19I would not suggest living here. Elevators are down for 2-3 months at a time. Wait times for elevators exceed 15 minutes on most days; morning, afternoon and night. Rent continues to increase (12-16% annually), yet the amenities and service is on a steady decline. Highly recommend thinking twice before signing a lease here. They will blame the elevator issue on their suppliers, but with the rent they charge it is no excuse.
Do not move here unless you want to live in a building that never has working elevators.
UPDATE: : please note that despite 'response from owner' below — the elevator issues have NOT been resolved at all (>4 weeks later)
Just moved to Avalon and there are lots of amenities to like, eg the gym. However, the staff are by far the best part. The front desk staff are always friendly and helpful. Also, when I had an emergency plumbing situation at 5pm on Mother’s Day, Luis was kind enough to fix it despite his shift being over. He was incredibly nice about it as well. Can’t say enough good things about him.
Elevators are constantly broken, large rent increases every year. Staff are great but management is terrible and has no consideration for current residents. I would not recommend moving here
In a 40 floor high rise with 5 elevators, usually only 2-3 elevators tend to be out of service 70% of the time. Only move here if you like taking the stairs or waiting more than 10 minutes on the elevator line
Their technician team is great. My kitchen tap broke and water was leaking, moreover on the weekend. And Carlos, Bernard and Shakeem, got here quickly and fix it.
Rafael from the maintenance team quickly helped resolve an issue with my apartment. He was helpful and informative. Avalon's staff is one of best things about the building.
The elevators are always broken and Avalon takes months to fix it. Meanwhile, we pay high rents and line up to get inside the remaining elevators to get home. Horrible
One of the most beautiful apartment complex I have seen, so beautiful view on Manhattan. It has everything what you need to live in New York but more safe, clean environment. Only eight minutes from Times Square by train and 15 minutes my car. If I would like to rent something in New York, I will chose this one.
I enjoy the vibe walking area around the building and feel like home.
Carlos in Maintenance Team has a really good work ethic, he helped me fix my utility even though in Friday night. Highly recommended.
Had an issue with the washing machine. Shakeem and Steve was able to identify the problem and fix it immediately. They were also very friendly and professional. Overall, the whole experience was amazing!

Rafael went above and beyond - fixing multiple things I asked about that weren't even on the support ticket, even though he had to go out and get more materials.
Carlos and Joel also were very helpful when the washing machine was not working. It turned out a part was defective and they went out and replaced it immediately.

The front door staff is top tier. The amenities are very nice. But the apartment doesn’t match.
My rent went up $600.00 to $3300.00 for a studio. I would be happy to pay that if I felt it was worth it. The elevators are always out of order and I have had bleach stains on in hallway for the past year. I am embarrassed to have anyone over because of the condition of my apartment and hallway. The roof leaks as well and every time it rains I need a bucket.
I love using the deck or the pool but to have to wait at least five minutes for an elevator makes me very sad.
I look forward to speaking to the door staff regularly and sun bathing. But my mood is always ruined by the long elevator wait and walk in the ugly unkept hallway.
Living in Avalon Riverview for almost 2 months now, from leasing to front desk and community management, services are great.
My special thanks to Javier, Howard, Jesse and Dan, who are always very friendly and helpful to us and our dog Louie.
Also a big thanks to the guys in Maintenance - Rafael, Schmeek (hoping I am spelling it right!), Ana, Steve.
The apartment is renewed and common areas are always clean and tidy. Finally, LIC is a lovely neighborhood to live, extremely pet friendly and welcoming to all kinds of families.

Reached out to maintenance in regard to an issue with my washer and dryer. Raphael was able to swap out the drain pump of the washing machine pretty quickly and get us up and running.
As a new resident of Avalon. From day one Luna Reynolds has been super helpful. Whether it was about the lease, parking reservations, or amenities. Luna was always available, stayed in constant communication and got things done efficiently. For the months that I’ve been here you will meet great people and a community of solvers. Just to name a few The Concierge such as the Preston, Jesse, and Daniel, to the Maintenance Technician Steve has all been willing to help with any request. The Avalon community has overall been phenomenal, they go above and beyond for us!
The only good thing about Avalon is the crew at the front desk. Jesse is great, caring, and kind. However, the management company encourages the front desk to ask for positive reviews and the front desk crew gets a bonus if they high reviews. As far as management and leasing? Forget it. They only care about profits and when you move out, they try to charge you for fees that have nothing to do with you.
In reply to you telling me to call and discuss, I did. You charged me for an extra day when it was clearly documented I moved on my move out day. And when I called, you told me to call the leasing office. When I called the leasing office, they said to call you. So clearly you care only about money, charging erroneous fees to past residents and giving people the run around.
