Very poor experience with front office. Once we arrived for a tour, we were told after that rent is actually $200 more a month than listed on their website. Then once our application was turned down, we were supposed to receive the application deposit money back and it’s now been almost 2 months and 10+ emails while still no refund. Emails that include their workers saying they’ll refund the deposit ASAP (they did not).

Giving this place a 5/5 star rating soley based on the professionalism from both Nate and Hannah! I chose to live here out of 3 other places not only because of the amenities they have to offer, but also because of the location and updated appliances, I was very impressed with how Nate dealt with the entire application process, including the tour that was give before I decided to apply. He seemed very passionate about his job and did a great job highlighting the advantages of living here!

I had originally planned to live in a double with someone but when they bailed the last minute, Hannah helped me figure out a solution (and very quickly I might add) to where I was able to move within the same week as originally planned but into a single unit. Despite me spending most of my day calling the office with questions and updates, both Hannah and Nate were extremely patient with me during every single call and helped me get exactly what I wanted!

I moved into this place back when it was Arbors of Watermark in 2016. It was great for a new graduate. They switched to Grandview Apartments and upgraded everything which made everything very expensive for what it was worth. These apartments are so old, my parents had friends living in them when they were in college. The insulation was horrible. I went a week or more with NO water due to pipes freezing. I also was sick everyday for two years while living there with allergy symptoms due to mold in the apartments. I also had bats living in our walls and they laid BAT bugs which snuck into our apartment. Save your money and rent somewhere else.

There are many things that are disappointing about these apartments. For one they did a remodel but my apartment was done in a sloppy nature. The floor is uneven and you can tell it was done in a rush. The bathroom tub creeks loudly because it was done incorrectly. They spent all their money on the pools and workout center which are nice but at the price of the actual apartment where you’re living. While the pools are nice everyone and their brother is there at all times and so it’s difficult to find a place to sit. People bring all of their friends and so residents don’t actually get a chance to enjoy the pool. My biggest pet peeve though is the package room. The mail people throw things wherever they want and so you aren’t able to find your packages. You can ask them to send them to your house but they never do. I’ve asked over and over again for the front office to help and they don’t. Most of their staff are pretty young and just don’t seem to care. When I moved in I was also assured that recycling was being put in and it never happened. If I were you I would find a different place to call home.

The actual apartments are nice. But the front office leaves much to be desired. We put a work order in to have our washing machine looked at when we first moved in (May 2019). They said they fixed it, but they didn't. Not a big issue, but it's the principle of it.

Here's the real problem.

No one is interested in renting their garages or carports to residents. So now, they are allowing you to buy spots. There already isn't enough parking, and they're making it more difficult to park by selling spots to make up for the fact that they aren't profiting off of the garages/ports.

A greedy and unresponsive front office is the the reason for this 1/5 star rating.

I currently live here and I have been waiting for a maintenance request to be filled for over a month. I have not heard any updates from them in 2 weeks.

As with any apartment complex there is both good and bad features. I have lived at the complex since 2016 and have enjoyed the new company taking over and putting in a lot of work on the grounds and pool area. The shared spaces are undoubtedly nicer than the previous ownership. The apartment rennovations are also pretty nice but definitely do not warrant the gigantic increase in rent. Our previous apartment was on the third floor with a nice view and vaulted ceilings for 1700. Our new apartment is 2045 for a first floor apartment with a garbage "lake view". The apartment has a microwave but the complex still has not replaced the microwave plate that was missing when we moved in about 3 months ago. The complex does not care that two locked up bicycles have been stolen off of our back porch, nor have they sent out a warning message for other residents. The water pressure is very poor in our building, building 2, if the washing machine is running you cannot use a sink or shower with more than a dribble. The staff is friendly but extremely disorganized when it comes to lease renewal information and work orders, this is probably more of a reflection of the leasing company and managers not of the individual staff. Most apartment searchers would be better off going with different complexes in Grandview, this one is no longer a bargain and not worth all the hassle.

I had an appointment to view an apartment. I had to wait 20 minutes before anyone showed up at the office and then they informed me that I wasn't in the system so they couldn't take me on a tour. I literally drove up from another state just to look at apartments, and the guy who was there didn't offer to let me join another tour. Very unprofessional.

This is our 4th week here, and so far no complaints! Office staff has been very helpful with every questions we've had. Love the location of the apartments, and the amenities within. Really quiet neighbors as well. Great place to live!

Recently moved into these apartments, we are very excited to be in a newly renovated apartment, with wonderful amenities. The staff is friendly, and the place is even better. Its in a great location, just outside of Downtown and right next to downtown Grandview. We are very happy with our decision.

Overall honest review:

I have lived here for about 6 months now and have not had too many problems thus far. Any time I have requested for a service they have replied timely and have been helpful.

One I have encountered so far is certain parts of our apartment have been damaged upon arrival. I am hoping that it will not be used against us whenever I move. Also, you have required to pay $100 for cable/internet regardless if you use it which is outrageous for me if I did not want cable.

I have also had my car broken in twice which is concerning, there are gates for this community but they remain broken.

So far living here, location wise, is optimal and the staff has been friendly. I think they are trying to create a positive view for them and still have a ways to go, but are trying nonetheless.

Don't be fooled by the pretty pictures on the website, this place is a joke.
The renovations are purely cosmetic, but any old problems that would have been apparent, but costly, would have been ignored. This review is going to be pretty long, so grab your popcorn and buckle up.

