Edge Management is simply the worst property management in the area. Please listen to the reviews. The negative reviews speak for themselves. Edge's responses to the negative reviews are full of garbage. The positive reviews are obviously planted. I lived at one of Edge's properties for over a year and the rental period was terrible, but the move-out (and post-move out process) was the worst. Good luck getting your security deposit back. Get everything in writing. Take photos on your way out if you can't schedule a walk-through. Don't trust a word Amy says. Regardless if they are hiring nice new receptionists, the people at the top are still monsters who care nothing about you, and it will inevitably show in the long run.

Update as of 8/30/2023 - I’m still absolutely loving living here and have had no major issues! I have amazing neighbors and have received nothing but professional and kind communication from Hannah and Maria. I feel that they value our safety and the cleanliness of the complex and take action to make sure these values are upheld. I haven’t had any maintenance issues whatsoever. Truly not sure why so many others are having issues, but it’s been smooth sailing for me!

ORIGINAL REVIEW:

Shocked at how horrible all of these reviews are. I’m not denying anyones experience, but if anyone is looking at these and getting scared away from renting with Edge I wanted to provide my own experience. I began renting from Edge in January 2023, and I’ve now been living here about 3 months. I plan to update this review in another 3 months in case my feelings have changed. While there are certainly some small things that could be improved (the front gate gets stuck sometimes, no AC or elevator) it’s absolutely nothing beyond the typical challenges of living in a non-luxury apartment. For what I pay I am extremely happy with my apartment. It feels new, clean, and everything works as it should. I haven’t had any maintenance issues to report so I can’t provide feedback on that, but a maintenance man from Edge is out here 1-2 times a week taking care of things and is very friendly. All of my neighbors are mature and kind from the interactions I’ve had. Sometimes the garbage and recycle overflow but then the Edge maintenance man comes and clears them out so there’s room for more waste. I feel secure with the gate and locked building door. Chloe from the office was lovely to work with during move in, any concerns or miscommunication were resolved quickly and respectfully. My texts and phone calls were always answered promptly. When I first moved in there was an issue with move-in bonus (for a month of free rent) not being accounted for in my portal. I called Chloe and it was resolved within the day. They were also flexible with me on move in and allowed me to delay sending in the condition report until I was able to get the keys. All in all a super positive experience and I feel very fortunate to live here!

This is the WORST property management ever! All these reviews are true. I’m a current resident, we have been living here for one month and the experience so far is horrible! They treat tenants horrible, every time I call to ask about something you feel like they don’t want to help you and they are super rude people. I wouldn’t recommend anyone to rent an apartment from this people. Please run away……

Update: things get even worse and worse… this place has no maintenance emergency coverage during the weekends, meaning if you find your self with a maintenance emergency like us you can just figure it out your self… This place is really bad, please don’t rent an apartment from this people, just run away.

Another update: please don’t rent an apartment from this people. They increased our rent this year, which we agreed. We have been paying everything on time. And we have been receiving the statements for each month which they didn’t include the charge for the rent increase. However, they charged us all out of the sudden with the charges for the rent increase and also include a late fee in our account? ! This is their fault, they were charging us the wrong amount all of these months and now they want us to take accountability for something that’s their fault. This people is the worse! I will keep updating this review with everything bad that happens. I don’t know who controls everything in this company but they are all the worst people and worst property management EVER.

WARNING: the list keeps getting longer even after I’ve moved out over a year ago! I signed the lease over completely and legally to someone else edge management did a background check and had her sign a new lease drawn up. I gave over my deposit and everything and left legally with the apartment. Nice and clean. But this other person apparently had a breakdown while living there and cause damage to the place or some thing and now edge Management hasn’t amount of over $9000 to collections agency claiming that I/O them this money.you people are disgusting manipulative ugly people inside out. You clearly manipulate and abuse your tenants. So many people here in these reviews have been saying the same thing that you gaslight. Who knows what else you’re just disgusting.

Communication skills are greatly lacking. Childish ways of speaking to people and handling matters. Aggressively passive aggressive staff all the way up to upper management down to lower staff. Incapable of apologies or any wrong doings all around. Out right abusive treatment of tenants. Edge Management staff are in capable of taking accountability or responsibility when it comes to any little thing I have tried to communicate with any of them. Inability to resolve conflict from the staff. Good luck getting a response if you should you need anything. Just eww these people. They give you an icky creepy feeling any time you do interact with them. Not everyone is yet capable of emotional intelligence I suppose. Rent somewhere else. Somehow anytime you try to point out the Cynthia to shoot with the way they handle things they get upset and turn it back around on you. Look at the review history everyone is saying the same thing communication is an issue. Grow up and do something about it you abusive jerks.

