DO NOT LIVE HERE! TRUST THE NEGATIVE REVIEWS. The owner is the worst human you will ever come in contact with in your life.

This place has excellent management. They are easy to talk to and respond quickly when called upon to fix any maintenance issues. I gave them a five-star rating because of their people-first customer service

Very responsive management. Takes about a day to handle maintenance requests. Comes with free wifi, parking and very spacious apartments. Close to a case western reserve university, Dave supermarket and a few restaurants.

I am really happy here! Whenever I submit a maintenance request, the maintainers are patient until the issue is resolved. In addition, the in-suite washer and dryer, dishwasher is very good.

This is a great place to live, very quiet! The manager is awesome and very caring about the property. If anything is not working or broken, the maintenance guy immediately comes over and fixes it.

For the two-and-a-half years I've lived here, I've had a very good experience staying in these apartments. They're conveniently located near Case Western as well as Dave's Supermarket, the businesses along Cedar Road, and Little Italy. Management has also actively been making improvements to the building, including upgrading wifi and installing new exterior locks. I personally enjoy having the convenience of the in-apartment washer and dryer units, and the thick walls between each of the units means I never hear any noise from my neighbors. I highly recommend living here if you're looking for a quiet, private place to live.

I regretted selecting this apartment soon after moving there in 2018. I read all the bad reviews but was ultimately persuaded by the square footage for the price, wood flooring and natural light, parking, neighborhood, and assurance that it was under new management. I now believe that new management did not mean new ownership or new culture of treatment towards tenants. Here are a few of my experiences while living at 2374 Euclid Heights Blvd:

-MICE. I thought I was just hearing things in the walls at first. My dog was often sniffing, whining, and scratching at the wall. Then, I noticed mouse droppings in a lower drawer in the kitchen where I kept my dog's food. I realized that when I took my dog for walks, there would be less food in his bowl when we returned from a walk. I moved all dog food to above the dryer to try to do my part to keep them away. Soon, there was a dead mouse in a mouse trap. I then saw a mouse crossing through my [very clean] kitchen. Not once, but three times! I contacted management early in this discovery, and their solution was to pack steel wool into an open corner in my apartment. A few months later I overheard other residents on my floor asking each other if they have trouble with mice.

-I echo the problems with management that others have included in their reviews, especially with the return of the security deposit. Do you remember the beginning of COVID-19 shutdowns- when students left campuses to move home, and on the news almost every evening were stories about kind landlords? I received an email from management that I perceived as them checking-in on which tenants were still living there before hosting apartment viewings, and I replied accordingly, with no subsequent response from management. It turned out that they understood my email as my termination. When I clarified with them that I still planned to terminate at the end of July (which was explicit in my official termination letter earlier sent to them), this is the response I received: "In the future, I would suggest you honor your commitments with your landlord. The owner does not appreciate your wasting his time. He re-organized his staffing needs to make sure your apartment would be ready for the new tenant. You do not have to worry as the owner will not make any additional efforts to save you rent on your lease. "

-I did not find the building to be secure. I do not want to provide too much detail here for the safety of current tenants.

-The garage crumbled. As of June 2020, the door frame to the garage was hardly attached. The rear staircase crumbled of rust.

-Inside, the walls and doors to the hallway allow a great deal of sound to pass through. You can hear phone calls from a room across the hall and the rooms adjacent. Smell also passes right through. You can know what your neighbors are cooking.

-One day, I was nearing the end of a walk, but I saw a man I had never seen before sitting by the front steps so I decided to loop around to the back. My dog was sniffing the foliage in front and urinated on the mulch. "Hey, your dog cannot pee on my property! That's not right! I pay for those hydrangeas! That's what the city lawn is for! " That was aggressively yelled at me from the man sitting there. I never met the owner or manager of the building in person, but I am guessing that was him. I avoided confrontation and carried on. The front landscaping is a perk of the apartment building, and I frequently picked up litter and dog poop that others left behind there.

I could go on and on, but other reviewers have summed it up. It is a shame, because this neighborhood is a great place to live!

NOTE: I am aware that other tenants received communication from management to write a positive review in return for a discount.

Fellow CWRU students, I would say do NOT rent here.

Apartments are big and wifi is included but there are too many down sides. Read the reviews under the 1.3 star apartment (Boulevard View Apartments) at this same address. It is the same owner (Alan Pearlman) and same problems just with a new name.

Packages get stolen. Bikes get stolen from bike room. Not a safe building
Electric bills over $250 a month to keep apartment around 65 degrees
Owner is extremely rude and unsettling
Maintenance does not happen

The positive reviews are misleading considering the landlord gave tenants a discounted rent for each review they submitted.