Here are the bullet points: Apartment missing things upon move in - slow response time by staff - bad insulation, HVAC, frozen pipes - Dirty amenities - Car break-ins - Expensive utilities - terrible and expensive cable/internet package

For a place trying to sell itself as a more luxurious living community, this place isn't doing a good job. I have been living here for close to half a year and its been one headache after another. Upon move in, it took more than a week to have certain issues resolved.

Somehow they overlooked not giving us a mailbox key, which turned out not to exist so they have to get a new one cut. Trying to setup our internet took countless phone calls with spectrum and the office and needed a technician to come to our apartment twice. No one felt it necessary to label the A/C's emergency shut off switch (which oddly enough happens to look like a light switch and not even set against the same wall as the breaker board!) Considering the air was off when we moved in (from the thermostat, which is also no where near the emergency shut off) and as a good rule of when you move in to a new place you should check all your outlets and switches, we switched it off thinking it powered a random outlet since nothing happened. It took 4 days before they sent someone, who went and just flipped the switch.not sure why they couldn't just tell us to do that, or even better LABEL THE DAMN THING! Neither outlet in the bathrooms worked and the door knob was misaligned so unless the door was dead bolted, it would just swing open.

My roommate's windows had condensation build up on the interior face of the glass, which means that the insulation is poor/broken, and they ignored us when we brought it up. The HVAC is terrible, you literally have to blast the A/C or Heat for hours for it to not even get within 5 degrees of the set temperature. For the holidays we both left town for less than a week and kept our thermostat set to 60 degrees, well above what is recommended by most plus we live on the third floor, so if heat rises, even better. Came back to frozen pipes and as of writing this review we are on our 7th day without water. The staff has been pretty useless and unsympathetic; and all we have been told is that they are "diligently working on it". No one has yet to even come in our apartment to take a look. In the mean time they gave us a key to a vacant renovated apartment (which oddly enough is falling apart) so we can use the bathroom. Being that its not even in the same building and that it cold out, walking outside just to go to the bathroom/clean up before work for 7 days is pretty crappy compensation. Considering the coldest its been this winter so far is 3 degrees, I'm not looking forward to the rest of winter since last year the temp was as low as -20.

I really don't even know if they have someone on the payroll in charge of maintaining the amenities. In the summer they throw pool parties which is cool I guess, until 2 weeks goes by and there are still beer cans floating in the water. I'm honestly surprised no one hasn't gotten MRSA from the old gym that had one canister of wipes that when it ran out, it took days to be replaced. Almost every piece of cardio equip.had something wrong with it. Worst part about this, is the fact that the leasing office was attached to the gym and overlooked the pool! How was it not being maintained? ! In the attempt to be fair, the new gym is pretty nice.so there's that.

If you live here, you are required to get the $100 internet bundle (cheaper if you live in a renovated apartment.why? Who knows) for 15mbs and 60 SD channels, water and sewer combined is over $100 as well. There has also been multiple car break-ins here

Save time and money, and rent somewhere else!

Yaaass! The staff is always friendly and helpful when I call in a work order or pick up a package in the office. Being right near the highway is super convenient. And the new fitness center is life! I can’t wait for the new pool to open!

I love living here at Grandview Apartments by Albion! The staff here are literally the best and are always willing to help in any way possible. I cant wait for the new renovations as they are literally replacing everything! I would highly recommend living here!

I live at the apartment complex and new ownership has continually ignored my service requests for maintenance. They keep saying that they are having “busted pipe” issues from the holidays in other complexes (which was 2.5/3 weeks ago now) and that I’m on the top of the list for getting my issue fixed. I have had this service request outstanding since early DECEMBER/late NOVEMBER. I went in to the office many times and this past week they told me they’ll have someone out immediately by today. Guess who didn’t come today.if you have no problems, it’s a great place to live. If you have any problems, don’t expect it to ever get fixed. What a joke!

Really great customer service and very friendly leasing office staff. Maintenance can sometimes get lengthy if it's not an emergency. Great location, price and parking.

Village green is the Property Management company that owns this property. They are by far the worst property managers I have ever come across. They need to do a total rehire amongst their internal staff and maintenance technicians. Over the course of my time living here, we have probably had over 50 maintenance issues. The normal protocol would be to call the maintenance emergency line if it's an emergency according to Village Green's guidelines. If it is not an emergency, the protocol is to call the front desk. Whether you call the front desk or the emergency line, they will not get back to you in a timely manner. They will lie to you about sending out a maintenance technician. Then, when the maintenance tech finally arrives, he will do a terrible job of work. He will leave you with more issues in your apartment than you had in the beginning. The best part is if you try to discuss these frustrating matters with the Property Manager, Jill, she will be very conniving and quite wenchy. She always thinks she is right and never is looking out for the tenants. Keep in mind, these are the tenants that pay her company rental income every month, and in turn her company pays her. You would think a Property Manager would be smart enough to realize this, and would think it would be a good idea to treat the tenants fairly. Village Green needs to fire her asap. She needs a giant reality check. Overall, the experience of living here has been terrible. I will never live in a Village Green property managed apartment ever again.

Love the location - close to downtown. Staff is always super friendly. Excited to see the new renovations with the clubhouse, fitness center, and pool!
