Highly recommend Alvic Property Management for Condos and Coops for several reasons: they have a very well organized website for residents and the Board, which allows automatic payments; responsible and higly professional staff.
Our previous management neglected a DEP boiler registration, which resulted in a fine for over $2,000. Property manager Rachel went to a hearing managed to get it reduced, saved us over $1600. Alvic's general manager, Alina, is a lawyer and that gives us additional confidence that the affairs of our building are managed properly. Alvic is a great company to trust the affairs of your building.

After having two management companies that didn’t do a good job at our condominium, we finally hired Alvic Property Management. They came through recommendation of another condominium and it become a game changer for our building. Alvic helped us double our reserves within a year and a half, our building became clean, we completed multiple projects that were not done before, etc. As a bonus, the company’s GM Alina is a lawyer, who gives us legal advice that has helped to save thousands of dollars for our condo. With this being said, we highly recommend this property management company.

The way the owner responds to the negative reviews is telling. Avoid at all costs.

I would give a zero star if an option is given. This company is horrible. My condo hired them to manage the building 2 two years ago. There was a water leak and water damage inside my unit. The super inspected the damage and reported to Alvic. After 2months, no news, so I talked to the Brooklyn office, she said will let me know if they find a contractor. After another month later, I followed up and she said the same thing. I asked when will someone comes and she never responded. I called Alvic and left a voice message but no one called back. I called again and again and finally talked to Owen and gave him all the details. 2 weeks later no news, so I followed up but no response at all. 6 months already, this company did nothing about it and no one did anything. Don't hire them and waste your money.

Alvic is really a fantastic group. The online portal with full financials and email reminders makes collecting and tracking payments easy. The office is always very responsive to our residents and the board goes without saying. Slava is by far the most responsive, knowledgeable and courteous manager we ever had.

We are so happy to have Alvic as our management company. We have now been with Alvic for three years. I can whole heartedly say that Rachel is the best property manager our building has yet to have.

As a current board member (unit owner first) over the past 4 years, I highly recommend Alvic. Having reviewed/interviewed over 10+ Management proposals in Brooklyn, I have no regrets in hiring them as a property manager and would choose them again.

They have managed a 65 unit building with top amenities in the Brooklyn area through several challenges that includes: the pandemic, water leaks, fire emergency incidents, department of building regulations/violation, and tenants disagreements. Below are some of the key accomplishments that Alvic performed during their time in the building:

· Kept developer/vendors accountable; this includes managing the vendors in procuring the building’s final CO
· Navigated through the COVID Pandemic where there were vendor/supply shortages. Alvic provided alternative vendors and options so services to the building were operating under normal conditions (without increases to the HOA fees).
· Managed through fire and water incident crisis without an assessment or increased HOA fee
· Maneuvered through legal challenges and alleviated DOB fines that resulted in saving the building more than $5,000 in fees.

Those are just a few main highlights that Alvic performed for the building. While we (the board) have had disagreements with Alvic on certain topics, they have always remained professional. On occasion, they have worked through late evenings and even through weekends to help our building. They are truly remarkable and hard working to help manage the building through extremely difficult challenges. I hope to continue this momentum as I know there will be more challenges ahead. Alvic, Great work! Thank you for all you do.
