I lived in building 5 and the hallways and stairs were very smelly and gross. The maintenance man is very nice but way overworked and they need to hire more help because it took forever for maintenance requests to be fulfilled. And also they raised our rent while I was living there for renters insurance and made you pay it even if you already had renters insurance boo. Also the management is literally so unhelpful in every single way- they were all really young and seemed to have no idea what they were doing and were all on different pages

At first the apartment was good, but the new staffs are terrible and horrible, they don't care about the renters needs, We had issues with the microwave in the apartment one of the the staff had the audacity to say Microwave is a luxury! And they keep making promises not keeping them, when you want to sign the lease they are always happy and cheerful deceiving people as soon as you sign the lease they don't care.
When I was about to renew my lease they told me i would get my room reprinted, my current lease it about to expire nothing yet, If you want to sign lease with them, any verbal promise, ensure they have it in writing also. If I could give 0 star I would

If you’re looking to smell trash daily and be disappointed by managements shortcomings, live here! Management here is awful. The girls you speak to on the phone have no respect for residents. They make everything way more difficult than things need to be. They don’t take care of complaints and the entire building is dirty. The elevator looks straight out of a horror film and the hallways resemble an abandoned motel. They don’t take care of the facilities or the residents and will blame you when they fall short. This place is about as nice as an amazon box on the side of the road.

This place may not be uptown, but really id rather live here. Management has changed completely from last year, and the people they replaced them with are amazing. They are not your typical staff. I tend to come in and bother them daily (please dont be like me), and they are always welcoming and ready to help me with anything. Friends give me compliments on my apartment all of the time, because they are really nice and well maintained… just the windtunnels may need powerwashed eventually (but not a big deal). Apartment maintenance is the best i have ever experienced. They usually come within two days, and immediately if there is an actual issue (which i only had once). This place is amazing to live at and i call it my home for now.

Multiple break-ins with zero response from courtyard. Neighbor had a male in her room in the middle of the night.couple weeks later our apartment was broken into.

If negative stars were possible, they’d get a -5/5.
Would not EVER live there again. Go anywhere else, because this is the worst management. I initially had a good experience with them, until the management changed from Amanda to some rude rude rude girl. I was getting told that I still owed rent and whenever I spoke with the office, they would correct it and tell me to ignore the alerts.

Then this rude girl who was supposedly the new property manager told me I was wrong and owed a ton of money. I literally kept a log of every payment ever made. She told me they didn’t get a check (that had been cashed in and signed by their office, photocopy was given to those awful people to refresh their memory) that had been given months before. I asked her multiple times to just check and double check, which she rudely refused. She literally hung up on me when I was asking her to verify.

I sent in my own log and the photocopy of the check to Lilly (who is the only good person there, bedsides the Maintanence man) who actually tried to help me. After telling the rude girl (kinda think her name was Emily now) I would be contacting corporate so they can sort it out, she magically sent me an email that she found the “missing” check.

New management took over and I started getting 3 day eviction notices saying I owed money, after having my entire lease already paid off. No one from the office would call me back about it or respond to my emails AGAIN. Just when I thought they couldn’t get anymore unprofessional…. Management needs fired the manager was super rude to my boyfriend after that whenever he would go get a package from the office! They also lost multiple packages and would not tell you if you had one in the office.

My lease was up 7/31 and I still have not gotten my security deposit back (left the place cleaner and nicer than it was when I moved in!) I’ve called the office multiple times, sent emails, and have never gotten anyone to answer the phone or call back or email back. One girl answered and said they had mailed them that same day, however that was almost 2 months ago and here we are! No one answers the phones so I can’t even talk to a manager! They will try to steal your money.

Apartment was not awful but it was super cheap looking. Uneven floors, never changed the air filters unless you have something wrong with the AC unit (2 years, only had 2 filters).

Literally live anywhere else. This place is the worst.

I would highly recommend this residence, Beverly was amazing, she was patient, attentive and helpful - her professional attitude was reassuring and she ensured all items brought to her attention were meticulously handed to the “T” - job well done Beverly and thank you once more!

I have been living here since 3 years now which says a lot in itself. I would highly recommend this place to anyone who wants a comfortable and safe environment. I read a few negative comments and seriously can’t relate. I have never had any issues with courtyard.
The best thing about this place is the management team and the maintenance people. Very helpful and quick. And this is difference between courtyard and summit. The management at courtyard actually cares about their residents. Summit just doesn’t give a damn!

Shoutout to Kayla (both), Beverly, Mich (sorry if i got the spelling wrong), Scott and everyone who works here. The current management is really very helpful, responsive and kind. The previous one was good too! Billy was very helpful.

Everything is hassle free. I think how the management and maintenance works is the deciding factor of how the place would be. And these both aspects are very strong for courtyard. I am definitely continuing to live here. Here are some points that might be helpful for incoming residents-
Pros-
1. Apartments are exactly like the pictures on the website. Beautiful!
2. Fully furnished.
3. Safe and quiet location. Never had any noise issues. Ideal for students. Close to university (0.7mi)
4. Amazing management. Quick and responsive
5. Very responsive maintenance. Very skilled
6. Amenities included as promised
7. Free parking.

Cons-
1. They did shut the recreational area for sometime. It was 24 hours earlier. Then they just had it open until 6pm. I am not sure if they went back to 24 hours though.
2. The bus service was cut down. Although they are going to have the bus until 6pm but still the schedule before covid was extremely helpful and practical (from 7: 00 am to 3: 15 am). But anyway, 6pm is still better than 1: 00pm.

