WaterStone at Carriage Trails, Tipp City OH

Was a resident for 3 years and it was an enjoyable experience. Close proximity to restaurants, retail and commuting. It is a friendly community with nice amenities. Property managers, Ashley and Jen, are very helpful and a pleasure to work with!

I love living at WaterStone Carriage Trails! I have always felt SO safe and welcomed. The environment is really clean and taken care of.

After selling my home, I knew it would be difficult to adjust to apartment living once again. Waterstone at Carriage trails made this decision easy. It has beautiful landscape and the amenities are great. The office staff are very pleasant and helpful. This has been a nice transition from owning my home to renting.

Excellent choice for our temporary housing. We are building a new home as we sold ours very quickly. Luckily after reading several reviews we found Waterstone. With a Very warm welcome from Ashley Z and a short tour on the spot, we signed our 6 MONTH LEASE immediately on the spot. After being here just a couple weeks now I must say we abolutely love it. This quiet little community is spacious, clean and well maintained. We could not be happier with our choice. Our daughter also loves it and actually called this home just earlier tonight. Thanks Ashley and the Waterstone community for everything to date You are making our transition seamless!

Very quiet and pleasant place to move to and live. Would absolutely recommend and Ashley is amazing getting anyone settled in smoothly and answers questions and very helpful. If you’re looking for a friendly and quiet community with nice amenities this is the place.

I’m currently living here while my husband is deployed and all I have to say is wow! Since I’ve moved in they have been nothing short of amazing. Anytime I have an issue or question it’s resolved within minutes. My kiddos love the on-site park and all the dogs on property. If you want a quiet but family friendly place to live I highly recommend Waterstone.

I’ve absolutely loved living here! The apartments are high quality and I never hear neighbors through the walls. The office staff is extremely responsive and maintenance requests are always resolved within a day or two. Overall, gorgeous, well-maintained community and this is coming from someone who is very picky with apartments.

I am very grateful for Waterstone! When my brother and I first started looking for apartments, we thought we would never find something we liked/could afford. But then a friend recommended WaterStone, and we have never looked back! Especially with the onset of COVID-19, I was very grateful for the updates from the front office and their willingness to keep us safe.

I relocated to Ohio for a great job opportunity in June of 2019. I had very limited time to secure housing. I was provided a list of properties from my director and after careful research i chose Waterstone At Carriage Trails. I really liked the fact that after hours of sending in my request, Jen the property director reached out to me. She was amazing right from the start. She went above and beyond to go and take videos of what the places looked like. I found this to be helpful, not that they do not resemble what is posted on line, because they do. From signing the lease electronically to getting my keys the process was flawless.

The property is well kept and the entire team takes great pride in that. From the first few months of living their I had nothing but good things to say. Fast forward to the end of my first lease. I still have great things to say. I can be a difficult tenant at times, I expect a lot when it comes to maintenance, etc. I can say the few times I have had a concern, Jonathan the facilities Manager has been there to address my concerns. Jen will follow up or sometimes also have Ashley the assistant manager also follow up. She is great too! She has helped with a missing package and really good about staying on top of issues.

Fast forward to month 13. Despite the COVID pandemic and how much life has been shook up, Waterstone has still delivered. I was not super impressed with the lease renewal rates and Jen went above and beyond to help me negotiate a price/term I was happy with.

I am sure you could find better communities that are cheaper, but what you will not find is a director that is all in each and every time. A place that is super safe and has no issues.

I can’t say enough about this place. Jen the manager is amazing she is prompt with responses has excellent customer service and is very friendly. Maintenance is prompt friendly. The grounds are very well-kept my young son loves the nature here we have seen rabbits baby birds and also garden snakes. The ponds are beautiful with baby geese and also baby ducks this time of year.
All of the residents are friendly with lots of dogs Always on leash and well kept dog parks. They have a small playground for children which is nice for a short play dates to walk over. I don’t regret moving her at all it’s everything we expected and more, easy living!

My family and I have been at Waterstone for one month now, and we love it. Very nice apartments, and the surrounding environment (landscaping, etc) is great. Also key is that Waterstone is in the Bethel school district, which was important for us because we have two children, and that it is directly across the street from Carriage Hills, which is one of the nicest metro parks in the Dayton area. The community directors, Jen and Ashley, were very helpful and patient during the application process, and have been very responsive since we moved in. I highly recommend.

The location is awesome. Close to everything while at the same time I have views of wildlife from my deck. Everyone is friendly. The staff are wonderful. I come from a small town and feel very much at home in my apartment. It is very pet friendly here and several friendships have developed at the dog park while our pups play. Any maintenance requests are handled almost immediately. There is so much storage! The color scheme is pleasant and it was easy to make this place my cozy home. My neighbors are quiet and I had no problems working from home the last couple of months. The outside areas are well kept and I enjoy walking my dog through the complex.

I've been here almost 2 years and really glad I chose Waterstone to call home. If you have dogs, the runs are a great place to let your dog off leash to get some play time in. The workout area is nice to get some cardio in if I don't want to go to my regular gym. The landscaping is well taken care of and I have plenty of space in my unit. The few maintenance issues that I've had have been addressed quickly.

This was my first experience living in an apartment by myself after separating from my spouse. My experience with WaterStone was positive from the first e-mail I sent asking about looking at a unit. The management staff are fantastic. The maintenance staff are fantastic. Anything that's broken is never questioned and fixed the next day while I'm at work. The grounds are kept up well. Everyone is friendly. If I ever have a question, I can simply e-mail the property managers and I always get a quick response. I feel really taken care of here. The price is a little high yet still competitive, but the stress that is saved is worth it if you can afford it.

The management team has been excellent in communicating during the Pandemic. Hard but responsible decisions were made in closing amenities. I hope that they open soon, and I'm sure I will know the minute they do thanks to that great communication.

Prior to the pandemic, they were doing lots of fun events in the club house. I have yet to make it to one, but I think it's great that these activities continue. Recently they brought free breakfast to anyone who wanted it on a Friday morning since the club house is closed. I was unfortunately at work, but I thought it was a fun activity and was happy to see it offered.

I am several months into my lease and very happy so far. I will update my review if anything changes!

Living at Waterstone at Carriage Trails for the past year has been a wonderful experience.

The complex is very nice and the maintenance team does an amazing job of keeping up with all of their planned activities as well as responding to any unplanned needs that come up. The location is perfect - still seems like living outside of the city, but close to anything that you would need.

The community directors, Jen and Ashley are the best. They do an amazing job at keeping us up to date on what's going on here in the community and responding to any requests that all of us have.

I would recommend Waterstone at Carriage Trails to anyone looking for a great place to live!
