20210206 update: Jessica's team continues to be awesome! My insurance company upped the policy on my home by $168 per month for no apparent reason, and I was too busy to jump on that, but Jessica's team automatically sent another insurer with a much better quote my way. All in all, my monthly bill is probably going to drop thanks to this little kerfuffle and to Jess.

Jessica has guided me through three mortgage so far - a primary mortgage around some very tricky debt: income issues while I was still trying to sell another house back in Baltimore, a refinance that rocketed me forward towards pay-off by about a decade for only ~$100 extra per month, and a fantastic second mortgage on a wonderful rental property.after giving me great advice last year on how to secure a big down-payment on that rental property. She's been incredible to work with each time, which I guess is demonstrated by the fact that I keep returning to her.