Had a tour set up at a specific, confirmed time and waited outside in the sun/heat for 20 minutes before realizing I had been ghosted. The leasing agent had just emailed me to confirm the time 2 hours earlier…. After seeing all the awful reviews I’m sure it was for the best but this was very unprofessional. I even sent a follow up email and never heard back. Communication is lacking to say the least.

Extremely unprofessional. My boyfriend and I left work early to tour an apartment and our edge management contact was 10+ minutes late AND informed us that the apartment had tenants moving in in two weeks later at the end of the tour when we were talking through the application process. It is your job to your apartments that are AVAILABLE. Waste of our time.

The application and move-in process were seamless; Hannah and Maria were prompt to respond to questions and facilitated everything so quickly! I toured a few of the Edge properties and easily found one that met my needs in terms of location, size, sunlight, outdoor space, etc.

I moved in in late February and have only had one maintenance issue in that time (blinds got stuck). The maintenance response was quick and friendly, keeping me updated via text the whole time (I was not home when the repairs were done).

Overall, I am super happy with my home and the team at Edge who have been prompt, friendly, and helpful in all of their communication. Would definitely recommend this company to anyone looking for a rental in the Portland area!

They refuse to return my dead dogs pet deposit even tho I’ve switched apartments since he passed 2 years ago. Said I can never get it back until I leave the complex all together.

I have lived at OrencOregon Apartments for over a year. At first I was so excited. The grounds are so well cared for and maintained. The garbage areas are kept exceptionally cleaned. There is a couple of picnic areas with gas grills Trevor our handy man makes sure they are always full and ready to use. There is a couple of pet areas with bags and receptacles for waste, Trevor keeps them full and taken care of. Parking is tight but everyone is assigned one space and you can rent a second, its the same everywhere so I do not know there is complaint bout that.be real folks.there is several places on the street to park for guest. We pay our rent online which makes it super easy. We can also request a maintenance request and Trevor is great about getting out here quick and right away if its urgent. At first the office was a bit of a mess, but we have a new manager her name is Chole. Chole is kind and thoughtful she will give you the same respect you give her. She has stepped into a little something but I see her working diligently making big steps to have a positive complex and management style for us all. I would ask that folks stop dilly dallying about the past and give this place a chance, I think you will be very happy. The apartments are beautiful, well kept, appliances are awesome, electric is reasonable to low, its quiet and peaceful. Do yourself a good service and call Chloe at Edge Management.tell I told you she would be very good to you. I believe in her and the job she has accepted to make the complex the best it can be. An apartment home is only as good as the management and we have the best now!

If you have rented through Edge Management within the last three years and have a feeling they have been shady to you, I could not encourage you enough to seek legal advice. We sued Edge and won. Our situation started as a security deposit dispute and turned into a significantly larger lawsuit when our attorney, Troy Pickard, found even more laws Edge had violated surrounding security deposits and utilities. Apparently Troy has dealt with them on multiple occasions now. A property management like this does not deserve to be in business. They steal, they pathologically lie, they bully, they manipulate, and thrive off of taking advantage of their tenants. Dealing with them was a literal nightmare, as they created intentional delays and ridiculous hurdles for us to jump through. Once the lawsuit was filed, they initially refused to settle without an agreement to keep this entire situation confidential and not speak negatively about Edge Management in general. Fortunately they eventually caved, as I refused to settle for that; I refuse to let them get away with this any longer. Reading others’ reviews, I can see that we are not the only ones they have wronged in this way. There is no doubt in my mind that they have been doing this for a long time, and have thrived off of people not doing anything about it because it’s not worth the headache (which I understand – my anxiety was through the roof and I almost gave up multiple times, but am SO glad I didn’t). I hope this review not only inspires people to stick up for themselves regardless of how difficult it may be, but holds Edge Management accountable to be better.

Michele Bliss is nightmare. Don’t trust anything this women says.on second thought the entire management company. How Edge is still in business makes no sense. Judging by everyone else’s experiences below, here’s to hoping they will be put out of business.

Please be very careful. Do not do business with this property management company under any circumstances. I mean it. Avoid like the plague. The properties look quite nice, but there are loads of caveats to them. They’re cheaply built, horrid, expensive shoeboxes loaded with issues. Lies from the management and leasing team to get you on the hook, and once there prepare to be sick with worry. I moved into what I thought was going to be an amazing place, August 2022. However, they got a little too ambitious with the date they stated the apartment would be ready. I paid rent at a place I wasn’t allowed to inhabit due to their giant oversight. Maybe obtain a certificate of occupancy long before you list an apartment as available?

