I lived at Creekside Village Apartments from Aug 2017-Jan 2020. I would not recommend this place. While the exterior looks nice, they seem to put more money into community events and the outside looking good. The washer and dryer broke down numerous times. On one occasion they made me wait the entire weekend to get a replacement dryer because they didn't have staff to lift the dryer to the third floor. Then after waiting the weekend the dryer was replaced with a broken dryer. The washer and dryers I had were old and not working well. The washer was really loud. I actually opted to move to an apartment called Woodlands which has on site (not in unit washer) because the ones I had a Creekside kept breaking down anyways. I also didn't find the office staff very friendly. At times they seemed rude and like I was an inconvenience when I stopped into the office. I felt more like a number than a person to them. The bottom line seemed to be money. You really are paying for the location because it is near the mall and has good walking paths nearby which I enjoyed. My neighbors had an enclosed screen on their porch and would BBQ. I was on the top floor and smoke filled my apartment when I was using my screen door. I told the office staff and they disregarded my concern. It seemed like a safety hazard to grill with a screen around their entire porch. Once when one of their maintenance guys was there fixing something, I asked him about the screen and he said it was against rules but he couldn't help. So I called the front office and they said they would look into it and never did anything. Another issue I had was my dishwasher leaked internally and created mold in my kitchen floor. When I spotted the mold underneath the sink, they ended up having to rip out the entire kitchen floor. AND they tried to bill my renter's insurance behind my back without telling me. Thankfully my renter's insurance didn't pay them because it was their fault for having an old dishwasher in there. They replaced the flooring and dishwasher but I was without use of my kitchen for several days and they did not reduce my rent that month. I had already decided not to renew my lease since the rent kept going up and I wasn't getting anything more. The last month I lived there one of the buildings across from mine went up in flames! They had unsafe people renting and the neighbors had felt unsafe and the management didn't seem to be doing anything about it. It was really scary to be that close to a fire in my apartment complex. I think the management and staff really needs to get their stuff together and care more about their tenants. I would not recommend this place. They have since repainted the exterior since I moved out, but no idea if they actually decided to improve the rest. I also got quite a few spiders inside during the summer and the windows and doors had poor sealing. I recommend Woodland Apartments (cheaper rent, awesome manager that gives out dog treats and treats you with kindness and respect). While the outside of Woodlands is nothing to look at, I prefer better management and the inside seems nicer too. I have never written a bad review on apartments and it took me a while to do this. I think people need to know what they are getting themselves into before they move in. One positive note is that maintenance was fast about repairs, but the problem is you will likely have a lot of repairs and possibly get broken replacements. Also the hot tub was randomly closed and I thought they should alert residents when this was happening. Best wishes on your apartment hunting!

It's time to move.
Our possessions grew and the baby grew!
Our time here was relaxing and we enjoyed that community events were scheduled and it seemed there is a acknowledgement of what is important in our life.
We know we will miss the ease of getting maintenance to come fix.
It is my first rental in a apt complex and the staff had me pleasantly surprised. We will miss the occasional package delivery and door decorating competitions.
We wanted to acknowledge that we see an on going effort to make Creekside Village safe, comfortable and a proud place to call home.

I'm writing this during a time where a pandemic has really changed everything and none of this is on the staff at Creekside.
My partner and I chose these apartments on the basis that the unit we chose was going to be close to the show room we were shown. That, of course, was not the case. Our apartment unit is one of the older ones that hasn't been renovated and we were told that upon signing the lease, but the unit was and is still in a lot of need of repair. There are giant cracks along our windows (will get to that in a moment), a crack that is behind the wall of our oven, cracks in the bathroom, walls.etc. The cabinets and doors are showing their wear and tear extensively. There's just a long list. With all of that, we moved in, met our neighbors, and loved being on the third floor viewing the river trail.
Now we are into Covid-19. My partner and I fortunately have kept our jobs, but now primarily work from home. At about the beginning of May, we started getting construction crews coming to the apartments. There was not a lot of communication from the staff as to what work was being done, but it's now July and they are still here. We went through a month and a half of hammering on the walls while working from home as they replaced all of the apartment siding. Next came painting of our apartments with a need to remove everything from our patios. All of this being done while construction workers take up our guest parking, officially eliminating spaces for the second car in a household to park anywhere. Going back to the cracks in the apartments: most of the new ones are from the construction and the only repair that can be done is painting over them. Last, but definitely not least, of this ongoing construction nightmare during an extremely stressful time, is the need to repaint and powerwash the car ports and parking lines. Now this time, we were asked to not park in our car ports and then, not park in any parking in our section of the apartments as they repaint. Do not fall for the common line "we have plenty of parking. " This is the first apartment complex I have been in where there really is not enough parking for even the amount of people who live here. On top of this, towing our cars will happen if we don't move, a $500 amount during, again, a pandemic that has cut wages for a lot of us.
I do not blame the staff for having to follow through with what CTL Management makes them do. But I absolutely loath this management company. During this time, they clearly have had enough money to fix the outside of the apartments and the roundabout, and chose to do it during a pandemic. The lack of empathy is appalling but not surprising from a company who clearly does not care about it's tenants. If they truly wanted to save money and make living here a better experience, they would have done continuous repairs and upkeep each season to avoid a large cost construction, just like any home owner would do.
All in all, after viewing a privately owned apartment community in Medford that our family lives in and works for (Charles Point Apartments), the difference is just too astonishing to even list here. Clearly the management company there cares more about there staff and tenants. We are disappointed that we may have to rethink how long we live here, considering where the apartments are located are some of the best available.
Thank you to staff for trying their hardest during this time. But I am beyond done with CTL Management.

