR I put in for the bathroom sink and the flooded basement. I came back because I thought I’d have the same experience I had in 2020. But I was sadly mistaken.

Worst management ever! They don’t respond to messages or get back to you when they promise and maintenance is a total joke! I’ve had several issues since living here and they are extremely slow at fixing things. At one point there was a water leak in my upstairs bathroom, the ceiling fell before they ever came to check into it.smh
Recently my next door neighbor’s handicapped roommate died in his apartment and was decomposing for months, almost a year & they were horrible hoarders which caused me health problems. It took management months to clean the apartment after the body was found.
And the rent is ridiculously high for these poor conditions. They only care about getting your money after you sign the lease you no longer matter. I hate it here, I’m looking forward to moving out!

I have been a resident in The Knolls for over 7 years. There was a time when I was very proud of the community. But for the past 2-3 years, things have gone downhill and fast. The grounds are littered with trash, dumpsters are not put into the garbage corals they just sit in the middle of the parking lot, surrounded by trash. Derelict cars sit for months in guest parking spots and under covered parking dusty and unattractive. The noise has become unbearable and it no longer feels like home. The staff in the leasing office has been very inconsistent since Reeka left and I am unsure who to communicate with as it's seems hard to contact anyone at times. But rent increased. So I feel that I'm paying more to live in a community that is on a consistent decline.
