Easton Ridge Apartments, Happy Valley OR

When I first moved in rent for a 1 bedroom was 605.00 in 3 years it went up to 950.00 Toilet overflowed when I was at work and flooded our apartment and the two below me. Not my fault and I feel sorry for the people who lived under me. I had renters insurance and the office wouldn't work with them to give them the paperwork they needed to settle the claim. Said it was my fault the toilet overflowed, so I ended up having to file bankruptcy because they were after me for $26,000+ and evicted me because I couldn't pay it

Excellent office staff. I had an awesome experience with the move in process. The staff was friendly, helpful and professional for the entire process! The complex is quiet and family oriented. The grounds are well kept. I love living here.

The office management is kind, with all the new staffers they hired in the past year. But, they leave early often and usually unexpectedly, so sometimes you come and they're gone by 3: 00 or 4: 00.
They are picky on paperwork and getting every detail they need covered, so it gets kind of bureaucratic. But with the kind of housing this is, you should expect it.
With this many tenants, expect that your problem is not going to get resolved immediately​; they have a lot on their plate, so be patient. They're will resolve your issues eventually.
I wish the parking situation would be better, where guests were allowed easily and towing wouldn't be so common. But, space is limited, be aware. Parking passes can be a pain if you forget to get one for your​ visitor during business hours.
Sometimes sketchy people are in the area, but it's usually peaceful and calm in the complex. Cops aren't too far, either.
Overall, inside, apartments are comfortable and airy, not too stuffy with all the windows you can open.

Affordable place to live.

*UPDATE*: the parking situation has changed. Guests are allowed only to park in the complex between 9: 00am and 5: 00 pm. Which means, if they come in the evening, you best be telling your guest to park on the street, or else they will get towed. Such a shame, since the street is sketchier in the night. Also, the complex has a patrol at night. Overall, I don't find the place too noisy from tenants, but rather uncomfortable at night, because we got lots of strange activity from being so close to the bike path. Beware.

Pleasant experience with management and maintenance all together. Apartments are bigger than expected.

Terrible management. They are extremely unorganized. They never call your rental references and will tell you since they didn’t answer (because they didn’t actually call) that you have to pay the biggest deposit. They had me come in thinking I was completely approved and ready to get keys. I signed my lease and everything and was about to pay them the deposit. But they didn’t submit all my forms and never really got me fully approved. If you’re looking for a place to get in Easy because they don’t do the footwork, rent here but I’m sure you will have a hassle getting anything fixed in a timely manor. Worst experience of my life when trying to apply! I’m actually happy I didn’t move in. Also if you don’t have a sticker on your car, yet parked in your reserved spot you will get towed. No friends or family can park in your reserved spot neither or they will tow you.

I REALIZE THERE ARE 400 APARTMENTS HERE, AND IT TAKES TIME FOR THE STAFF
AT EASTON RIDGE TO TAKE CARE OF ISSUES OR REPAIRS.
BUT THE PRICE IS RIGHT~
THE APARTMENTS ARE SPACIOUS~
AND IT IS ACTUALLY PRETTY QUIET HERE~
THERE IS ALSO SECURITY THAT PATROLS HERE~
AND SOME AMENITIES~
ALSO THERE IS WASHER/DRYER HOOK UP
THERE IS A LAUNDRY ROOM~
ON PUBLIC TRANSPORTATION~
AND CLOSE TO THE MALL AND MANY OTHER SHOPPING CENTERS.
ALL WITHIN WALKING DISTANCE
OR BY VEICHLE IS GREAT.
THE PARKING WELL IF YOU DON'T GET A PERMIT. YOUR NOT GONNA HAVE YOUR VEICHLE WHEN YOUR VISITING YOU WILL GET TOWED.
SO YES THIS IS A HOME FOR MANY PEOPLE
THEY DO NOT MOVE OUT OFTEN
FROM HERE SO. IF YOU WANNA LIVE HERE YOU BEST HURRY & GET SIGNED UP ON THE LIST. OK. OTHERWISE.
THERE ARE MANY APARTMENTS IN THE AREA AND GET YOUR APPLICATION IN QUICK
OR YOU WILL LOOSE OUT.

WELL, YOU GOTTA FIND A BETTER REASON.

The grounds and landscaping are pleasent, clean and mostly quiet. Apartments are adaquetly up to date, spacious and well lit.

Their website and option to pay rent online has been down since the end of Dec/2017. It's almost April/2018 and I'm still unable to pay my rent online. This is becoming an issue. How long does it take to fix your website and payment site.

The management staff has always been super nice to my fiancee and I. We had a leak in our bathroom and they were quick to respond and help. I have never had any negative experiences living here. I have lived here for about 9 months and plan on staying. Clean and nice apartments.

I was delivering a pizza here for about 2 minutes can back to my car to see a retriver towing employee snapping pics of my car. I've delivered here multiple times but this was the first time a tow truck showed up. I suppose I'll just park in the middle of the road next time.

The apartments are kept really nice and the landscaping is also kept up w nicely. The staff is friendly and professional. They are eager to assist you with anything, especially Ariana and Katie.

Freshly remodeled apartment community that is within a short distance from everything. Ariana, the manager, takes genuine care & concern.

Lots of Mold Growth in the windows, bathroom, and carpet, they told us to spray with bleach when it grows back. Rent is fairly low but expect others to pay less then you pay. We pay 75 more a month more then others for no reason. Lived here 5 years now.

I went in there one time to ask a question about parking and the lady that was there decided she wanted to talk on her cell phone and completely ignore me for 10 minutes! When I finally got her attention she greeted me with such an attitude I wanted to slap her! Apartments are good size for a good price but having to deal with that staff is a nightmare! Pay the little extra money and get better customer service elsewhere.

I love the staff at Easton. They are always willing and helpful to solve any problems and issues I have. Super cheery and helpful. Amazing! Thank you for all your hard work!

Loud, obnoxious neighbors. Freaking horrible speed bumps. My truck has been broken into, other neighbors street bike stolen and management still has not fixed leaking, scratch that broken awning on top of building that seriously creates a waterfall on the center on the walkway into our section of the apt. But nevertheless super cheap.

Customer service is really not their strong point. This has honestly been the worst apartment complex that I have ever lived in. I wish I could give zero stars because they definitely DO NOT deserve any.

I tried renting there, as I presented with every piece of paper from my social security statement to my IRA paperwork. And when I showed them my pay stub from PORTLAND, PUBLIC SCHOOLS. They wanted proof of my PERS. Because they considered that income, which it is not. I even had someone from PERS department explain that it wasn't income. Finally after a 2 week battle of said screw it.
