Although our home is beautiful, the absence of ‘family values’ or pride in the quality of their work is noticeable throughout the construction process. No effort was made to display pride by placing their sign during the build of our custom home.

Considering that a custom-built home is typically the most significant investment in one’s life, it’s disheartening that Diyanni didn’t take the opportunity to showcase any pride or appreciation during the construction. A simple gesture like displaying a sign or sending personalized communications, such as Christmas cards, was neglected.

Upon informal inquiry with other homeowners, only one family, received a Christmas card from Diyanni, highlighting a lack of consistent engagement. It appears that the company excels in constructing homes but falls short in upholding the proclaimed ‘family values. ’ It’s essential to recognize that, despite the quality of their work, the relationship may be more transactional than genuinely rooted in familial values.

Working with Diyanni homes has been a really good experience.starting with carolyn she walked us through the model home and helped us pick out exactly what house would best fit our needs. Then we had a meeting with mackenzie to pick out the roof, siding, and colors of the house, she was very informative. The next person we met with was jim on the land improvements he explained a lot of info on the driveway septic and well. I would highly recommend Diyanni for home building.

Mackenzie Norman walked us through the exterior color process, and we couldn’t have asked for a better experience. We’re very happy with our choices and look forward to seeing our new home.

Our experience with Diyanni Homes has been positive. We've finalized our structural changes (thanks Carolyn!) and are now finalizing our exterior design (thanks Mackenzie!). So far our questions have been promptly answered and our concerns have been addressed.

We have just started the building process with Diyanni Homes. So far we have been very pleased with the detailed communication and structured timeline of the build process. Everyone has been very responsive and always answers our questions in a timely manner.

My husband and I have been pursuing building our forever home for the past several years. COVID quarantine and delays have made this process very hard. We have talked with many contractors in this time period and finally found Diyanni Homes to make our dreams come to reality. We are in the early stages yet but are very pleased with the service we have received thus far!

I strongly regret using Diyanni to build our home. The entire process took almost 3 years, after the estimated build time was 7 months. Every step of the process was a struggle.

The website is inaccurate. It shows a picture of the plan and a price, but we later learned that the picture includes add-ons that aren't covered by the price shown.

The design portion was a major headache. Changes made to the layout weren't communicated to the draftsmen, even after we repeatedly checked in on and reminded the staff. Inaccurate notes were taken during the design meetings. Both of these communication problems caused our final build to have errors that Diyanni refused to correct.

14 months after we signed the contract locking in our price, our home was still far from construction. There was very little communication from our project manager, and it looked like our house was at a standstill. Our interactions with anyone at Diyanni ranged from thoughtless to outright hostile.

Then I got a phone call from Phil Diyanni. My initial thought was that he was calling to personally apologize for our bad experience so far. Instead, he was calling to ask for an additional $8,500 for our build. We declined to pay the additional amount, because we were already locked into a price per our contract, and there was no clause in the contract stating there would be a price increase later on for anything other than upgrades we, the customers purchased. We refused to sign the payment form, but then Phil Diyanni signed it for us with his own name.

Diyanni continued to press us to pay the extra money, and even stated that they would deprioritize our build, and focus on other customers who did pay the additional cost, even if they signed their contract after we signed ours. The harassment only stopped after our lawyer sent a letter stating we'd sue Diyanni for extortion and breach of contract if they indeed deprioritized our build if we didn't pay this extra $8,500.

Eventually we were given a completion date. Per our project manager's instructions, we booked movers, and left our rental home. However, the day before we were supposed to move in, the home failed it's final inspection. Legally we could not move into the house. We had to board our pets and live in a hotel with our infant for about a week until the house finally passed inspection for a temporary occupancy permit on the third attempt. Diyanni refused to reimburse us for the costs we incurred for the pet boarding and hotel, even though they were the ones who told us to move when we did.

Eventually, 23 months after contacting Diyanni to start the build process, 20 months after signing the contract, and 13 months after breaking ground, we could move in. Several items were unfinished. It took another 13 months for all of those items to be complete.

The worst of these unfinished items was the railings for the second floor balcony and exterior stairs. The spindles for the railings were cut too short and kept falling out, which was very concerning for parents of a one-year-old on a balcony 12ft high. The subcontractor kept coming out to replace the railings, but kept cutting the spindles too short. Each time they would say the problem was solved, when it wasn't. It took at least four redos to finally fix this major safety hazard.
The warranty wasn't great either. Diyanni fought us on a few items that malfunctioned during the warranty period, and ended up only paying half the repair costs. They do not honor the one-year warranty.

All in all it was an awful experience. Poor communication, poor management (we had four different project managers, none of which were good to work with), poor customer service, poor time management, and the final product is not what we had asked for. Aside from the build errors, the quality of the build is just OK- nothing you could get from another builder. I like that it's not a cookie-cutter mass produced home, but that's about the only positive I can say.
Stay away from Diyanni. They do shady business, and aren't equipped to manage builds.

Couldn’t ask for more from a builder. Built a custom floor plan several years ago and the quality is top notch. We have not had any problems, and even when we had warranty questions about faucets and the basement several years later- they were quick to respond and provide a solution. We really appreciate everyone from the design to the building, you all have a top notch team. Thank you!

We decided about 5 years ago we were going to build a new home. We had to wait until all of the pieces fell into place, which happened the end of last year. We contacted another custom builder in September and it took until January before we received a price. We realized it just wasn't going to work out with them. We then started looking at Diyanni again. Had researched them in the past and loved the homes they built. We made an appointment with Carolyn at the Sunbury office and knew we had made our decision. We had her price The Newblossom, and within days had the cost. Between that time, we decided to switch to The Hopewell and had her price it. In less than 2 weeks from the initial meeting, we signed the contract. Everything went so smoothly! Emails back and forth for options, until we had it just how we wanted it.

Since then, everything has been moving along nicely! Buildertrend was a little overwhelming at first, but once I navigated my way around, it's easy to use now.

We met with Clayanne today for exterior color and cabinet choices. It was so fun! I'm happy with the options available, so far, and am excited to see it all come together.

Building a house is a long, stressful process, but I believe we made the right decision. I can't wait until we can call our dream our home!

Building a home is a complicated and daunting experience. The staff at DiYanni homes has done well to accommodate all of our thousands of questions, as we leave no stone unturned to be sure we make the right decision. They've been very tolerant of us as we often struggle to make a decision, knowing this is a very big commitment! Looking forward to a continued positive experience!

Diyanni Homes for us has been a wonderful experience from beginning to end. We were uncertain what direction we wanted to take in buying an existing home or building one. After visiting several existing homes, we decided to build. We met with several builders and decided to go with Diyanni homes. The sales associate from the beginning seemed more interested in helping us achieve our goals than trying to get a sale. Throughout the selection process, we had the pleasure to work with several other individuals who also had our interest as the priority rather than trying to push a certain product.

Throughout the construction process, almost every time frame projected was met. We did have some minor set backs, which were probably communicated. I was very impressed with how the project manager kept us informed with what was going on and how each aspect of the job would affect the next.

If you are debating on choosing a builder and Diyanni Homes is on your list, you should really consider this. Will the builder you are debating go out of their way to help you. I can tell you first hand that Diyanni Homes will! The final build will meet and exceed your expectations. If we were going to build another home, we would choose Diyanni again.