The location is really nice, but there are a lot of similarly priced apartments nearby. I would not recommend moving here. Since we moved in, there has been almost constant construction, and it has been enormously disruptive. Management does not seem to care beyond getting you to sign the lease. Other complexes also have opened their amenities, while this one hasn’t. I feel pretty strongly it was a little disingenuous to not warn us about their months long construction when we moved in, because it has caused so many problems for us. The 2 stars are for location. I’m sure they will respond similarly as they have for other reviews claiming they communicate through multiple media platforms, and these projects were planned a year in advance. If that’s so, we should have definitely been warned at move in. Recent 1 and 2 star reviews reflect our experiences as tenants.

The disturbances (large and small) have been nearly continuous and show no signs or stopping soon. I have never lived somewhere that disturbs residents this much. This week we got a notice they will open our door to paint it, and keep it open for 30 min while we are at work so we have to lock our pet up all day. It’s not one single incident, but the constant pattern of issues that makes me say look somewhere else.

It goes beyond occasional issues to the point that not being disturbed weekly is unusual. We had workers set up outside our bedroom window for at least 3 weeks. At 8 am workers were close enough to the blinds I could see their faces through the slats, and the noise was constant. There were multiple days their work was so loud as they worked the apartment walls shook. (this is not an exaggeration). At one point what they were doing caused huge amounts of dust/wood shavings to come through the walls and cover a chunk of our living room. It didn’t ruin any furniture because I was home and saw the wood dust and debris flying down the inside wall and moved everything. Management could have at least checked in with us. Look at nearby complexes. They are similarly priced, some have their amenities open, and you can do better than here.

Update 10/16/2018: We’ve changed our rating from a solid 5 to a one (no stars if I could) the staff in 4 years has changed about 6 different times and the nice helpful, eventful staff I used to visit daily have all changed, from maintenance to the office. No almost everyone is cold insensitive and rude there is absolutely no communication between workers. We have had more write ups and paperwork in the past 6 months then I have my entire 20 years of rental history. Fine if I actually did anything they said.smoking in apartment while apartment was vacant two weeks, all of us went on vacation came back to rude letters threatening eviction. Back porch unsightly and cluttered, yet when I took pictures and asked the office for further explanation no one could seem to further explain. They no reason opted to not resign our lease. Never missed a payment our neighbors loved us. My roommates mother died 5 days before our lease was up, while out of state for the funeral they called asking for the keys 2 weeks early. We paid the months rent. They gave us a prorated amount for the 4 days while out of state, again paid the full month, 4 days =780 bucks. Rent was1400 for the month. Me and my roommate are both disabled, we asked for a reasonable request that 90 days be given, I’m physically disabled and my roommate is mentally disabled, after her mothers death, she just shutdown, The reasonable requests was under Americans Disability Act, as well as the fair housing act in Oregon, the office accepted said, ”take all the time you need. ” Then proceeded to harass us for the next 7 days until de, adding we gave a move out date (seemed pretty simple, a request 90 days, that’s our move out date, 90 days after submitting request.). They demanded I gave 30 days notice before the office closed that day. 35 days later still searching for a place and trying to move everything out myself, while I was literally taking a load to my car, I came back in to get more, door was wide open with me 5 ft from the door. They came up said nothing and attached an eviction notice to our door. Saying we had 2 days to leave. All our belongings were out already we just needed to clean. These folks left us disabled, dealing with a traumatic family death, homeless. We gave them no trouble, paid every time on time, so beware of going into business with these guys, we loved it there until the new regime took over then so much hate. To top it off we no owe FTL apparently 1000 dollars that’s for the prorated 3 days we were there the have since ruined our rental history, credit, as well as my roommate whom vacated the property 2 years prior but management wouldn’t just take his name off the lease garbage company management and employees

Office staff are probably some of the most friendly apartment management staff I've experienced.

I don’t feel the need to be redundant here considering all of the other reviews that mentioned this, but I will say it anyways. The staff is horrendous. The quality of the apartments is very poor as well. Very surprised with how each lease renewal it keeps going up $200 EACH month. You can really tell that they are taking advantage of their residents. No one can afford that except people moving from higher cost of living areas! They clearly aren’t putting that money back into the property considering how dated the living spaces are!
I’m well versed on the increase to value and the role that plays on their taxes etc, but nothing warrants each apartment increasing THAT much per month EVERY year. Not ok at all.

Awful place. Super loud kids everywhere. Dogs poop literally everywhere. People do not clean up after their animals and I can’t explain how many times I’ve stepped in feces. The floors are so creaky and loud above you and your own floors as well. With a small child the floor situation is quite miserable while they try and sleep along with of course the thin walls and kids jumping around all over. People let feisty dogs walk without leashes and do not try to contain them. Dryer in apartments is a plus, but you can always hear everyone else’s laundry going. Also, in the bathrooms you can hear the person downstairs flushing and their bathroom fans as well. The maintenance is also poor. The closet doors in our apartment have never been fixed on the tracks and always come off and are a hazard actually. They try and come “fix” things when they should just invest in a new track for the door. I don’t quite understand the thought process behind that. The area is semi quiet except for the excessive amount of people that go through the apartment dumpsters. Not sure if it is homeless just recycling or something else, but definitely would recommend shredding all of your mail. This will occur in the middle of the night as well and can be quite loud and heard from your apartment. Just please make an informed decision before renting here.

Always clean, well maintained property, quick maintenance service when anything is wrong in our apartment, we love the onsite gym and pool. The property it’s self is great as well as all of our neighbors! Staff is always friendly and answers any of my questions thoroughly. We’ve been here for 3.5 years and love it. The only downside I can even think of is for the price of rent, it would be nice to have higher grade carpet or something that hold up a bit better than the current carpets and thresholds. Aside from that minor thing, we love it here and it’s a great location.
