ManCo Property Services, Dayton OH

Personally I did like the old CEO better, Mr. Saxton Hale I believe. But all of the Merks you employ are still great people, especially Mr. Medic, but I seem to be missing my kidney.

I am very happy with the prompt services that ManCo provides. Curtis, Gerrad, Susie and Chelsea have been very helpful throughout the process of buying & rehabbing my property.

Their Administrative Assistant Karen is wonderful! She has that type of personality that just reaches out and surrounds you with love.

Run Away!

Not new to dealing with out of state managers. This one is the worst in Long time. I could write full book on this company and how “Not to manage” a property.

My current management team for a 4 plex. Should be very simple as I only have the little 4 plex to manage.

- Near impossible to get in touch with. My main “Property Manager” I am able usually to connect with 1 time a month.
- They have no idea how to use the online portal to even upload basic documents. Ie Lease Agreements, Utility Bills
- There is no clear Ledger system for the owner to see balances.
- Maintenance Coordinator is insanely overpriced on many items. Ie wanted shutters replaced for front windows. Estimate was over $2k! I got it done for less than $800 total while paying the guy $100 per hr labor charge.
- Entire month of June attempting to reach company with 9 major inquiries…. Largely unresponsive!
-I can go on with a much longer list. If you made it this far…. Please just RUN!

Office personnel was absolutely great
Cudos to Office staff, Apartment was not all the way move in ready, There was a few things that needed attention
However maintenance took care of it immediately within a day of me calling

Never had any problems out of them always answered my request and fixed anything I needed right away I was in a remodeled apartment and I loved it

Pleased with Manco. They take good care of my investment property. They do a nice job managing my house in Beavercreek, Ohio. Highly recommend if you need a property manager in that area.

They are making the right hiring decisions to make sure they are providing top quality service. Chelsey has been an excellent addition to the staff.

We are out of state investors and we just moved a few multifamily buildings over to ManCo for them to manage a week ago. Susie and her staff have done a terrific job informing the tenants of the change and doing a walk-through of each apartment. We have been receiving great information and communication from the staff at ManCo!

It has been a pleasure to work in everyone at ManCo. They have been very responsive to all our needs.

As someone who was recently living in what was effectively a halfway house, I am thankful that ManCo Property Services was willing to work with my MHP, Eastway, in order to procure an affordable apartment for me to secure my own independence.

The apartment itself has been great so far, and most of the issues, have been handled professionally by the office and maintenance staff.

Do not let them have your property. They will cost you money instead of making you money. I lost ov $20,000 while they managed my property. And after i finally escaped, i had to have roof and siding redone because they did it wrong.

They get negative reviews removed so thier score should be much lower.

Bureaucratic red tape no one seems to know their own policies and rules no consistency and they leave messages with references and play phone tag and never make efforts to contact

I’ve always had a pleasant experience. The staff are wonderful people and couldn’t care more about their tenants. Chelsey will go out of her way to help someone. I highly recommend this company.

They are awesome people very appreciative that I have someone in my corner like them.that are on time when their is a maintenance problem. I love them

I have contacted this agency multiple times with no response, even though the property I have gotten in touch with is most certainly available. It’s a shame because we have every intention of signing a lease. I have called and left voicemails, written emails, etc with just a simple request for a tour. I’ve heard nothing. Honestly they aren’t the only ones that have done this to me either. I don’t know if it’s because I look young, or it’s simply a scam- either way it sucks.
