Orchard Lakes Apartments, Toledo OH

I was able to tour an apartment on a holiday weekend and process my application and lease immediately. Couldn't ask for a better experience!

Bloom broadband is the only Internet Service Provider, and you have to live at their mercy for internet access.

There are outages during night (Not scheduled updates) and there is no one you can reach out to until next morning. This is not regular though just around 2 nights a month…

They can only promise Internet speeds via wired connections. Through WiFi even if you get 20 Mbps for a 300 Mbps plan they have no solution. Instead they give you one reason… the reduced speed is due to interference, change the channel on your router.

I have a Mesh Network setup in my apartment to overcome the interference issue. Mesh network detects the channel with least interference and connects to it and this is dynamic, meaning which if the current channel is congested it will automatically change to the channel with least interference. Still I receive slow Internet. When I convey the same to Bloom they send you a document on how to change the channel manually. …

Conclusion: If you work from home and/or are dependent on internet in the nights, this is a challenging place for you…

Except that this is a good place to live… Well maintained, Clean, Safe and Peaceful… Great emergency service team respond almost immediately anytime of the day/night and last but not least well trained, friendly leasing team…

Oh! One last thing, I Just wish there was an EV Charging station available on the premises, it would be a great add on…

Caring staff that goes out of their way to help residents. Lots of improvements in landscaping and outer appearance of buildings.

I was out of town, but the problem was fixed while I was gone. I notice huge puddles under my windows now that the bushes have been removed. The puddles can breed mosquitoes. I miss watching the birds land in the bushes. I think the apartments look bleak without the bushes. We might get problems from heavy rain if we do not have bushes to soak up some of it. In heavy rain in the past, we did not get those huge puddles, but now no roots drain them.

Happy with the service provided. LV tried calling me to update me but I missed the call. When I called back, N explained how to better handle the issue.
Scott in the Leasing Office is a wonderful guy who is always willing to help and ease your worries, if any.
Definitely recommend this place.

My outlet is not working at all now. I wouldi like it fixed by someone that knows what they are doing

The staff in the apartment is really nice and responsible. Every time I request a repair, the staff responses fixed the problem with 2 or 3 days. Stephanie is a very kind girl. She's always patient to listen to my request and explain the lease in details. One time, she called me to remind me the late payment due to mail lost. She was really understandable and explained my situation to the manager and waived the late fee for me instead of simply put the late fee letter in my mail box. Scott is also very kind. He even send emails to remind residences their delivered packages. I highly recommend this apartments.

Maintenance requests are handled quickly. My hot water went out and it was fixed within 24 hours. My AC also went out in June. First they brought me a portable AC unit to give some releif from the heat and has this issue fixed in 3 days. Great crew here.

He was able to fix it quickly once he got here, but it took several days and a phone call for a response.

It has been an amazing move-in experience at Orchard Lakes Apartments. Scott is a super nice person to deal with. He warmly welcomed us and made our experience smoother.

Apartments are super nice for the price. Apartment we mover into is newly renovated with all General electric appliances, newly installed carpet etc. Had few maintenance concerns which were addressed within 24 hours.

Not sure why people had bad experience with internet, in my case i am getting > 300 mbps speed on 300 mbps connection.

I recommended few of my friends to move in here as well!

The walls are so thin, you can hear everything. I mean everything. I complained so many times about my upstairs neighbors and nothing has been done about the noise. Other than that, the apartment is nice and spacious. The only reason I’m moving is because of the neighbors

Everyone was so nice. The logo on the unit was gorgeous I’m looking forward to moving in soon!

Orchard Lakes looks like a great place to live. The tour guide was fantastic. Very knowledgeable and kind. She seems like she truly cares about the facility and its tenants.

Even if we do not decide to live here, our touring process was seamless.

Lived here for 2 years, maintenance was always helpful and quick. Very safe complex never encountered any problems. Only negative is slightly slow internet. Amazing all year round and since moving they have always very quickly removed the snow and salted side walks.

Experience has been phenomenal. Leasing office always is pleasant to work with and very helpful. Getting any maintenance done is always fast and painless. The upkeep of the parking lot, buildings, and landscaping is always good too. Snow removal is always done early and promptly as well.
