Do NOT invest in properties that is managed by Kare Condo. I’ve had a broken window for months due to THEIR landscaper who was careless and they won’t fix my window. They won’t answer calls, nor will they return any. This company should be sued. Someone needs to get a lawyer. I suggest all the owners get together and file complaints against Kare Condo.

These negative reviews literally took the words out of my mouth. Each year they’ll come up with an excuse or two to increase management fees. We hadn’t had any increases over the years until they came along. They’re pathetic. I just hope they would read the reviews and prove us wrong.

Dishonest company they will collect fees and not pay the bills and leave ypu hoa broke. Nasty people as well run the opposite direction

This is a criminal enterprise. Kare Condo is obviously posting shill reviews, but they're still overwhelmed with people who loathe this company and its criminal tactics. Residents of every HOA this company "manages" should come together to sue them.

Benjy Sullivan (the little boy secretary) needs to be fired, along with everyone in their worthless little office. They provide no value for the thousands of dollars they steal from elderly people every month. They are nothing but common criminals who destroy people's homes and peace of mind. They target 55 and over communities to prey on the elderly.

Our dues pay for snow removal and landscaping, and Kare Condo was hired to manage contractors. They NEVER do. Snow and ice pile up on driveways and walkways all winter, creating hazards for pedestrians. Yards are overgrown with shrubbery, even hanging over onto people's driveways and garages. Benjy's only role is to tell angry and frightened residents that Kare Condo "doesn't do any maintenance". No kidding, Kare Condo doesn't do ANYTHING AT ALL-except STEAL YOUR MONEY.

They're also incompetent with simple bookkeeping-if you don't keep careful track of your payments, they will steal even more from you by misapplying your funds and then end up with a deficit at the end of the year, for which they will implement a special assessment. Their criminality knows no bounds.

Buyer beware: For peace of mind, do not purchase property managed by these goons.

Absolute worst HOA ever. Removed all my plants that I bought and kept maintained just fine. Planting their own garbage and pissing money away for no reason. Wouldnt reccommend this company to anyone.

They have no clue about finances and accounting, the are not doing the right charges by unit and even if you as a owner want to align and pay what it should, they don't answer and they can't organize accounts. That is why we keep ending having additions assessments every year because they do not know how to do accounting and then they need more money! It is in unbelievable. The highest HOA and it comes just from missmanagment. If you are a Landlord, do not invest in properties manage by this company. Don't let me start it with complaints. One of the landscaper people broke the window of the unit and Karecondo never helped to solve the issue. And the issue was of course never solved. If you are a HOA board looking for your condos, find another management company.

They manage are townhome community. I enjoy working with Bruce and he’s always attentive and follow through quickly with fixing an issue.

Terrible management company. Little response to real complaints. I am going to have to seek legislative justice w this company. Very unethical. Condo issue: member above me died and now is bank owned. Movers destroyed our hallways and jammed outside locks. 4 weeks later and Kare Condo has not delivered keys to 4 owners after multiple requests. Sidewalks in front are being destroyed w renovations excluding access to front entrance. I am disabled and need access to my paid parking place at back door but have no key. 4 weeks now requesting a $4.00 door key. I am done with Kare Condo. They don’t give a damn.

I called Kare Condo for an exterminator to get these huge ants taken out and they have not returned my calls.
I’ve been living in this condo for 20 years and never seen anything like this before. If we needed an exterminator, the old company called back in 5 minutes and they were here the next morning. I can’t believe the lack of concern and care we are now dealing with. I AM GOING TO FILE COMPLAINTS AGAINST THIS KARE CONDO with the attorney generals office and federal trades commissioner. I suggest everyone else join me. Pick up the phone and report them. This is UNACCEPTABLE and INEXCUSABLE TO IGNORE YOUR RESPONSIBILITIES.

Complete ignorance of maintenance requests. Good luck getting in touch with your association manager (Ben Sullivan in my case) if you have a problem; they hide behind email and will ignore you for weeks on end to the point that you're driven up a wall. I submitted a request in April 2022 to have a piece of exterior siding replaced on the back of my unit where an awning used to be. The exterior of the units are considered within the limited common elements that the HOA is responsible for maintaining, not the owner. I was told a work order was issued shortly after, but did not hear back from KareCondo until I followed up in June asking for an update; still no update. I followed up again in July, and was told that the Board denied the maintenance request and deemed it as my responsibility to correct and cover the expenses for. I had to speak with a Board member in person to confirm that the siding was not my responsibility, and follow up again with KareCondo to explain this. By that time it was August (5 months later), and I was told that the original confusion was cleared and that it would be resolved. Unsurprisingly, it was never resolved. Fast forward to March 2023 (11 months later) and I am forced to submit another maintenance request because the siding has still not been replaced, and on a rainy night, water started streaming into my kitchen. Due to the lack of resolution of my original request, there is now a bigger water damage problem on the inside of my home. Yet again, I've emailed the association manager multiple times over the course of a few weeks, to which I've received zero response. I've called the main office and have had to explain the issues each time I call, understandably getting more frustrated each time I'm met with an apology by the administrative person, and a promise to get a response and resolution from the associate manager ASAP. It's been weeks again with no response from the association manager. Zero communication attempts have been initiated by KareCondo. The complete and utter lack of having the decency to return my phone calls or emails is astonishing to me, I do not understand how KareCondo is in business.

Just horrible. If you are on a HOA board and are selecting a property management company, do your self a favor and keep looking.