Pros:
- the in unit laundry
- garage parking
- spacious
- great location

Cons:
- The garage is barely big enough for a small car to pull in
- the parking spaces are tiny, unmarked and there’s no ventilation in the garage.
- the walls have 0 insulation. The windows are so drafty that the plastic installed by maintenance blows off in 1 day
- the walls are paper thin. You can hear everyone in the hall, your neighbors next door, and every step the person above you makes.
- the WiFi only works in certain parts of the building and is unreliable. Just pay the $40 a month and get your own
- maintenance just covers up problems and doesn’t fix them. They took several months to repair a wall in my kitchen that was damaged by a burst pipe.and all they did was paint over the water damage.
- you’ll loose your entire security deposit. I was charged for them to refinish the tub despite the fact that I submitted multiple requests for that to be fixed and was told it couldn’t be repaired until I moved out.
-submitted maintenance requests in September that weren’t fixed till the new year
- half the gym equipment doesn’t work. AND you have to leave a deposit for the gym that you don’t get back
- the hot water fluctuates temperatures to burning hot randomly. Anytime someone flushes the toilet you’ll be burnt.
- the kitchens and bathrooms are out dated with very old appliances
- the baseboard heaters are completely useless with how drafty the windows are. Prepare for high heating bills and you’ll still be cold. (With 1-2 heaters on low you’ll pay $140+ a month)
-management forces you to turn on your heat in the winter with the threat that, any damage caused by a burst pipe due to freezing will be your responsibility to pay
-the stairs and walk ways are not shoveled in the winter Nor is the parking lots. The garage ramp also freezes in the winter.

Pros of living in Cedar Fairmount:
- Very large one bedroom apartment with multiple areas for storage in the space
- There is a covered parking garage that is included in your rent
- WiFi is included in the rent and is really good WiFi
- There is only a $100 deposit to have a pet and no additional rent towards the pet (cats or dogs)
- Maintenance is very quick and they have an online portal for submitting requests
- There is a washer, dryer, and dishwasher in the unit
- There is free storage in the building
- The apartment is very quiet!
- It is a 15-20 minute walk to Case Western Reserve University
- There is a Dave's Market across the street and many other local and chain restaurants in walking distance
- There is a little gym in the building though you have to pay $25 to be able to get a key and it was advertised as free

Cons of living in Cedar Fairmount:
- The electricity and gas bills are a bit outrageous during the winter months (around $200+ with the 2 combined)
- The parking garage is very VERY narrow and small and is truly an event trying to get in and out of it (I would not suggest having a larger car or a car that is low to the ground if you are considering living here)
- The washing machine is very odd; it works fine but you have to connect it to your sink and it splatters water everywhere as it is in use. Also, you can't use the sink or dishwasher while using it
- The rent is fairly high for the age of the building ($900/ one bdr) but it is quite spacious and has some included utilities as mentioned above
- The heaters are base board heaters and it is tough to heat your apartment since the windows are very cold (though maintenance did put up a plastic covering for the cold but it still can be very chilly)
- The stove is pretty difficult because it is so old; there is no way of knowing how hot the stove is because there is no labeling on the knobs
- They only accept checks in a mailbox, no online portal for paying

I originally was cautious about living here due to some of the alarming reviews I read about the property and management. Fortunately, it appears that it is under new management since those reviews were posted.

I like living here. Granted, it is a little more expensive compared to some of the surrounding properties I considered ($900/mo for 1BR), but the convenience of being able to walk to CWRU campus (I am a student there) or to Dave's Market or Barrio, for instance, mostly offsets that. I also appreciate that the building itself is quiet, despite being near fairly busy roads (i.e. Cedar).

The 1BR apartment itself is spacious, which I very much enjoy. Having an in-suite washer and dryer is also convenient to have in addition to a dishwasher and gas stove (I hate cooking on electric stoves). Water and sewer are paid for, so I pay for electricity and natural gas. WiFi and parking are also paid for, provided you remain in good financial standing. (I do admit, however, that the underground parking garage poses a bit of a fun challenge to maneuver down!)

Because it's an old building, there are a few problems, such as leaky pipes or occasional weird smells. Luckily, maintenance responds in a fairly timely manner. I had a massive leak from my bathroom ceiling, and while maintenance couldn't be there that night, they fixed it the following morning.

So far, I have enjoyed living at this property (2374). Despite the minor issues bound to arise from living in an old building, the convenience and quietness as well as the amenities provided have thus far proven sufficient for me.

It is an older apartment so there have been some things that needed to be fixed, but when I put in a work order they are very fast to fix the things. Overall I like the apartment a lot. It is close to a grocery store and some restaurants as well as a couple RTA stops which is convenient. The only big change I would make is getting another wifi service (the apartment comes with wifi included) because the wifi is not good.

Do you like electric bills of $300 plus in the Winter? Do you like the idea of having to wrap your windows to keep the heat in? Living here was one of the worst apartment experiences I've ever had. While The apartments are fairly spacious It doesn't make up for the fact that the landlords don't care at all.

I’ve been really happy here! The apartments have so much character and management has been very responsive. Whenever I submit a maintenance request it always handled in a timely fashion. Plus, I appreciate the in-suite washer and dryer, dishwasher, free parking and no pet fee! I was a little nervous given older reviews about past management, but I have had an excellent experience with new management.

I had a very positive experience living in this apartment. In-unit washer/dryer and dishwasher were very convenient, as was garage parking during the winter. Maintenance issues were always addressed very promptly.
