Do not move here. Especially if it's into a home that has been remodeled by park managers.

For starters: lot rent increases annually. Sure, the cost of living increases for the Landlord, but nearly $500 for a lot the size of your home is absurd. That's nearly a mortgage payment.

Secondly, to my first statement, DO NOT TRUST THEIR "REMODELED HOMES". They repossess trailers that fail lot rent payments and strip them as cheap as possible.

The single wide I purchased has so many issues. For starters, they lied to me about the roof. I have a train of emails. And as I type this: my pipes are froze. Why? Because they remodeled areas, such as the bathrooms, and stripped the moisture barrier & insulation. DID NOT REPLACE IT. Gaping holes.

Do yourself a favor: move somewhere else if you care about your long term well being and security.

Trust me, you do not want to live in this place. Young people with no jobs or life constantly breaking the park rules and harass the older people and nothing gets done about it. Management says "there's nothing we can do". Funny, in any other manufactured home community something would get done. Not here though.

Hey, I actually live here. I used to live in the city part of Rochester and everything about this little mobile home neighborhood is awesome. There's hardly any pollution in the air, the homes are great and mine has THREE bedrooms and TWO baths! The only inconvenience is all of the stray cats that walk around, something should be done about it.

Save your time, your energy & your money. I bought a trailer on the property owned by Tom Thomas & Estates Home West and I have noted every single month on my lot rent checks about broken, rotted & damaged trees (at least 3 years that I can physically prove). I am a 70 year old disabled USAF Veteran & my wife has called Cindy Mull that moved on from that job & now the contact person at the office is Rob (Ext 227). Today 6/21/2021 while walking my Shih tzu before the storm I was struck by tree branches that have fallen. There were 2 attempts to call, 1 voicemail & 1 email.
Unfortunately I am older and can’t afford to move. I was asked to apply for the STARR program for tax credits for this establishment that doesn’t take Our safety & the safety of Our home into consideration. We will continue to wait & I’ll follow up with my health care provider for my injury that could have been avoided but due to pure negligence & carelessness this has happened.
In my opinion I’d pray that you pass by the very mistake that I made in dealing with someone like this

Thomas Estates West is in my opinion, one of the finer Trailor Parks to live in. We have ATVs, Dirt Bikes, and Mini Bikes racing up and down the road at all hours. We have large secure storage areas for Boats, RVs, and Vehicles. But not everyone uses them. We have vehicles that have been left in empty Trailor Lot Drivways for over a year, or just park on the side of the road all day and night so Your Neighbors have trouble backing out. Music lovers play music so loud all the Neighbors can enjoy it. Dogs of all sizes are welcome, and we all enjoy hearing them bark day and night. If you have a complaint, report it to the Park Office, and the answer will be there is nothing I can do. So be sure to read the Park Rules. And everyone is welcome.
