My car tire was stolen on my moving day. It was just left propped on a random jack. My vent window was also smashed during my time here.

It was fine if you aren’t home all the time. Other than that, it’s hard to reach maintenance or anyone in the office for help. Most of the amenities are forever shut down and broken including elevators and trash shutes. Constant flooding of washers in every unit I’ve moved into. It just is.

The management at 13th & Olive is atrocious and cuts corners everywhere. On the first day I moved into my apartment, I discovered mold growing in my bathroom, despite my lease stating that the rooms had been inspected beforehand. It took five days to clean it, and only after I threatened to call the local Health Department. My room door was broken, and it still hasn't been fixed. Even though I pay $25 a month for drawers, I don't have any in my apartment.

If you rent furniture, be prepared for several missing items. Cars are constantly broken into, despite supposed security efforts. Broken glass is an everyday sight if you walk into the parking garage. The cameras inside the garage are broken, so good luck finding the culprits. When something is broken, it never gets fixed unless it affects a majority of the tenants.

Someone broke off the handle to access the parking garage stairs, and instead of fixing it, management put up a sign saying "EXIT ONLY" with a warning that anyone tampering with the door would be fined. This is illegal, but they'll get away with it because everyone has such low expectations of the place that no one bothers to complain.

After six months at 13th & Olive, the WiFi, water, heat, and elevator operations have broken entirely for weeks to months on end. I had no heat in the middle of winter for two straight months. My cold got so bad that I had to go to the ER. Everything is run by college students, so all of the staff are completely incompetent.

If you're looking for the cheapest, bottom-of-the-barrel, and questionably legal living experience downtown, then 13th & Olive is the place for you.

Ashley A.was very helpful in resolving my roommate situation and she was a very sweet person. We need more staff like Ashley because there are some people that don’t even bother helping

I would not recommend this apartment. The unit was very dirty when I moved in and there was none of the furniture that I was being charged for. The majority of our appliances were broken or broke very quickly and the bathrooms had mold. Management is very hard to reach and very unhelpful in solving these issues. The prices seem reasonable until they start including charges every month for things they should be responsible for. I would highly recommend looking at other apartments instead.

I would never recommend this place to anyone. Terrible management, terrible apartments, pool/hot tub is never clean or working. I can list names of office staff that kicked me out after my washer was continuously broken for almost a year they charge me $500 for coming to try to get it fixed. Luckily their corporate office reimbursed me. Unfortunately, I’m still subscribe to their emails and I just received how they’re doing a giveaway in return for positive reviews so please recognize most of these stars are fake an hour for entries for giveaways.

Don't be fooled by the inexpensive rent.
You will be charged for every kind maintenance call. They charge $50 if you lock yourself out when the main office is closed.
They straight up scammed me with an offer for a $300 gift card for renewing my lease. One minute, it was all filled out and good to go, then I get a call a week later that a single page didn't get initialed.

The staff was super welcoming and helpful. I was able to get in contact with the leasing manager and she was able to help me with the leasing process. The whole process was easy and quick thanks to her. Highly recommend!

Terrible living situation, do not live here.lived on the olive side. I didn't have a mattress for the first month I moved in because they "didn't have enough", our apartment was not clean at all before we moved in, we had to buy replacement locks to our rooms because they didnt work and maintanaince didnt come to fix them, our fridge beeps very loudly and is broken and also has a ransid smell, we have mice in the commonspace so we had to buy door stoppers, the wifi constantly doesnt work and the elevators are constantly broken.worst part is we couldnt even tour before signing a lease so we didnt see any of this for ourselves until it was too late. DO NOT LIVE HERE, THIS PLACE SUCKS. I WOULD RATHER LIVE IN A TENT ON THE STREET.

When I moved here, I moved into an unclean apartment that was previously infested with carpet beetles. Following an apparent extermination, 13th and Olive did no further clean up work before I moved in and has not done any since. Despite this and essential amenities, such as the elevator being unusable due to maintenance on and off for the past 7 months that I’ve lived here, management and staff have been evasive, demeaning, and disrespectful in any engagement I’ve had with them in search of solutions. Having lived at other apartment complexes in Eugene, I can say it is the management and staff at 13th and Olive that prompt me to warn you about living here. The high rate of staff turnover and managerial negligence I’ve witnessed here are concerning. I wouldn’t recommend a friend move here.

