I am currently living at Miami Preserve, and I have signed my lease to return next year. It has been so nice living here. The rooms are very spacious and everyone has their own bathroom and pantry. The location is perfect too! The staff is great— especially the maintenance team. This is one thing that I always highlight about Miami Preserve. If ever I have a problem with an appliance or anything at all, I submit a maintenance request and it is fixed the same or next day at the absolute latest! I will say that the maintenance team can play a crucial role in making your living experience a positive one. The maintenance team at Miami Preserve definitely helped me to make an easy decision of where to live next year! Thanks Tyler and Shane!

This apartments have always been nice, the living room and kitchen space is perfect, everyone gets their own pantry and with a table perfect for hosting guests. Roommates can get their own private bathrooms which is so nice. In house laundry, great floors, fully furnished…. It’s a great first apartment! I love the access to common spaces in the complex and I’m stoked that soon they’ll have a swimming pool! The management always seems really nice too!

Spacious living & well cleaned. Friendly and reasonable staff. The maintenance team came out multiple times to fix things and were really great. They even made late night calls at 2am when an emergency happened with our water.

I have lived here for 2 years without any issues. It's way more spacious than other complexes in oxford, plus staff and maintenance are very friendly.

I would never want to rent here again, after what they've done to me after I moved out. The whole renting period was fine, except for the paper thin walls and ceilings where you could hear the upstairs neighbors' footsteps as well as the AC not working at all in my room even though I called maintenance, to which I had to resort to buying a heater for myself during the winter. Around 2 months after I moved out, I got a call from a debt collection agency stating I had debt in my name. Turns out after I moved out, Miami Preserve charged my and my roommates crazy high fees because, we 'damaged' the apartment and the walls had to be painted even though I already paid for painting my room after I knew I damaged the thin paint on the walls using tape. They did not contact me in any way whatsoever nor did they even make an attempt to regarding this charge, even though they sent several emails and messages directly to me during my renting period, and then sold off the supposed 'debt' to a debt collection agency. Now thanks to Preserve, I've had a huge ding to my credit history that who knows will take how long to get rid of. Thanks to Miami Preserve, my financial life is in shambles.

Do not rent here!
Miami Preserve management is impossible to work with after the new management company took over. I lived there for 2 years and after being a respectful tenant that renewed and kept the unit full was met with $250 in charges to repaint when moving out. The lease states that tenants are not liable for reasonable wear and tear yet I was fined for the wall having scuff marks from the furniture (that was provided by Miami Preserve) and scuffs left on the walls around where I had pictures hung for 2 years.

They had no records of the pictures me and my roommates submitted when we moved in so luckily I found ones I saved to my phone that proved the unit was not repainted for my move in. After submitting those they lowered the charges to $125 despite the fact that repainting would be routine maintenance for them. One of my roommates received no charges for damages and after she moved out they came to repaint her room which further proves they would repaint regardless. They are charging college students because we move away after graduating and it's easy for them to get away with it.

Save your money and live somewhere else with competent management.

Thank you for proving my point by demonstrating the attitude that the tenant is always wrong.
* A dispute was submitted and the response was that the charges stood. By Miami Preserve's own admission they don't have any records from previous owner and yet they charge tenants anyway.
* It took DAYS each time a smoke detector disturbing sleep and study with low battery beeping was reported. Per NFPA guidelines batteries should be changed annually. When asked to proactively change the other batteries the response was that $4 dollars of batteries was too expensive (for a unit with $2600+ per month rent).
*You state you don't have records due to management changes, but then say you have no record of a washer taking a long time to fix. Which is it?
*Concerns were expressed multiple times that were never resolved, but you want to talk after a negative review. No thanks.

Horrible landlord.
*Walls were scuffed, wall above shower was crumbling and bathroom was not clean at move in. Upon moving out after 2 years Miami Preserve charged $250 to repaint the room which an ethical landlord would consider normal maintenance after 3+ years since the last paint (if not every new tenant). Multiple people in different apartments had this happen so this is Miami Preserves standard procedure. When the smoke detector started chirping they took days to replace they battery (high ceilings so no way for residents to change them).
*When asked to proactively change the other batteries in the apartment they they refused stating it was too expensive so every couple months everyone in the apartment had sleep and study disrupted for several days waiting on a new battery in each room.
*They waited for weeks for their washer to be repaired.
*Maintenance left their apartment unlocked after entering during winter break
*They spam residents and co-signers with marketing emails
*They justified a rent increase by promising a pool but didn't start construction over a year later.

Miami Preserve has been such a delight to live at! They just started digging for the pool and have so many accommodations on sight like ping pong, grills, fire place, and more! I would definitely check this place out if you are looking for a great location!

Going on my 3rd year at the preserve Great place to live, very comfortable, nice staff and it seems like there is always something to do with the amenities and people around

The employees are really nice. And they have a pool! The roommate matching was really good in my experience. Their social media rocks too! Variety of entertaining tiktoks. Definitely better than Level 27 (teehee).

Do Not Rent Here!
The staff and management team are super rude and cold-hearted. They do not see you as a person, you are just a tool to make money for them. There are so many issues with living here (train noises, paper thin walls, bad employees).
The worst part is that they do not refund you the security deposit! Apparently their company Coastal Ridge has a reputation for not refunding deposits. (Check their reviews) The law says landlord must refund security deposit within a month and these people totally violate the law. They told me it will take up to three months and three months later they still wouldn’t give me my money back. They always make up stories and excuses to stall you. These people are full of lies and they do not have any good intentions towards their residents.
Save your money and energy, look elsewhere!

Extremely helpful and knowledgeable staff! The clubhouse is so cool with its own fireplace, definitely a spot to check out!
