We just moved in this month and love it! The building process must have really emphasized the importance in insulations because we don’t hear our neighbors at all! Opening the windows and hearing the fountain is so peaceful and gives you the feeling of being at the beach.

I've lived here for almost 4 years with my sister. We've been very loyal tenants. I used to love this place. Always bragged about The Farms.convinced two friends to move to the complex as well. I hate to post this poor review, but it has went incredibly downhill. Entire apartment (fully carpeted) flooded in 2020, due to a pipe bursting through the wall by the toilet bc of previous poor repair job. No new carpet. That was the first of many issues and a complete downhill spiral. I could go on and on and on. I spend a lot of time away for work and am only home for a few weeks every 3 months in between travel nursing assignments. But I always feel so bad for my sister when I do come home, hearing about all of the issues she has been dealing with here on her own. Our rent has went up over $400 since we first moved here. For what? I understand the economy and rent increases, but this place is 4 years older, NO upgrades. There is nothing new or "more expensive worthy" about this place. I can understand if things were being upgraded. You would think they would do what they can to make things right. But we received a hard no on any rent price adjustment. And the only upgrades offered to us (after complaining) were a free carpet cleaning and some new blinds. While I am grateful for that offer, it seems that even corporate in this community is all about the money and not satisfaction of tenants. In all my years of customer service and the medical field, client/customer/patient satisfaction is always our top priority. Clearly that is not the case here. I understand that it is a business, but we have well over paid our dues to this community over 4 years and receive nothing in return. Very disappointed in the Farms.

Response to owner - my sister has already reached out to the customer care lines and that is the offer she received. A free carpet cleaning and new blinds. After all the problems and issues, constantly having employees in our apartment for 4 years, we were just asking for a monthly rent decrease. She has listed most of the problems in her review. Even with a carpet cleaning and new blinds, this place still is not updated enough to be worth what we are paying. Especially after the tons of inconveniences month after month, that get poorly repaired so things just continue to happen. If we would receive a decent compromise or solution, I'd consider removing or improving this review. I am sure when we move out in May, our place is going to get completely remodeled, then it will be worth that price. But for the next 6 months, it certainly is not.

DO NOT LIVE HERE! We have lived at the farms since June 2020. We fell in love with our apartment. Moving into a two bedroom, two bathroom and one car garage first floor unit. In November 2020 I came home from work at 2am to a flooded apartment. A pipe from the toilet busted and our apartment was filled with 150 gallons of water. Can you imagine if we were not on the first floor? ! Maintenance said it looked as if the same thing has happened before and it was repaired poorly. The emergency maintenance was NOT answering their phone for an hour. I called several 24hr plumbing companies and they refused to come out because unsure if the complex would pay for their service. Finally emergency maintenance called back saying “whoever was on call the night before must have turned the volume down on the emergency line phone”. I was up until 7am with carpet cleaners in my home. We had 4 fans and windows open to dry the carpet. It was unlivable for weeks. Then we had a mold issue in the windows. A/c and heating has been a nightmare. Last summer I had several leaks and a/c was out for weeks. I had to call non stop for some help. At one point the maintenance told me to just “put a bucket under the leak”. Several days in a row they would call me in the morning to let me know they were coming today. NEVER CAME. Still two more days of me trying to contact them and applied more maintenance requests for them to see it before the weekend. Another time our a/c was out I had just turned the thermostat off bc I wasn’t going to let our bill run up while running air that’s not cool. I was away and maintenance came in stating “your heat wasn’t working bc you had it turned off”. Then it took another week for someone to come out to check out the real problem. This summer we had to have an entire new ac unit put in after several wrong determinations of what was wrong. The workers left my carpet a brown dirty mess. I had a backed up garbage disposal. They entered when I was at work and whatever was clogged in my sink went all over everything in the cabinet under the sink. There was food and grime all over my cleaning products along with a water puddle sitting in the middle. Smelled absolutely awful. I could tell they had taken everything out of my cabinet and put it back in there soaked in this stuff bc everything was rearranged. We moved in with a rent of $1,515 in 2020 and it is now $1,935. I understand we have willingly stayed here but it was just convenient for the time being until my sister and I were ready to part ways and move in with our SO. They have been posting these new upgraded units and we are still living with the same old carpet (the carpet that was flooded in 2020), flooring, blinds, cabinets and appliances. I have requested a rent decrease bc we were not aware of these upgraded units until after resigning in June of this year. I am hoping we get our full deposit back bc I know they are just going to tear this whole place out for a remodel and half of the damage here is NOT caused from us. The flood ruined this place but we cleaned and cleaned to keep it nice and put it back together the best we can. Oh and not to mention there was a water leak in the apartment above us. We had a water mark on our living room ceiling and the guy comes in and SPRAY PAINTS IT WHITE. I said “aren’t you going to check upstairs if there is a leak? ” They replied “we asked them and they said no”. Obviously something was wrong! Go check it out to be sure! The water mark was huge. Now we are facing a $737 AEP bill. I called AEP and they say it’s something on the landlords/complexes end bc something is wrong with our heat. They said they will have maintenance come out. Hopefully soon! I have asked for them to compensate the AEP bill and still waiting to hear back. The heat is not on Emergency heat bc we now know that makes your bill higher bc when our heat was out one other time the maintenance told us to put it on emergency heat. $500 AEP bill after that. This whole place is ran awful and the office/maintenance turn over is too much. Do not live here!

The farms are sooo beautiful and we have loved living here and calling this our home now. Best apartment ever so far thank you for having us

There 1 or 2 competent people in the office. Maintenance is slow and you will have call repetitively to get anything done. Timelines are longer than what you’ll be told. Hell you might he gone for a week and next thing ya know you get an email the day before breezeways are gonna be power washed and nobody is around to clear of your porch. Rent has gone up over 400 dollars in 2 years with no upgrades and everything is old. A grandma could work the south gate longer amount of time before the gate breaks again. The neighbors are great. And the land is beautiful though.

Beautiful layout of the complex. It is very quiet and peaceful. On the other hand my rent went up 425.00 in 2 years. The apartments have never been upgraded. Everything is old and falling apart. Every year I had problems with my AC and heat.
