Had to deal with them for years as a coop board member and owner. Pig ignorant, lazy, incompetent thieves. They take no responsibility. Delay every transaction. Are grossly unresponsive and rude. Their fees and transactional charges are outrageous.

Off to an amazing new start with AKAM/The Ashtin Group! I am property owner of a 6 story building on the Upper Eastside. As a person quite involved in my asset I came to Michael Rogoff, President @ AKAM Living Services, Inc, after having experienced let’s just say, an unpleasant year and a half with my previous Property Manager.
Michael heard my story, spent hours video chatting with me addressing all my concerns and guided me with compassion and professionalism, not to mention his truly delightful personality; through what I am confident will be the final chapter to this story.
We are at Chapter One; but so far I am so impressed! Theresa, thank you for a sweet Transition; Matt in Compliance, thank you, I’m feeling no more LL11 nightmares in my future; Jonathan S, Executive Manager, with whom I have met several times at my building, exchanged multiple dialogues with; my point person; well Jonathan S.clearly you have your work cut out for you, but with your extremely engaged, professional, truly vested character and lovely nature, I am confident that not only do you have my back but I’m about to see how a true investment property should be managed!
I’ll keep you updated but clearly, like I said, we are off to a great start! Today I feel safe. Thank you Michael Rogoff, Jonathan S.and the rest of the team at AKAM.

Tried to buy a co-op in Queens, and despite paying an excessive amount in processing fees, our application never even made it to the board. Nancy C.kept our deposit in limbo for THREE months while she stonewalled us with ludicrous requests. She was unwilling to accept a certified, signed and sealed letter from my fiancé’s union stating that he was a member in good standing for many years. Our agent tried to work with her by providing her with multiple years’ worth of tax returns, pay stubs, and employment letter revisions showing that he was more than financially able to buy and maintain this apartment. What she wanted was a guarantee that he works at least 40 hours a week, which construction unions cannot do because of job availability, weather, and miscellaneous conditions. This would be no problem for salaried employees, but he is not one. This is discriminatory against hourly employees and should not be acceptable. Most of NYC’s workforce is hourly, with my fiancé literally building and repairing the city’s infrastructure. They should not have to suffer the indignities that this manager put us through. We ended up pulling our application due to the incessant delays, hedging, and frankly, rudeness of the manager to our agent. While some of our certified checks were eventually returned, we had to absorb our credit check fee as it was considered “non-refundable”. What I don’t understand is how our credit checks could have been run despite our application never having made it past the impenetrable wall that was Nancy C.

I had the opportunity to work in two Condominiums they manage. Great experience

I contacted the real estate agent, Robert Hogan, numerous times about renting an apartment. I cannot believe in this day and age this company pretends to be able to afford the luxury of having customers walk away from their business because they get tired of having to beg someone to provide a service. Seeing the reviews here, I’m counting my blessings that I didn’t close on a unit with this company!

Akam very poorly managed our condominium building for several years. They are hard to reach and generally irresponsible. For example our building had a couple repair projects ongoing and Akam would not pay our contractors on time. They are really not organized what is going on in a building.

Last year our condo moved to a new management company and it was a night-and-day difference. Our manager now responds to emails and the company makes an effort to improve the condition and financial health of the building.

Expensive and inefficient. Our apt.maintenance fee started going higher and higher! Very bad choice if you want to keep the cost low and maintenance reasonable. Totally unhappy.

Absolutely shocking service levels. Submitted plans for a kitchen upgrade in August where all appliances/cabinets are staying in the same location, but I still don’t have approval. My wife and 16 month old daughter have been living out of a suitcase for 4 weeks as our apt is a building site but AKAM simply don’t care. I was initially told that this was a 10 day approval process by Isabella and I clearly stated in my initial email to Janelle that work was due to begin in late-Sept. At no point did they respond suggesting that the dates were too soon. Despite leaving numerous voice messages (maybe 10-15) over the last 8 weeks, I’ve had only one (yes - just one!) call back which is after I phoned up asking to speak with the CEO re a complaint. I’d previously raised the issue with Michael Berenson but he just passed the issue down to Adam/Janelle who once again didn’t respond to my calls. In addition, by the time they actually responded it was too late to cancel the installation which has cost me $4k. I’m currently looking into my legal options and perhaps making a recommendation to the co-op board that they replace AKAM. If you read other posts you’ll quickly notice that they’re known for not responding to calls or emails. If they’d just clearly stated back in Aug that this was a 2-3 month approval process then all of this could have been avoided. Their lack of communication has just compounded the whole situation. The one ray of light in all of this is Tom Dedivani who is a new employee - he is the only person in 8 weeks who actually answers his phone - no joke! I haven’t been able to get through to one other person at AKAM except the reception desk. Clearly in any other situation you could simply walk away and work with someone else, but you don’t have this option with a management company. Also, they don’t appear to have a regulator or formal complaints procedure so you’re hands are tied!

I live probably in the nicest area in New York next to Central Park in the building managed by AKAM. This managing company completely fails to maintain and take care of the building. UC level, where the laundry room is, has garbage odor, rooftop is closed through the summer due to continues leakage, elevators go out of service frequently, and the worst part is Central Air, you might find the AC is not working properly in mid August and have your newborn child sweating out of heat and stuffiness in the apartment. Same problems can appear in winter with heating. Overall I find their management services poor, oblivious and ineffective.

AKAM is a very professional, responsible and responsive property manager. The staff has managed my cooperative for several years and performed better than the previous two managers. From individual units to building-wide issues, the team has worked effectively and provided top quality service.

Akam is our management in florida. Since they took over abt 2 years ago we have had at least 3 managers one is worst than the next. Today the property manager answering the phone lied abt who she was because she didn’t want to deal with a residents concerns. The main office keeps standing behind these incompetent people. Bills that are insane- turnover like I’ve never seen, totally incompetent. My condo had to be repaired because of their mistakes and no one seems to want to help- or shows an interest. Going on almost 6 months. I would never choose these people for my management agency.

One of the worst. They can't handle simple resident issues that other companies have no problem with, making things unnecessarily complicated and difficult for the residents. Unresponsive to email either.

I have owned and lived in four different properties in Manhattan. All four with different management companies. Understanding that management is a tough business where the experience is mostly linked to the manager, I can definitively say that Akam Associates was by far the best. I miss them, I wish I had them now

AKAM is the worst management company EVER. I am supper excited that our BOD decided to fire this company and hire a more competitive management company. They have the NASTIEST workers! Every time I call them to ask a question no one will be able to answer, they promise to call you back with an answer, but they never do. They have an attitude every time you ask them something. AKAM makes a lot of mistakes on the maintenance bills, I check my bill every time to make sure there are no errors. Raykin, Yelena, the lawyer that comes to all the closings is unprofessional and always in a rush. She is not available to do any closings after 2 pm because she said she will get stuck in traffic. People from the bank agreed to come at 3 pm and she rudely denied my request. She sent a very rude email telling me that if I am late for the closing she will charge a few hundred dollars extra. Paying for this lawyer was a waste of money, another way for AKAM to make extra cash. The only competitive person I have dealt with from the AKAM team we had at Queensview is Raven Weil. She is truly awesome, always willing to answer your questions, very responsive to all my emails and phone calls. Raven thank you for being such a great worker, I hope you will find a better job or get promoted because you deserve it! All other AKAM employees who worked at Queensview should find a job that does not involve dealing with people and being organized and well prepared for your job. SUPER DISAPOINTED BY AKAM MANAGEMENT COMPANY!

They managed a building I lived in. Extremely hard to get a hold of, high fees and in general a terrible attitude. There are way better property management firms out there.
