I have seen hundreds of home inspections in the past, and in all my time I’ve never seen a worse example of one and someone that doesn’t know what he is looking at. In an hour and a half he generated a poorly written report and just took pics and didn’t even make comments. He is the epitome’ of an industry gone awry. Stay away from this guy… he’s obviously never even pounded a nail in his life. Nor understands home systems.
I inspected my house Sam in 2018. After three years into it, I have found major issues that were all diagnosable back at the moment of inspection, in other words, issues that were not new. A major example is the fact that they failed to identify an outdated electrical board, a clogged sink, roof damage, among other things. The work was seemingly good at the time of the inspection, but in hindsight, I could have saved my money or find a better inspector.
Sam from Silver Lining Home Inspections has inspected 2 different homes for us in the last month. His thorough and expert inspection saved us from buying a money pit. And for each inspection he provided us with a thorough discussion afterwards and leant us his continued availability for advise afterwards for questions. Sam is a super dude. I trust him completely. I recommend this group and would only use Silver Lining going forward. It’s nice to know good people and their expertise exist. Thanks Sam!
I don’t even know where to start. Our realtor highly recommended Silver Lining and they were very reasonably priced, so we decided not to even look into other inspection groups (our first mistake). The inspection came and went and Silver Lining got paid without any major red flags on the house, so we ended up buying it. Then within weeks the problems started racking up; an upstairs floor that was caving in, black mold upstairs and downstairs, an AC unit that crapped out within months, and an endless list of fixes that needed made.
Long story short, don’t always go with what your realtor says, look around for a reliable inspection group. Otherwise later on, you’ll definitely pay for it.
