Karen is an exceptionally knowledgeable and experienced realtor. I first used Karen to buy a house. She proved her knowledge and experience by making sure that the offer we made included a clause to shield us from any liability for the solar power system installed on the house. Even though I have been through the process of writing contracts numerous times, that was not something that I would have thought of and it potentially saved us a significant hassle during the closing process. At that time, I decided to let Karen handle the sale of the property that we were moving from.

When we were finally ready to list our previous house, Karen did a fabulous job of setting up our listing to precipitate a bidding war. Karen advised us clearly about the risk of the property selling above what the appraisal would come in at. We ended up listing at the high end of what Karen expected the appraisal to come in at and she was spot on in her advice for the listing price. We listed the house on Friday afternoon which is when the flood of showing requests started coming in. She expertly handled 21 private showings over the weekend along with a 2-hour open house on Saturday that had another 27 potential buyers come through.

We ended up having 10 offers by the following Monday and got nearly a 10% premium over the listing price. Before Karen even presented the offers to us, she had already worked with the buyers' agents to add appraisal gap clauses in most of the offers so that we would be covered in the event the appraisal was below the sale price. The appraisal ended up coming in at our asking price. Her team that handled the closing is fantastic in their communication and their expertise. The closing went through in 30 days and we couldn't be happier with the way that they handled the process. Great experience overall. 10 out of 10.

Working with Karen and her team was nothing short of amazing. When I initially met her, we were not serious home buyers. Karen was never pushy and was always supportive. Every time I wanted to view a house, she was very responsive. Once we finally found our dream home Karen was incredibly helpful with laying out the next steps and being a huge supporter with selling our house. It was a very stressful process to buy and sell but without Karen we would have been in the dark. I strongly believe that being able to get our offer accepted and to sell our current house was all due to Karen's responsiveness. I have never met an agent who is so responsive any day and time. This helped to reduce a lot of anxiety through the process. Her team was excellent with promptly taking pictures and listing our house for sale. The open house went wonderfully and Karen clearly laid out our options. Within 2 months Karen was able to find us our dream house, close on it, put our house up for sale, and close that one as well. By the end of the process I truly felt that Karen had become a close friend. We really loved working with Karen with absolutely zero complaints.

Mary Jo is the BOMB! We had a unique buying process where we were out of state and unable to make the trip to Ohio to view houses. Mary Jo took extra time and care to do Facetime video, walk us through houses, and do a ton ABOVE and Beyond what was called of her to help us. An amazing buying experience, cannot recommend her enough!

I worked with Realtor Karen Downing on the Amanda Pohlman Team. Karen went above and beyond with the sale of my son’s house. She was in contact regularly with updates. She started with recommendations for getting the house ready for sale. Months later Karen followed up with a walk through to make any final suggestions when we were ready to put the house of the market. Her team included a professional photographer and concierge that did a fantastic job marketing the home. Karen did an excellent job explaining a common structural problem that already existed when my son purchased the house. Karen spoke to the engineer that conducted the structural inspection so she would have direct knowledge that she could share with potential buyers. Karen was able to reassure clients that it was very unlikely that there would be issues in the future. Another agent without Karen’s excellent communication skills may not have brought the results she did. Karen held an open house with her team on the Saturday after listing. By Sunday evening, we had ended up with three solid offers to choose from. Karen kept in touch throughout the closing process and was able to quickly resolve any issues that occurred. I cannot say enough wonderful things about the Amanda Pohlman team, specifically Laura and Isabella Marotta. My partner and I just closed on our first home together, and without the Marotta’s, we would’ve never been able to find our new house. The process to find out home was overwhelming, but Isabella took us to many houses, I’ve lost count. Isabella would also send us reports of the neighborhood to help give us an idea of the surrounding areas. Both Marotta’s were always avaliable and quick to respond. We ran into some hiccups, but the Marotta’s were incredible throughout the whole process, and made the whole experience simply wonderful.