Terrible place to live. My heater has been broken for months and my friends down the hall heater also went out. 13th and Olive never did anything about after countless maintenance requests. We had to go out and buy space heaters in order to stay warm. There is always something wrong with our apartment and multiple has had the same problem. I would never hear again and hope no one else does as well.

I'm sorry but you couldn't pay me to resign my lease here. First off, the apartment wasn't cleaned since the last people had moved out (which had been about a month) and it was FILTHY. Then, the FURNISHED room that I paid extra money for wasn't furnished- for TWO MONTHS. I slept on the ground for two months, didn't have a dresser for two months, didn't have a desk for two months. Nothing for two months. They also never gave me the $100 (small amount of money for the massive inconvenience) they said they would for the furniture being gone.

I wish I was done but I'm not.
The glass on my window is broken. I submitted a maintenance request a few days after move in and as of today, January 24, the request has been marked as completed and they haven't even come into my apartment. The living room lights dont work- that they also marked as completed but was never fixed. Our washer and dryer stopped working- I requested 24 hour maintenance and yeah we got it fixed, 1 month later.
I was told I would be paying around $630 for my teeny tiny apartment- last month I paid $750. I dont know where the extra charges came from because they don't give details!
This place is dirty and stinky and sketchy and I can't wait to be out. If you're looking into renting from this place, please, dont, and just spend a little bit more money for a little less sh*tty apartment.

Affordable apartments with amazing amenities. All units have stainless steel appliances, granite counter tops, in unit washer and dryer, and a microwave.

Just lived there for 4 months and they charged $160 for cleaning even I decently cleaned the space. They will charge $85 for just carpet clean, no matter how properly you clean.

Where to start…

-management doesn’t care about the tenants, besides squeezing every dime out of you they can
-submit a maintenance request? It’ll be at least 3 Months before they even have someone come to look at stuff
-moving in? Yeah, you’re gonna be missing furniture and your room and the common spaces are gonna be dirty
-have a complaint? They don’t care.
-trying to talk to management? Good luck, you can only get them by email and even then they rarely reply and if they do, they won’t do anything.

And if you notice, all of these bad reviews have the same copy-paste response from them. I guarantee you this review will have it too.

Save yourself the hassle. Don’t move to 13th and olive. The price isn’t even worth it

Love love love living here! The location is perfect and if you need help with questions, Toby is always edger to assist me whenever I have a concern. Would say 10/10 if possible.

Avoid at all costs. Son had no furniture available when rented and no additional compensation or early warning was given for their lack of their ability in supplying furniture. Had to scramble to get temporary bed and lived out of boxes and suitcases. Six months later, he is still missing half his furniture.
Fire exit still hangs by a wire in the hall. Fire extinguisher was past expiration. When they came to check months later, they resolved by removing and not replacing extinguisher.
Units were obviously not inspected after previous tenants moved out. One of the units had black, matted, damp carpet that they had to come in to replace. Tenant had to sleep in living room until they replaced the carpet.
Plan on the need to deep clean your unit before moving in.
Don't get lured in by the "pool and hot tubs" they are often broken and the whole area gets closed for use while they are "under repair".
Management is a joke and does not care about tenants. They only care the rent is on time. Oh, and they schedule their inspections during Finals week!
Save yourself stay away!

The sidewalks outside these buildings are a hazard! I have to walk past here on my way to work and have fallen multiple times. They're barely tolerable dry, and as soon as they get wet you have to be careful not to slip. With the ice this December my feet flew out from under me and my head hit the concrete! And that's with me trying to be careful! Imagine if I had no forewarning on the condition of these sidewalks. They're also incredibly uneven and honestly feel quite cheap. Picked the wrong corner to cut on budget, that's for sure.
