Highland Park Apartments, Gresham OR

The worst living experience I’ve ever had. My boyfriend and I signed a lease and had problems right away. Starting with the move, a stair was broken, making it extremely dangerous to move in, yes there were two sets of stairs but the way it’s angled we weren’t able to bring up any of our larger furniture, forcing us to skip a step, we had no choice but to use those stairs and I’m thankful no one got hurt. We then find out they actually moved us next door to people they had an open lawsuit with, that were smoking drugs in their apartment, we didn’t even know who lived there because so many people were coming and going, we couldn’t order mail to our apartment because it was being stolen. It wasn’t until we threatened to reach out to the city that something actually happened. But that wasn’t the end.there were multiple fires that happened. One from homeless people living in the dumpster area, they lie saying they have security making multiple checks, which we barely ever saw while living there. The laundry site also caught on fire which wasn’t surprising because it was so disgusting in there, barely ever cleaned, machines either weren’t working or were constantly being used.
Getting ahold of maintenance was on a weekly basis.and they weren’t nice about it. Maybe if they took care of the things that they should’ve before we moved in like a normal company they wouldn’t have been bothered so much. Besides stuff not working, we had to have a water heater and toilet replaced. Constant liter everywhere. Mold everywhere that they cover up with paint.and tell the people that live there its because we live in Oregon and it’s a rainy state. LIE. Most unprofessional staff I’ve ever dealt with. Don’t even answer the phones 80% of the time.
After our lease was up they decided to up our rent. Not that we weren’t ready to move out as it was. Do yourself a favor and move somewhere else.there’s better places with the same price. We’re paying maybe $50 more. And guess what no mold.maintence takes care of issues with in an hour, staff is amazing. There our ten times better places out there. ALSO had to threaten them about not giving our deposit back which took almost 3+ months. Even when you’re trying to leave they still suck and make your life harder then it should.

This is a truly disheartening place to live. Starting with they deleted my first review.
The management here is rude, condescending, lazy and greedy. They do not do their jobs. They will not repair things that should have been fixed prior to renting out units. My wall has a rotting hole in. I’ve been asking for it to be fixed since early September. We about to be heading into November. I’ve not heard anything about the situation other than they are waiting for a bid…. And that when I reach out. None of management keep up on communications. My sliding glass door is also broken and it looks like I’m going to have to fix it myself. We can’t use our fire place because the wall that houses the fire place is rotting away. Yet they think that’s perfectly fine to subject a 7 mo baby too.
The common use areas such as the courtyard and laundry room is always messy and no one cleans up. There’s been a broken wash machine for over 3 months. The only person who cleans up around here is another tenant, and management yells at her.for $1365/m 1br/1bth you’d think they could come fix things that should of already been fixed. I’ve finally had to contact the city of Gresham to see if I can start getting things fixed. I can not wait to leave these apartments. You’re better off going to a campground than these apartments. Probably cleaner and better service.

I really was excited when we first moved it. I know the area isn’t the best and there is some questionable people. However I think you’ll find that everywhere now. But do not move here unless you want to be completely ignored by management when it come to the thing YOU need. They will pester you about boxes or trash out front (there’s only one place to take trash to and unless your right next to it, it’s a 5min walk) but they will not come to do maintenance. They say they have a maintenance team but I don’t think they do. There’s been a rotting hole in our wall since we moved in. We didn’t notice it before because it had been painted over. I’ve been asking for months now to have someone come help up and I’ve gotten nothing. You are on your own with repairs. Also most the staff in the office is unfriendly. Their fake nice isn’t even nice. They just want are money and that’s their only concern. The money doesn’t go back into the property. Only move here if it’s your last option.

Some of the worst apartments I've ever lived in. Property managers are rude and are very bad at their jobs; the leasing agent is probably the rudest guy I've ever dealt with. The apartments have mold issues, the laundry room is absolutely disgusting, and the only thing "luxurious" about living here was the rent prices, which increased about 11% every year. They charge you excessive cleaning fees when you move out, even if you clean the apartment and replace things like light bulbs and stove pans. They don't fix things when they break in a timely manner, and trust me when I say something will break. I would avoid renting from any affinity property as they are a very corrupt company that is just in it for the money.

I lived in these apartments a couple months and recently moved out. Completely full of black mold, laundry rooms down half the time, constant maintenance issues. Rent is being raised yet nothing makes living there worth it. By the time I moved out I had been dealing with mold related health issues for months, do not move here.

These apartments have gone downhill immensely. I have lived here for years and used to feel safe - not anymore. I've had to hide in the laundry room where there is a code locked door before, because people outside were talking about how they just "got back" at the person who stole from them. I have confronted someone trying to break into cars. I've been threatened by a neighbor. The machines in the laundry room have major issues. Half of them were down the last time I had to do laundry. The pool is never actually open when I try to go - no communication about why, but they have no trouble sending out an email to everyone telling them about how a tenant suggested shutting the trash compactor door when it is full to avoid trash build up (after having sent more than one email in the past telling folks they need to shut the door each time they throw trash in.so not really a "tenant suggestion. ") Emails get ignored now. I have so many more complaints. They will probably respond to this, wanting me to contact them to make my stay better, but they won't actually answer if I do. I used to enjoy living here, but it's changed.

They are raising rent but not fixing any of the issues here constantly kicking homeless out of the stairwells. Mold issues in every apartment. The mold issues are not fixable unless they rip out all of the drywall. I would know as I was a mold abatement specialist for years. Dogs always running loose around the complex. Then onto of thay they shut the pool down on a week that it's in the high 80s. Not because they care about their residents. It's because they don't want to have to supervise it. Almost 1300 for a small 1 bedroom and I guarantee by the time you leave here you will have mold related health issues. Biggest slumlord carpooled I have ever lived in. Go apply somewhere else. You can get a 2 bedroom for the price of this places 1 bedroom. Laundry room rarely works when its not getting broken into. Mailboxes broken into constantly. Cars broken into constantly. They will tow your car here even if it's listed on your lease. They are the worst people imaginable. Rant done lol

New managment under bailey is horrendous. Units have walls that are filled with mold, and flood everytime it rains. The cheapest materials possible were used in construction. In the 2 years I lived here, we had gang shootings, multiple stolen cars, and assaults on the property. Police are here every single day. It is actively getting worse, not better. One of the worst apartment complexes and managers in Oregon. Do yourself a favour and apply literally anywhere else.

I don't live there my friend lives there and she's tells me that you have to beg to get stuff done icing to get done lot sooner than Campbell Park avenue5 management the worst Campbell Park is they will let you die and they don't care if you die still after almost a couple years have not received a smoke detector have not gotten house fix wires hanging out water coming up to your floor bathroom don't work same don't work mildew why only two sockets are all of our house have no life except for two plug-ins so I will give Highlanders better rating because I don't live there and I've seen them actually make sure that people actually have way but they also have a lot of things that they haven't fixed neither

They just switched their site used to collect payment for rent. It is now an additional 14.00 to pay with debit through their site.

There is now a 100 dollar fine for leaving a bag of garbage by your front door to take out later.

Place is a joke. I’d give em negative stars if I could. Since we moved in last year we’ve had maintenance issues almost at least once a week. They just bandaid everything until it becomes a bigger issue. There’s also tons of mold here as well. This place has been a nightmare & most the reviews as you can see already tell ya. Also they’ve decided to up our rent after this lease like for what!? I strongly suggest NOT moving in here. You will save yourself so much hassle. Can’t wait to get out of here in a couple months.

Great clean Apartments lots of room wonderful kitchens for the price you can't beat it deposits a little much but the rent's good great apartments and clean though hard to find
