Hawks Landing, Oxford OH

Everyone in the office is super helpful and nice! The amenities are wonderful and the rent includes so many things you wouldn’t think of for how affordable it is. Maintenance is always fast and ready to respond. Overall it is a great place to live!

I would not recommend this apartment complex.i lived here from august 2021 to july 2023, and had many issues.the good things about this place are that maintenance is timely and the hot tub is nice (even though they opened it two months later this year) other than that, it is not great.i did not have internet access for the entirety of my last semester there, and had to use my hotspot just to do my schoolwork or even watch tv, which was quite expensive.the real kicker is the exorbitant move out fees.when i moved in, the place was not the cleanest and already had scratches on the furniture and dirt in the windowsills.my roommates and i took a full day just to clean the place in and out, and i was still charged $1600 for cleanup fees. $1000 of that was them charging me for a new couch and lounge chair (which are definitely not worth that much) because the old set had scratches on it from my cat- which weren’t visible from even a couple feet away.i understand replacing the furniture if the apartment had overall good standards, but it wasn’t even that well cleaned when i moved in.when i called to ask if i could have the couch and lounge chair- since i now own them because i paid the $1000 for them, management told me that they already threw them away.throwing away a perfectly good couch- not even donating it or contacting me to see if i want it- is disgusting and wasteful.extremely unsustainable business practices.now i am out $1600 and don’t even have the furniture to resell to make up some of the money that i wasted.

Internet never works. They'll respond and say they fixed it but they have not. There's junk cars sitting in the parking area that they won't take care of. Maintenance men will come in without giving notice; it doesn't matter if you locked the door. No notice at all. They charge almost a thousand dollars in fees on move but they don't function as a security deposit. Ontop of that there's a cleaning fee when you move out (even if you left the place clean). So the cost of this place isn't what it seems. If you have a pet that's another $300 fee that does NOT function as a deposit. Just more money in their pocket. There is NO way to break the lease.so if you sign, you're stuck. Manager is rude on the phone. The young workers they have are nice but the manager and assistant manager are both very bitter people. If you want to be online at all, add the cost of another internet company plan to your bill. Every neighbor I have has their own internet that they pay extra for because the one offered here is so unreliable.

The wifi at this complex is absolutely terrible. The wifi goes down about every three days, for hours at a time. Maintenance people do shady work and leave marks/paint all over the floors. The management of this facility is rude and unpleasant. Overall wouldn’t recommend this complex to family or friends. Don’t sign a lease here.

Employees are quick and friendly (maintenance and office).
Gym is convenient.
Who can beat free coffee in the office?
The pool and hot tub are a great time.
The office always has free snacks and sometimes free meals.
This place would be great if it wasn’t the cheapest housing in Oxford but it IS.

Taylor in the front office was extremely helpful in getting me set-up to live in Hawks this school year. Hawks is a little bit far from campus but for the price and all the amenities like the pool and gym It was hard to pass up. I never had any issues with maintenance or crazy neighbors, it's been a pleasure living here this year.

I have lived here for 3 years and Hawks is great. They always have food in the office, the pool and hot tub are fun when it’s warm, the gym and business center are open 24/7, and maintenance is easy to get ahold of if you need help with anything. Rent is reasonable and even though it’s not the closest to campus but there is a bus stop like a block away.

This is a great complex for students at Miami. Reasonable rents, nice amenities, and easily accessible to the campus and bus lines. Highly recommend Hawks Landing!

Don't live here unless you want a horror story like mine. I lived at Hawks Landing from September of 2020 to July of 2022. If you are a student or anyone who regularly needs reliable WiFi to complete work, don't live here. They constantly have WiFi outages that last up to 1 or 2 entire days at a time making it difficult to do anything that requires WiFi. The staff in the office, specifically the younger staff are lovely and super helpful. The managers however, are not. They always had a bad attitude no matter what you were in the office for and never seemed to want to deal with your issue. When I was moving out my roommate was not as they decided to stay for another year. I cleaned my bathroom and room as well as the cleaned up the main area but was still charged for a cleaning fee for carpets and bathroom. If they want say it wasn't up to par for a new move in that's ok, but I was also charged for a "dirty communal area" even though someone was still living there who wasn't leaving. I called the office to complain about the fees and the manager wouldn't let me explain without cutting me off. The conversation ended in her just saying, "Well it doesn't matter anyway so we are still charging you. " I also know multiple other people who have had similar experiences and moved to a different apartment complex because of similar issues as well people who are still living there, with these same issues. The WiFi has been so bad that they go home or over to my apartment or back to campus to take exams, do homework, or take meetings. If you looking for housing with reliable and consistent WiFi and polite management staff, live somewhere else.

Lived here for 2 years because of the great staff, maintenance, & amenities. Free parking, wifi, 24 hr gym & pool all with low rent is just something you can’t get anywhere else in Oxford!

I love living here with the pool and all the amenities! The maintenance staff is so great at getting things done quick and easy!

Hawks landing is perfect for any student who doesn’t want to spend a fortune on a place to live during the school year. It has great amenities such as the pool and hot tub. The staff is always friendly and happy to help. Overall I would recommend living here to anyone looking for housing.

Great amenities and fast maintenance. Experienced and courteous staff and isn’t too far off campus. Free parking too.

Honestly a great place to live, cheap rent, good services, friendly and helpful staff, easy parking. The only downside is the distance from campus but if you don't have a car there is a bus stop that is within walking distance.