Hannah in the leasing office explicitly lied to me about air conditioning. India showed me the place, with no respect for personal space or awareness for the price I applied for. I applied for a one bedroom in June for 1465. By July that number shot up to 1675. For less than 500 square feet. Amy apparently manages this company? She did nothing to right wrongs of employees. There has been zero accountability. Construction crew witnessed smoking inside the building. Edge should not be allowed to be in business. Update: Michele stated “we cannot meet the expectations of your lease, we’d like for you to relocate”. Moving twice in a month due to Edge’s inability to provide a habitable apartment. I did not feel safe in the apartment I rented, and deeply regret the day I applied. Please, for the sake of your health, rent from anyone else. Reading other reviews, it appears the same experience is true for others. If you are currently a renter of theirs, get everything in writing, they’re impossible to trust.

Updates from August: Get everything in writing. Edge is by far the most untrustworthy, awful property management company in Portland. DO NOT RENT FROM EDGE. I rented a property for less than 3 weeks in August and am STILL dealing with the fallout- owed rent for time I did not live in the apartment. Explicitly stated by the manager- Michele I would be receiving back. It has since been 60 days and they are refusing. I was informed by my tenant lawyer they’ve had several cases against them, each of the outcomes showing they were in the wrong. They will steal from you. Don’t give them a dime. Not even an application fee.

Michele- have some integrity, follow through on what you state to tenants. Hannah- stop the condescension, when you yourself are to blame for errors in documents.

Rent from ANYONE else.

Further updates: Edge is refusing to comply and communicate regarding their responsibility to return the deposit and prorated rent. I’ve been advised to continue to remind them, and document the process. If you’re in a similar position, feel free to tag me. Edge is stealing from tenants.

Update 11/1: Caught Hannah in another blatant lie wherein she stated a check was mailed on October 21st for deposit owed back. No such check has been delivered or received. Hannah refuses to answer any emails.

Absolutely awful communication. As a renter, expect to be doing most of the work to view/receive any detail regarding move in. When viewing the property for the first time, it was dirty (walls, carpet, etc), doors off their place, overall not somewhere you could would want to move in. Regardless we were on a tight timeline and they said they could get everything fixed by our move in date, so we stayed with it. I communicated our need to move in late August ‘22 from the start which we were told would happen. After multiple (8-10) attempts at calling/emailing we finally received a response 4 days before our move in date that it was not possible and they would have to push the move in date a week+ after our signed contract date. They provided other properties that were not in our preferred location, sqft, bedrooms etc. We are SO thankful to have found another property and not to be renting from Edge. Avoid at all costs!

Response:
We received an “Agreement to Execute Rental Agreement” which stated that “if agreement has not been signed before 72 hours, the apartment will go back on the market”. This was sent on Friday, July 29th, giving us one business day to sign and no realistic chance of viewing the apartment before it was put back on the market. We foolishly signed this thinking we were dealing with reasonable people. We first toured on August, 3rd and it became abundantly clear that the apartment was in no shape for new tenants. Despite multiple assurances that we would very likely be able to move in as early as August 19th, you decided to wait (despite multiple emails asking for updates) until August, 16th to let us know that not only would we not be able to move in on the 19th but the apartment would not have the new carpet and be cleaned until as early as August 29th/30th, 3-4 days after the move in date on the rental agreement. Given that the apartment would not be ready by the signed move in date of August 26th you finally offered to give us our deposit back, which we gladly took because we cannot imaging what living in a property managed by Edge would be like. Poor communication is Edge’s hallmark, I urge anyone trying to contact them to write a poor review as they seem to respond fairly quickly to those.

Update 10/5: someone from Edge got back to me via email yesterday and they've deactivated my online portal (and the courtesy email said all payments were cancelled), so hopefully I won't be getting any more rent reminders. Also credit where it's due (I forgot this in my original review) but when they were managing the apartments they /did/ send someone out fairly quickly (like, a few days?) when one of the outlets in my kitchen shorted out and no longer worked, and the new outlet has been working fine ever since.

Edge Mgmt managed the apartment complex I live in for like two or three months before handing it over to a new owner/management company just before September 2022. I paid September rent to the new company via check (which has been cleared in my bank account), since the resident portals for the new management weren't available at the time. According to my Appfolio profile for Edge, they still seem to think I owe THEM rent for September even though by that time they were no longer managing my apt complex, and since August 29,2022, they made it literally impossible to pay rent online anyway. And now Edge apparently wants Oct rent as well even though, and I can't stress this enough, THEY NO LONGER MANAGE THE APARTMENT COMPLEX I AM LIVING IN. I'm hoping my profile saying I still owe rent to Edge Mgmt is an error on their part.

Edit: It should be noted that Edge WAS NOT the original property manager when I applied for the apartment and subsequently moved in. I moved into the apartment in April 2022, Edge started managing the complex in, iirc, late June 2022. I had no qualms with the management company before Edge.
