I just moved here but staff is great. Special shout-out to Ned and Kumar for helping fix things up around here. My apartment needed updated appliances and they did not hesitate to replace them the very same day! Very satisfied. But still could improve on responsiveness to tickets. It took a little longer than I'd expect from a place like this.

I moved in a month ago, I dealt with EXR, their team is very friendly and helpful and made moving in an easy and effortless experience. I would recommend working with this team and renting in this complex. Maintenance is on top of their game and so far I haven’t had any trouble getting answers to questions and concerns.

Been living here for four years, great community from the neighbors to maintenance to management, problems are solved almost immediately, I feel safe here with my child and my apartment is amazing. You won’t regret moving here

Entered this building and lived here for approx. 4 years during Covid was when I moved in. The building is nice and I lived in a studio so the view is also good as well. During some hard times (suffering an injury), I was able to work with the management and they assisted me and were very cooperative during those times. Great team overall.

I’ve visited this apartment and my friends there for 4years now, it’s only gotten worse every year. The only parts of the building that are well maintained are the floors that still have vacancy. They allow pets but haven’t shampooed the building carpet in multiple years. The elevator has also been out of service for 6months.

Great building, we came for a tour and fell in love.
We just moved in and had all our issues taken care of.
The broker has been attentive to our needs, the agent showing us around was so nice and management prepared our apartment on time. We are only a block from the train and enjoy the amenities.

This apartment complex is conveniently located near the subway, shops, a park, supermarkets, building amenities (like the gym - they should stop marketing the swimming pool though; it appears it'll never open), etc. As far as location goes, I give it high marks.

I love dogs, but I'm not a big fan of living with dogs in an apartment. Now, that's a personal preference driven by the fact that where I'm from originally, dogs always lived outdoors. My issue with dogs in this apartment is that I had difficulty breathing because of the dog smell especially in the elevator. Apparently, elevators aren't cleaned often enough, thus that odor. It would literally make me sick.

In general, the maintenance crew did a great job. When I had issues in my apartment, I found they were responsive. As for the common area carpeting on the floor, management should hire a professional cleaning service to thoroughly clean the carpet or consider removing the carpet.

More about common area spaces: the rooftop lounge area was nice and maintained. That said, there are other areas of the hallways that need work, and some windows did not close properly, resulting in a wicked winter draft. The elevators need to be cleaned.

As for vermin, I saw none. However, I saw 2 roaches or water-bugs which is pretty good considering the number of people in this building and its proximity to restaurants and supermarkets. I was impressed by this. I don't know the secrets, but I suggest management keep doing it. No one likes vermin.

Except for the building manager, who held onto my key an extra day for no reason at a time I was supposed to move in, I had a good relationship with the staff there. Overall, I found them helpful, responsive, and courteous. By the way, that manager rudely indicated he would return my deposit when I complained about him holding unto my keys. Of course, by then, we had a legally binding contract, i.e, the lease, which would have led to legal jeopardy for the building had he given back the keys. Anyway, it didn't happen, but it speaks to the type of treatment one may get upon or even before moving in.

On the subject of moving in, it took us two months to move in. There were so many parties involved, it was a draining process. One that I wish on no one.

I paid $6k per month. You may ask, "is it worth it? " In my opinion, the answer is no. I'd rather deal with the rigors of home ownership than pay this rent and have nothing to show for it. I mean, you're not building equity in an asset, i.e, a house. In some places, one could use those funds to pay two mortgages and generate some rental income, your damn self.

I was a tenant for almost 2 years and enjoyed every minute of my time here. Had to leave the area otherwise I would’ve stayed. Having a washer and dryer in unit was fantastic, I was the first tenant to live in my unit so everything was brand new, and I enjoyed interacting with the friendly staff each day, especially Zurab. The few times I needed something fixed in my unit, it was done promptly after I put in the request on the mobile app. This app makes it super easy to request maintenance jobs and to pay your rent. The subways, grocery store and coffee shops are close by. I always felt safe in the area and never had any problems. The front desk will call you when you have food delivered and will send it up which was nice. Also loved hanging out on the rooftop when the weather was nice. Never had any issues with management either and they were very accommodating. Overall, I really enjoyed my time here and definitely recommend it.

