5I loved the neighborhood, I liked my neighbors, but I agree with the bad reviews on the management. They are super nasty. They once misplaced my direct deposit and they treated me as bad f it was my fault. I honestly thought at one point that it was targeted and was planning to call the city and file for a discrimination case, but hearing from other people gives me a little relief in a way. I can confirm that the bad reviews about the management are true. Eberhart should fix this and honestly give priority to good tenants that want to stay in the neighborhood instead of raising prices and giving 0 chance to negotiate.
I’ve had a pretty good experience living in an Eberhart apartment (343 E 85th). The apartment and building are mostly well maintained. I did feel like Eberhart was frequently needing access to the apartment for various maintenance reasons, which got a bit annoying. Building is nice and quiet. They offered monthly exterminator services for each unit. I’d say I saw a cockroach a handful of times over two years; never any mice.
Horrific to witness such a lack of professionalism and courtesy. To avoid!
They are the definition of a slumlord. The apartments are certainly not legal in terms of how safe they are. There’s mold everywhere, bugs and when you report a dead mouse in the lobby they take 2 days to clean. Don’t even get me started on how they treat you once you tell them you will not be renewing. I’m shocked they have a 3.4 rating on here, definitely paying for the good reviews because there is absolutely nothing good about living in one of their buildings.
Pay attention to the poor reviews on here and look into open igloo if you are skeptical about this place. I've lived here for two years and while my experience with the physical unit has been great, its clean and well kept with extermination services and quiet, the actual management experience is awful and the office backstaff is rude and unnecessarily nasty in emails, which makes dealing with them as a tenant a much more unpleasant experience than necessary. Expect this to be another heartless inflexible management company in NYC. Rent was jacked up over 1,000 dollars in the past two years, whether you paid on time or not, was a quiet respectful tenant or not - your rent will SKYROCKET. Forget about negotiating, we tried that after our first year - didn't happen despite us never missing a payment and coming from great backgrounds overall including our credit - didn't matter. Bottom-line is, How a management company treats a tenant before they move in and after they move out says a lot about what you can expect for your experience. In my experience, the nasty emails from their property management admin staff was overboard. Eberhart, you should make some changes to some of your leasing admin staff on your rentals email. Inquiries about my unit regarding moving out was met with snide replies instead of help and answers. Its really unnecessary. Know your tenant rights when you are dealing with this company because some of their staff love throwing lease exhibits in your face or even threatening your deposit.again - really unnecessary.
Greg from Eberhart was great, Erica was awful and made simple inquiries challenging with her rebuttal and snide remarks. I am sure you can find a better experience for a much lower price tag somewhere else.
