While a customer may have a chance in deciphering what they will be charged for labor and material; it is impossible to figure out that 45% of your bill will be for unknown equipment charges. In our case, $1,600 worth was added (i.e. $505 for the trucks they drove in). Response to concerns about invoicing span from 5 days to 30. So, as a customer you quickly reach the 60 days they allow before threatening a lien on your property - in which case you are bullied to succumb to their predatory charges. Independently Franchised - but hide behind corporate to feel okay about the "set pricing" they say is unchangeable so they can feed on the backs of small business'. Effective hourly rate charged to us: $722.86 per hour. SHAMEFUL!

Update after response:
The phone call was not a conversation and a second one would be pointless. The phone call is only to reiterate your policy of sending the legal department after your customers. The call had zero concern for your customer. This response should also note that the invoice has been paid. Most small business do not have on-staff attorneys to argue invoicing once you place a lien – so we have no choice.
They have you sign a 13-page document prior to work beginning. NO discussion of what equipment they may use or leave behind for a daily charge (which is high enough to fully replace said equipment) is had prior to signing documents. It takes turning to page 7 to even see that you charge for vehicles driven to the job. Then a customer would have to consider even asking how many vehicles came today …. Clearly unreasonable. This review doesn’t argue the $ 217/hr rate charged for labor. It’s about the excessive equipment charges that make it effectively $700/hr.
DAILY REPORTS are useless on a project that lasts hours. We received the invoice a day or two later. When an issue was raised, a response came 30 days later with a lien threat.
The customer satisfaction report is completed on work performed.not the overall experience. The workmanship is not the issue. The predatory charges show up afterwards. No doubt this is a great plan to avoid lower satisfaction reports.
I’m sure everyone feels better knowing insurance companies are a great partner. In most cases, one can also imagine homeowners and property managers run these through their insurance and do not deal directly with the predatory charges. This can quickly be seen through other reviews. Every location has more than one complaint about the complete shock when customers receive their invoice.
Safe your time with a reply – you’ll be fine. Most of your business gets taken care of through insurance companies so no one will actually read reviews on you. Predatory Costs hidden under Predatory Costs … its effective. Personally, I’ll keep charging my customers reasonable and appropriate costs on work we perform.

Thank you John and and all of the team at ServPro Medina! You made such a difference. From the first day you came, you reduced my anxiety level knowing that you had this. After having a broken pipe and all of the water mess and damage that goes with it, I was so thankful to have such a dedicated, professional, courteous, patient, and very communicative team to work on my home and mitigate all of the water damage! John and the rest of the team were amazing every step of the way. They did such a great job! And they communicated with me about every step of the process, from letting me know when they were going to arrive to letting me know what to expect, and about how long the process will take, to the progress that was happening all along the way. They were very respectful and tried to keep any noise and distractions at a minimum, as I work from home. I would highly recommend them to anyone who needs help with mitigating water or fire damage. They will definitely take care of your problem!

My insurance company, State Farm, called them for me and they were here within an hour. They explained every step of the process. 5 stars for being courteous and helpful. I could see that everyone worked very hard the whole time they were here. The staff out of the Medina location went far beyond the call of duty.

We had a sewage flood in one floor of our house, which impacted our main bedroom, bathroom, family room, hall, and even a set of steps. When I called ServPro, they were on it right away. Travis Bohon, was VERY responsive to getting crews here right away, to get everything ripped out, sewage removed, demolition to a point where everything contaminated was removed.and then everything was cleaned and disinfected until the time when rebuild could take over. It was so good to have everything that was contaminated removed so I could feel like our home was livable and clean again.even if we had to wait a bit for supplies, crews, etc.to continue with the rebuild. Mitigation, and Travis Bohon specifically, was very much on top of it. His communication and responsiveness was huge during such a difficult time. Many thanks to Travis.

When rebuild was able to happen, ServPro rebuild, was able to come in, get moving and get the job done.to make our home a place than was BETTER than what it had been prior to the sewage flood. They put in A LOT of hard work, time and diligence to get the job done. Bo Thompson, our project manager, worked at finding us just the right replacements, and updates to make our bathroom a beautiful and more functional place than it had been prior. He worked to make our home a place we could live in and be excited to live there, again.

We got to know the very friendly crew at ServPro.everyone from the workers, to the managers, to the drivers, to the delivery people.everyone was friendly and responsive. We had a great experience with Matt Kepler, who worked day in and day out, taking a very personal interest in making our home exactly how we wanted it and needed it. He thought of it like his home, and what he would want if he were in our place. He worked tirelessly and did a GREAT job in all that he did.

ServPro dealt with the insurance company and tried to do everything they could do, to keep us from having to be too involved, which was very much appreciated. Bob Roman and Dan Fister were very helpful and also did a lot to help make sure we were satisfied and pleased with the outcome. A lot went into this job, and it shows. At first it started out really good. The guys game with a huge team and had the property taken care of in a few days. While the team was at my house, one of their workers stated that it would cost about 4,000-5,000 dollars. I kept that in mind while working within the budget granted to me by insurance company. Before they started work, there is a contract that states a price of TO BE DETERMINED. Therefore they can charge whatever they’d like after the job was done. They charged me 11,000 and when asked for a detailed invoice, Angela Blankenship said that it would takes weeks to complete, assumed that I was refusing to pay and threatened me with a lien on my property. I understand a business needs to get paid, but they hadn’t contacted me in 3 months due to the mistake on their end of not having my correct email on file. My advice to anyone thinking of this company: read the contract fully, make sure they have your correct contacts on file, and try to get a cost more detailed than TBD in initial meet with them.

The team was very responsive and out the same day to quote the next day to begin the mediation services. Completed 3 floors of mediation and expedited the process as best as possible. Was east to work with when it was requested the invoice be split to separate the areas completed. Would definitely use in the future if needed and recommend to anyone in need of the services. The overall experience working with Lori and the staff was great.

Great service and so thankful for this team. After a burst pipe over the holidays this team was able to get our carpet and flooring ripped out, the walls addressed, and the treatment sprayed all in a day. They were always quick to communicate every time they needed to stop by and read the fans, they were friendly and professional. Would recommend them to anyone going through water damage like us.

I just wanted to let Servpro of Medina County, its employees, and the Valegas know how much I really appreciated the fast response and inspection of my home. The home is old and we have had a lot of issues with water. The gentleman Robert who came out was here on time exactly when he said he would be here and was phenomenal! Very polite, very kind and respectful. He was very knowledgeable and reassured me as to what he was doing and showed me the moisture readings. I am confident that my two children, husband, and I are able to address our issue with no health problems to follow. Robert is wonderful. This company is great! I have now used them twice for separate water damage incidents. They are very professional and follow up regularly throughout the whole process. The team members always made it a point to clearly explain their findings and what they were doing to resolve the issue. I would definitely recommend them to anyone in need of water clean-up messes.