DO NOT waste your time, money or energy applying, moving in or dealing with Park Hill City apartments or their Realty group/management (Mishkan Group.) I wish I saw these reviews before so I could AVOID, but I’m grateful I came across them and withdrew my application.

They engaged in unethical and misleading practices that left me feeling frustrated and taken advantage of during the application process. They violated New York State law by requesting a “non-refundable” $500 deposit to take the apartment "off the market. " Report this to the Department of State if they tell you this! They acted confused when I mentioned this as if there isn’t a paper trail with emails and documentation from them proving non compliance with NYS LAW.

They are not transparent with their application process and asked for a random interview after my application was sent for approval. They scrutinized our employment documents, even when we provided multiple proofs of employment and income. Their lack of respect towards applicants was evident in their reference to my husband as my "boyfriend. " When questioned about interviewing not being disclosed as part of the application process and that it was not convenient to my schedule, they claimed interviews are picked at random. They asked to call or FaceTime for a 5 min interview. I never accepted their interview and withdrew my application and asked for a refund.

I withdrew my application once I came across negative online reviews. They were defensive and unprofessional when I expressed my concerns about their negative reviews and called the tenants “Bad apples” with a “vengeance”

During the application process, they had trouble processing my credit and asked me to resubmit my application with a different address. After I withdrew my application due to concerns about their online reviews, they declined to refund my application fee despite promising to do so, and even tried to blame me for their incompetence. They said they’d cover my second application fee — ONLY if I continued with the application and deducted it from their commission… otherwise I’d have to take it up with the vendor website they used to process applications. Very disingenuous and it took a lot of back and forth before I got reimbursed. Overall, their poor business practices and lack of transparency make them an unreliable and dishonest service and place to live.

Living in Parkhill City pool still not open March 2023 they claim "DOH" hasn't issued certificate yet, lies. They can't afford insurance to cover pool area surrounding employees stated. Sound levels are immense due to improper design you can hear if your neighbor is sweeping. Random people from surrounding area walk into building and hang out in common areas. Gym gets cleaned about once a week, with garbage being left their for a week until someone cleans it. Elevators are now cleaned once a week with urine and or feces sitting for several days. Property Manager Mark B.is disrespectful and takes no accountability. Building front desk can care less who comes in and keeps head down from tenants, unique individual. Outside building filled with trash littered through courtyard. Bathroom water have to let run for several minutes to rid of green and brownish tint. This building is only worthwhile if you get a serious monthly discount. Do not pay full price or market rates it is not worth it if so. What started out great ending in me being stereotyped. I am very disappointed in management and the application process which led to me withdrawing my application. They didn’t make any effort to verify my income but mentioned possible fraudulent documents. I am going to consider consulting an attorney about possible discriminatory rental policies of this company. Just horrible

I was looking forward to moving in here being that they were the friendliest and most responsive. Veronica and Rivka were very helpful, but my experience with the manager, Jacob Bernat, was not acceptable. He contacted me for follow up call and his attitude was very nasty. I provided high-level and official documentation, but was met with accusations of fraud. He was very condescending and the entire ordeal was extremely uncomfortable.

So far so good, staff are great the leasing team are responsive. I was alarmed because of the reviews I saw and read but I felt better when I had a call with the management. As someone who has lived in luxury apartments in Manhattan before (lived in Manhattan for about 15 years), the complaints that I read regarding fees and others gave me the impression that these people never lived in luxury apts before. Sure there were issues with other tenants but so are Manhattan apts. I lived on Wall street where someone was killed in the building at the time I was there. I would rather move out and move here than stay there.

Something I noticed was the elevators and common areas look a bit older even though the building is just a few years old. To be honest, sometimes the tenants should also be responsible for damages. If only tenants treat their rental apts and the building as their own, and take care of it and be considerate.things would be better. Some tenants also do not know how to organize their trash, I was shocked to see how they just put their trash in the compactor room without even attempting to fit in the chute. I think so far I am the only one who actually folds my boxes properly in the recycling area.

As a woman, I feel safe, I thought the neighborhood was shady at first but I was mistaken.it was nice to see people running around the park on weekends.

I might update this later, we will see how it goes. I am giving it 4 stars because I just moved in on April 2022.