Other than these rest everything is amazing. Again thanks to Kayla, Beverly, Mich, Scott and everyone working here. Beautiful people! And special shout-out to Benji for making everyone’s day!

I'm delighted to sign up for a lease with University Courtyard, a charming community with super friendly staff. The management team in the office is very welcoming and professional. I highly recommend this fantastic complex.

My two years of residence at University Courtyard Athens have been grossly disappointing. In a matter of 18 months, the apartment complex changed management at least twice. To prospective residents – be sure to get any verbal promises made to you in writing. With the several changes in management, communication is poor, and they may deny claims originally made to you when you moved in.
Be aware the amenities (pool, fitness facility, study rooms, recreational room, etc.) may be withheld without reimbursement. This happened during the recent COVID-19 pandemic. When I inquired about this, asking for compensation since these amenities were one of the main reasons why I chose to stay with University Courtyard, they said it was part of the contract I signed. Yet, when I asked to see this clause in the contract, the on-staff manager at the time was unable to locate it; instead, she had to call someone off-site to help her find it. Kind of sad and misleading when the leasing staff themselves are unable to find an important detail such as this.
A few other things of which to take note: the “sparkling pool” as they advertise has not been open for almost 20 months now. Last summer, albeit the pandemic, they filled the pool with a garden hose (took about 3-4 weeks) but never allowed residents to use it. If only you could see what the pool looks like now, in late-May, with its murky, yellow-green run-off sludge mixed with leaves.
Gym equipment in the fitness facility have been broken for months, and despite notifying management several times, it remains unrepaired. The clubhouse water fountain’s filter has indicated the filter is expired and needs replacing for several months. I have also notified the office about this problem – again, to no avail. Reasons being? It's pending corporate's permission or “maintenance is getting to it”.
Outdoor matters: There have been a series of vehicle and apartment break-ins at University Courtyard. There are no security cameras to monitor the lot and certainly no security guards on the premises. Consequently, management will be of no help if this happens to you.
Now about pests. My unit had ants crawling through an outlet in the living room. While an exterminator did come and spray around the perimeter of the living room area, ants continued to appear. I again called the leasing office but this matter continued to be left unaddressed and no phone call or email was returned. Therefore, you may have to resort to taping up the outlet and buying ant traps to set throughout your unit.
Now, I do not blame the maintenance staff. In fact, I am appreciative and impressed by their efficiency. At times, there has been one man single-handedly managing all of University Courtyard’s maintenance issues. But having one guy with the responsibility of five apartment complex buildings plus a clubhouse? Seems like a poor choice.
Let’s talk about the outside grills scattered throughout the property. They look nice, right? I have also had to provide my own propane because their tanks, which management has explicitly stated are their responsibility, are often either empty or simply missing entirely.
Would it concern you if your landlord periodically sent you emails stating your rent payments are overdue or you still have unpaid utility charges? That happens here. Despite utilities being included in your monthly rent, I have received countless false automated emails stating I have not paid my bills, or my rent is overdue. While management has repeatedly stated to ignore these notifications…this shouldn't be a recurring issue.
Finally, to incoming HCOM students: be warned. Unless you’re one of the few that get assigned to Athens for rotations, you will be required to move to your new clinical site by the end of June, at the end of your second year. Management is aware of this but does not cater their leases to this common problem; consequently, you'll be paying another 1-2 months despite no longer living there.
Go somewhere that takes better care of their residents and facilities, like Summit or The Falls.

I did not feel safe at these apartments. My apartment/my own bedroom got broken into during the night and the property does not have any security cameras. After the third break-in, all the property did was close the courthouse, taking away residents privileges that they pay for. Noise is also a problem on the property as previous reviews mentioned. I had rocks thrown at my window by other residents during finals week and constant yelling. I will say though, the maintenance team is THE BEST I have had in Athens! I got my requests filled the same day, which is rare to find usually. If you are planning to live here, the security system will be your best friend!

I would not live here if it was one of the last places in Athens. Think twice before signing here and then sign somewhere else. I've been having issues with excessive noise coming from upstairs neighbors, and the staff and manager have been useless in helping resolve the issue. They say they're handling it and meeting with the upstairs tenant, but after half a year, clearly nothing has been done. Tried to resolve the issue with the neighbor myself, but he turned out to be quite aggressive. The hassle certainly isn't worth the price. Save yourself the headache and sign somewhere else.

Black mold and unreasonable noise levels. This is unsuitable for students or honestly, anyone who values their sleep. Office does not resolve issues and you will be stuck in an extremely noisy unit!

I am sharing this review out of my apartment here, my humid, mold and centipede infested apartment.we had THICK BLACK MOLD FOR FOUR WEEKS WE SENT IN FOUR MAINTENANCE REQUESTS AND VISITED THE OFFICE ABOUT IT TWICE - THE AIR IS MOIST IN THE APARTMENT MY CLOTHES FEEL WET FROM THE AIR IN MY CLOSET AND SINCE ITS SO WET AND GROSS WE HAVE A CENTIPEDE PROBLEM THAT MAINTENANCE WONT COME TO FIX and i was also charged almost 400 more than im contractually obligated to pay for rent! Don’t rent here!

I enjoyed living at courtyard apartments; I only wish the strict rules about on time payments would be reciprocated by quick refunds of the security deposit. I moved out and have no idea when I will get my security deposit back
