Great service! The staff was very helpful and friendly. The tour was very extensive and covered a lot of ground. Service is really good. And the apartment is clean and well maintained and not suffer from damp or crumbling walls. But need to work out on they Shuttle services

As other reviews have stated, the maintenance times are extremely slow. The TV that was included in my apartment suddenly stopped working for an unknown reason. I have reached out to the Marshall staff online and in person numerous to resolve this issue. Their response is that they will get back to me on the status of the repair, but it has now been over a month and the TV is still not working without any updates.

The apartments and amenities on the other hand are great.

The Marshall is a beautiful location. The amenities are great, I love the pool and the personal study rooms they have. The location is great, close to campus if you go to RIT. I really like the space and having separate bathrooms. There is a ton of kitchen storage space and the in-unit laundry & dryer are great. The staff are also incredibly nice. However, when an issue arises it is nearly impossible to get it fixed.
I have gone to talk to the staff at least 6 times about an issue I am having with rent and every time they say it should be fixed, but every month I still have to pay what I shouldn't be charged for. I also have yet to be reimbursed for what I was not supposed to pay, despite the staff saying I would be reimbursed multiple times. There was also another problem with our dishwasher. The staff said that if it was not fixed by a certain date, our rent would be lowered. However, it was supposed to be fixed weeks ago and nothing has changed, they said they will reimburse us in Gift Cards but that has not happened yet. It has been incredibly frustrating.
However, there was originally an issue with the shuttles not running late enough, but the staff listened to the concerns of the residents and the shuttle runs for 4 hours longer now, which I greatly appreciate.
Again, the apartment itself is wonderful, everything you can ask for in an apartment. The issue I have is with the management not properly fixing any problems that come up. I can't say I would fully recommend this apartment.

The place is just amazing. Its like a resort. Apartments is really new. Management is so helpful and very nice and replies instantly to messages. Highly recommend

As someone who needs strong internet service for school, software engineer and work, the signal is extremely weak with no method to increase the signal. This is a real problem.

Extremely disappointing that I’m having to write this review.

I decided to rent these apartments, mind you brand new apartments, under the impression that everything in the apartment would be fully functional and if not, that anything not working would be fixed.

That is not the case.

My roommates and I have not had a working dishwasher since day 1 of move in. We’ve been in contact with the leasing office several times and the excuses have been bouncing around from “it’ll be replaced” to “it’ll be fixed this week” to “we don’t know when it’ll be fixed. We’re waiting on parts. ” It’s now been almost 2 months without a dishwasher. My friends in other buildings all have working dishwashers and said it was fixed immediately. The apartments are nice for students, but it’s clear that they don’t really care that much about the residents living in their apartments.

I will gladly take this review down once the dishwasher is fixed, but until then, I thought I would write an honest review, since I keep being harassed via email and text message by The Marshall to write a review.

Very nice apartment. Well equipped. The design is very stylish and the gym is very helpful. The staff is friendly. Of course not suitable for renters without a car. But the experience was great for me.

By far the best student housing located near RIT! The amenities are incomparable. Namely, I’m really obsessed with the pebble ice machine in the leasing office

The staff at The Marshall was great. I am new in town and was looking for an apartment. They really helped and was detailed in giving information I needed to make a decision. Hopefully I'll move in soon!

Please read the contract carefully before signing with these guys, they have a very unique way to con you of money by making you sign a contract insted of a rent agreement, which they will say the rent is X but they will give you a start and end date that if you calculate will be something that is way more than the X that they quoted.

Its like they are quoting a total amount, like a lease, and you have to pay them this in 12 installments.

Don't fall into this trap like I did.

No bus provided during the week after 6 pm
And no bus during the weekend, we are trapped and isolated here! The management was not honest with us at the beginning! This was not mentioned before signing the lease

The Marshall is a beautiful apartment facility. I would recommend, so far, to anyone needing college housing. Amenities are good and the staff/management responds quickly.

The staff at the Marshall have been so helpful! They are easy to contact and reply right away. I had a few issues throughout the application process, but the staff never gave up and worked with me to get everything figured out. And on top of that, the apartments are amazing! I 10/10 recommend!

I’ve had a great experience living here so far. The apartments are nice and all of the staff have been helpful both before and after I moved in with leasing questions as well as general help I’ve needed getting to know the amenities and such around the property. Alexia especially is such a friendly face to see and is always willing to help:)

I enjoy looking out from my unattractive apartment building to this slightly more attractive apartment building.

Excellent service, great amenities, and the best part I like about this place is that they have beautiful pathways and fields where one can take long walks in. Also I love the apartment sizes. Only complain is that the pricing is a bit on the expensive side, but so far almost everything makes up for it!

Marshall staff were all very collegial and helpful when we had repeated questions and finally committed to our lease. More important, when we found out we would not need the apartment after all, they were equally, if not more helpful in working with us to navigate a relet. We've never been on the Marshall premises, but you can have great confidence in working with their staff!
