My positive experience after 6 months:
-Management is pleasant and communicative, however they are very busy; sometimes you must be persistent if you need something.

-Residents of DL are a thoughtful, tranquil community. The occasion I see someone they are polite.

-I feel isolated in my apartment, I seldom hear ambient noises and do not feel as though I disturb others when using high fidelity speakers.

-Despite 12ft ceilings and large glass panes, heating and cooling systems are efficient to keep a reasonable utility bill.

-As of June 2022, no fiber optic internet integration has been mentioned.

-Oregon District is <10 minutes by foot, Bikepath is <5 minutes away.

-Maintenance is always complete within 2-3 days.

Delco is an amazing place to live. It’s a beautiful historic building. It’s walking distance from everything downtown. It’s affordable. It’s in a safe neighborhood. There is parking conveniently located in the complex. You can’t hear your upstairs neighbors because the floors are so thick. The common room (where you can reserve for parties) is BEAUTIFUL (there is also an awesome coffee machine there, a sink, and a microwave)! And Jessica is truly the kindest. Highly suggest living here!

I moved into Delco Lofts in July after selling my house. I was looking to purchase a condo but hadn't had any luck yet. Delco Lofts has exceeded my expectations in almost every area. My apartment has plenty of space and windows. The parking garage is fantastic. I've met so many neat people living here and made a couple of new friends even. I've had to submit a couple of maintenance tickets for minor issues, and they were resolved quickly and to my complete satisfaction. The apartment manager, Jessica, is very friendly and helpful. She really wants to make sure everyone is happy with their stay. Of course, the location is one of the best reasons to live here-there's so much within walking distance. The only reason I didn't give five stars is because I was disappointed to learn only after moving in that I could have signed a three-month lease and then gone month to month until I found my condo. Instead, I'll be paying $2,500 to break my lease, which is understandable, but I would have gone month to month if I had known that was an option. In all, I'm grateful for my stay here and will recommend Delco Lofts to anyone wanting to move downtown!

Industrial lofts with an unbeatable view that is within walking distance of the best Dayton has to offer, or has access to the fastest local internet provider on those days you choose to stay inside.

The management of the condos are very irresponsible, left 3 emails, 10 unanswered calls, almost 3 weeks to hear back.finally got ahold of the woman there and scheduled for 10 today, she emailed and just prior to appt.and said she was busy and could get to it around 11. I said forget it, I hope anyone looking to move there or live there never has a plumbing problem or such, could take months to get it fixed.

The staff are all wonderful. I needed to arrange a virtual tour when I was looking for apartments and they were one of the few places that were able to do that with no issues. My apartment can get pretty cold when it's cold out so bear in mind that your electricity bill may vary significantly month-to-month due to running heating/AC but other than that it's a great location and nice modern units.

We really enjoy living here at Delco. It's in the perfect location due to it being quiet as well as very easy access to restaurants and bars It was by the far the best value on the market. The building staff is wonderful including the Jessica, the building's manager. They are very responsive & friendly. I wouldn't live anywhere else in Dayton.

Very well managed residence. Repairs are quick and building is kept clean. Secure facility with covered parking. Close to attractions, restaurants and nightlife.

I lived in a Remy studio at Delco for a year. I didn't want to leave! It was a great place to live with my large-breed dog because of the neighborhood (lots of nice places for walks, especially along the river) and nearby dog parks. The office was always extremely helpful and friendly. No complaints!

The place is amazing, you get the downtown feel with a beautiful scenery. I think what I loved the most was the leading consultant Katie Long, she was very accommodating and made me feel at home when I was relocating from Texas. Highly recommend.

Not a currently resident, but booked a tour today and had a wonderful experience. Delco is gorgeous and makes the tour/application process seamless. The leasing consultant Katie was incredibly warm and generous with her time. The environment created at Delco is truly special.

I lived on the 4th floor at Delco Lofts for about 2.5 years. This was the very first unit I had ever lived in that was BRAND spanking new! It was very modern looking and as I was told when I initially toured, they were like candy and renting quickly.

It was a plus to be able to park and check your mail all in the same building. Having Lock 27 right there was convenient if you wanted a bite to eat, but didn’t feel like leaving the vicinity. Having the option to attend the baseball games next door, sometimes free of charge, was also a plus. Although the gym wasn’t very big and machines were limited, it was a plus having the gym in the same building and to not have to leave in order to get a workout. Oh, and the huge windows were very nice and unique.

I did knock off a star because I had an experience where I felt unsafe due to the actions of someone I was unsure if they were even a resident and when I brought this to the attention of one of the staff, it didn’t seem
as much of a concern as it maybe should have been.

Overall, the staff was helpful. Maintenance was prompt and courteous. I enjoyed my stay at the Delco Lofts, thank you!

Although my lease ends this week, I can honestly say this was my favorite place I've ever lived. The staff is incredibly helpful and responsive. I live in a Remy Style studio and found it was more than enough space and reasonably priced. You can't beat the loft style windows and the location couldn't be better. Would strongly recommend to anyone trying to do downtown Dayton the right way.

My entire experience from day one has been fantastic. Katie of the leasing department was outstanding. She personally went above and beyond in making my move Dayton so effortless. My experience here at Delco has been a 10 of a 10 so far. I love my apartment and and the staff here has been great. Thank you, Katie for making my moving to a new city that much easier. I feel at home!

Downtown living at it's finest. I have lived at the Delco for about a year and a half and just signed on for another year. Living here is great for me and my dog. The building is spectacular and unique and you will not find another like it in Dayton. The staff is what really makes living here amazing. If I have a problem, and I only have had a couple of minor issues, they are quick to respond and resolve the issue. My dog always swings by the office on his trips outside and is met with a smile and a treat. The location is ideal if you like being in the heart of the action. You can walk to all the big festivals, shows, and watch a Dragon's ball game from your home or our beautiful community room. I wouldn't live anywhere else in Dayton.

Do NOT live on the second floor.

Despite bringing up the issue of the building's A/C unit being in an enclosed garage below the second floor apartments 2 years ago, nothing has been done to fix the fact that the floors in the second floor apartments are 86+ degrees in the summer and below 55 degrees in the winter. This is because the A/C unit in the summer is heating the ceiling of the garage to 110 degrees which then seeps into your apartment. In the summer you will have to run the A/C 24/7 to keep it even at 76. Turn the A/C off for 30m and then it's 80+ degrees in your apartment.

Do NOT live on the second floor if you want to live in a comfortable apartment. I moved out because of it last year and the current resident reached out to me and this issue still exists! They refuse to spend the money required to fix the issue. Any engineer worth anything could've told them that A/C units pump out a LOT of heat (thermodynamics) in order to cool the building.so maybe don't put it INSIDE the building!
