Good communication and good ideas.

Since our financial outlook is changing could we also change to a greener environment with less chemical use on the lawns and plants A weed, if mowed, is a good looking lawn. And be proactive by collecting water when available and using it in the drought months.

I have called and left numerous messages and haven’t received a call back. I was told upon being transferred, to accounting, today that they were available only to have it go to voicemail, again. Not sure any of the employees actually work.

I live in condo managed by CMI and I am at a loss for words on how terrible the experience has been. Alex McCaffery is our community manager and I’ve never interacted with a more incompetent, rude, and unprofessional human being. To save time, I will skip over the numerous past interactions with him and skip to the real-time issue that truly was the straw that broke the camel’s back (hence why I’m writing a review).

There are two units below us that have been experiencing water damage over the last week and contractors have been sent up to our unit a few times to check to see if there was anything actively leaking in our unit that may be causing the issue. We have let them in every time, all the the contractors have been very sweet and professional, and we’ve been more than willing to help. Today (midday), I answered a knock at the door from a very friendly contractor asking to access my kitchen sink to test something. It was during this time he let me know they believe the leak may be in a pipe behind the wall under our sink. The contractor let me know he would need to get a permit for our unit and asked when he could have access to cut and drill holes in the wall in hopes of finding the leak. The process below us has been extremely loud (understandably) and because my husband works from home and I am home with a two year old who was getting ready to go down for a nap, I offered first thing Monday and let him know they’d have full access and the family would be out of the way. He said that would be perfect and thanked me, acknowledging that these issues our never easy with a little one running around.

10 minutes later, my husband received a call from Mr. McCaffery who claimed I was refusing to allow the contractors to work. My husband corrected him, letting him know that was in no way how the conversation went and offered to allow them access to the unit in 2-3 hours (giving everyone time to get the appropriate permits and for us to vacate the unit) to which McCaffery responded that the bylaws give them the right to “take the doors off the hinges”. He also suggested that my husband pay for the contractors time while he waited around for us to be ready to which my husband responded ABSOLUTELY NOT. There was no working together to find a solution during this call. McCaffery was a bully and essentially let my husband know that there was no option for us and the call ended after finally agreeing to allow us couple hours for my husband to finish the work day early and my son to nap.

My husband then approached the contractor who was still downstairs working to apologize and confirm that a small delay wouldn’t completely derail the project for him. The contractor reassured him that it was no issue and that he had plenty of other things to take care of before he would absolutely need to access our unit. He also mentioned that there is a lot of black mold in the wall caused by the leak and therefore it would obviously be much better for us to be out of the unit.

What this tells me, is that CMI and their community managers have no concern with courtesy, safety, or just generally human decency. I am glad to have been reassured by the contractor that we were in no way causing a delay with our request, but being threatened to have our hinges taken off the door is something I will never forget. I truly hope this review (and the other terrible reviews I’m seeing) will cause at least one person to reconsider choosing CMI.

EDIT with an update: The company replied to this review and said that they had reached out about a resolution- What actually occurred is that they reached out and claimed they would assist and now have gone completely dark on us again, weeks later. We have received nothing for a resolution and are now having to consider renting an RV for our driveway so we can live safely, and will have to pursue legal action against CMI. DO NOT use this company.

Stay as far away as you humanly, possibly can. If you're about to rent a property or buy a home that is managed by this company, run, don't walk. I am in the process of suing them for refusing to respond to maintenance requests that are now causing my family severe illness and mental health issues due to toxic mold exposure. This company cannot and should not have the privilege of being responsible for people's living spaces if they have no regard for the safety of the space. Again, RUN do not walk.

Refuses to address our faulty and poorly managed (by CMI) roof that has now caused mold in our home, to the point we are sick and having to leave our home. Paying for two places to live, not being in our home, uprooting our kids, all to avoid the illness we have been experiencing from mold exposure. When all they need to is fix the roof and now remediate the mold caused by the roof. We are working on suing this company and will make sure we are taken care of, but want to warn others to save you the nightmare we have had with them - stay far away from CMI

They have incredibly slow response times. I would not work with this company. Alex is especially unhelpful, can’t believe that guy has a job still.

There are so many disappointing experiences. The biggest was them not crediting my account for a payment I made, then charging late fees over and over for months. I just learned that they keep 50% of late fees collected then they charge the HOA for their time persuing the truth. There is no adjustment to correct their own mistakes. If you ask the owners who have been here for a while, they all want the HOA to change management companies!

Poor service. They never call back when they claim they will. The had an internal billing problem and refuse to correct the late fees attributed to their error!

This company is not responsive. They manage my complex's HOA services and everytime I try to reach out to them whether its direct email or via their portal, there is never a confirmation they received my request, a follow-up is always required from my end & sometimes there is no response what's so ever. Useless.

I firmly believe that their positive reviews are purchased. Take a look at their Yelp reviews. Unprofessional, unresponsive, not educated regarding building or property management standards, and bullies. Unexplained invoices, duplicate services referenced, failure to do the simplest tasks timely (light-bulb replacements), no systems in place to track projects, aligned with expensive contractors who provide sub-par workmanship. They should not be in business.

I've had the opportunity to work with Kate Flanagan. I am a Realtor and had a listing at the Greenbriar condos in Gresham. Kate and Kitleigh were super helpful and responded to my questions right away! I also live in Fairview Terrace and she is now with our association. She helped me out once again. It's the communication and willingness to help that I appreciate. As a Realtor I get to see how other HOA associations operate. Believe me they are not all as helpful as Kate Flanagan, Kim Hillpot and Kitleigh have been!
