I live here at St. Jamea place been here 10 months I have had a gas leak carbon monoxide leak kitchen has been under water and they have one maintenance man that's do nothing. The lady in the rent office will sale you dreams. She couldn't even assist me I had to call out of work but so you think that matter no but she want her rent money. DONT MOVE HERE

I've been a tenant in this complex for 23 years and can't believe what it has become! 1300 dollars they want for a 1 bedroom are you kidding me! No Washer dryer hookup and haven't been able to use dryers in 2 months! This needs to be reported because this company is greedy and treating the place I've lived in for half my life like we are section 8 and we are not paying that price! I'm ashamed and disgusted and so should the owners of this property! I hope you are happy running a business like this with money being the only thing you care about!

Every since this company took over it has been a complete disaster. Currently our laundry room isn't working. Its been down for 2 1/2 months which forces us to go to the laundry mat. The website says we washer and dryers hook up. That's a lie. It also says we have a court yard which is grown-up with grass nothing is there. Our pool isn't working it almost caught a fire. They charge for pest but don't never spray which is every three months.

THE DEFINITION OF A SLUM LORD! Rented my sister an apartment just for it soon to be overcome by roaches and mildew. Put in SEVERAL work orders to no avail. Of course stopped paying the rent went to court and WON just for them to say that I had a balance but the months they charged for we had already moved out and handed over keys. Literally a disgusting company who should be barred from owning property!

Please don't do it. I know that there are times in all our lives when we make decisions out of necessity and not desire. But this is strictly for those who are desperate. The property recently sold but the new management is more of the same. Nickel and diming residents for no reason other than the epitome of greed. Best of luck in your search

If I could put zero I would.
I had a move in date set for a property put in deposit and all…
The week prior to my move in date I tried to reach out to the property manager to figure out how to receive keys and move in.
I had trucks and all set to come on this date.
The property manager didn’t answer me for a week, found out she got fired called this place and no response called and sent about 10 emails and nothing.
Do not ever rent a property from this company not worth your time or money.
I never got my deposit back

If I could give this company 0 starts I would. We have done so much work with Sureste and have had no problems in the past. Ever since management has switched over, they REFUSE to pay and don't even have the decency to answer an email.

This company took over our complex at the end of August and it's been the worst experience I and everyone else has ever had with any rental company/landlord. Nobody is EVER in the office. There's currently a sign on the door that says "Be back at 3pm" that has been on there since noon. It's now 4: 45pm. Nobody EVER answers the phone. Nobody EVER calls back after leaving messages. When you try to reach out to their number on their company site it just disconnects you. When you try to email the address on the company site it gets returned as "blocked".

I've been trying to pay my rent for three days now. You can't pay online. You can't pay in person. I'm leaving as much proof as I can in as many places as I can that I've been actively trying to pay my rent for when they undoubtedly try to evict me for nonpayment as I can see with a lot of other reviews.

On top of that, our once-decent pool that my child has enjoyed swimming in every weekend for a year and a half has turned into a vat of acid since they took over. We don't have a maintenance guy either. This is unreal. If they take over, please move out ASAP and if they currently run the property, avoid it like the plague.

If you are a vendor they will take 6 plus weeks to pay you, if at all. They want invoices sent to an email that you cannot ask someone for help at corporate.

I was on a site looking for a place and the company owns a lot of property between Florida, Georgia, and the Carolinas. After putting my number up on a few apartments I'm hopimg to possibly live, I get a text from two different numbers but the same first 6 digits. Mind you, it's after 12 am EST and I'm getting texts with correspondence. This person is working hard to scam people. Glad I went to the reviews and check to see if their with the Better Business Bureau. They're not and this is a money grab. I can't afford to lose money when I need a secure place to stay. You all should be ashamed of yourselves. Good thing I'm looking out scams and scammers. Stay focused, don't rush, and please don't be so in a hurry to find a deal. Once your money is gone. It's gone. Be safe and stay vigilant people!

My apt is okay. I haven't had any major issues. But the office, now that's another story. Maintenance doesn't so anything just lazy. The new property manager must be intimidated by them because even when she claims she speaks on it to be done.it doesn't get done. Last I knew corporate number was disconnected.no patio.no washer dryer connect.oh and water all on one shut off.so DAILY the water is off for some repair. Sometimes they tell you, sometimes they don't. It wouldn't take much for this property to be soo much better. Then maybe people feel like they getting money's worth. And ignore those beautiful pool pics. Been down cince covid. Broken they don't want to repair. And they to live upstairs if you don't like sharing your personal space with palmetto bugs (roaches)

The Health hazard!
For over a month now, our life is a nightmare at the Kingstree apartments, Orange Park, Florida.
For over a month now we have been suffering from a sudden, really strong detergent smell inside of our entire apartment! To be inside - just impossible. All apartment are extremely toxic. We spent hours staying outside, waiting, not knowing what to do! My wife is 8 month pregnant, and after reporting this matter to the office, I heard that she has more important things to do! Time goes by, pretty much every day the same, we can't sleep in our own apartment! Sending maintenance requests, TONS of emails, emergency line doesn't work, no results at all!

Today, 10.20.2022, I was pretty much thrown out of the office with threats and yelling by the current Kingstree apartment manager! Only for wanting a SAFE and HEALTHY living conditions! After that I went straight to the neighbor to figure out the problem. I was SHOCKED by what I have seen! All this time we were poisoned by the unbelievable building code and health violations! The apartment that is not designed to have laundry and dryer still has it and the dryer goes straight to the floor! I spoke with the inspector and he told me that all that moisture that goes inside of the walls will turn into mold, which is a high health hazard!
This unit has a hospital worker and she comes home and throws her shirt into the laundry pretty much every day! CAN YOU IMAGINE THAT?
And the funny thing that my neighbor told me that everything they told him is to use less detergent. Unbelievable!
And I'm pretty sure they have the same with a kitchen hood, cause the same way we smell food all the time, we just didn't make a big deal of it!
I am reporting that to the Health Department and Calling local news if possible!
We have been here through 3 different owners and the last one is the worst for sure! They are careless, aggressive and rude!
