People worked very hard to get me rental assistance.a fantastic opportunity, a much needed helping hand after leaving a n abusive situation. I was so excited. I am now beside myself, property manager Adam Heil.was very dismissive of my needs and when I specifically told him I am disabled and requested reasonable accommodation, didn'tjust refuse, but very deliberately ensured I would lose over $5000 in help that was a real God send for me intended to help me gain stability and feel safe, which I have not felt for years. This meant everything to me. Adam was not farting back to me, clarifying information or treating me with any thing but annoyance and showed no concern or appreciation for this opportunity I was granted and began to deliberately ensure I would not receive that help. I contacted contacted Adam's supervisor who never checked back with me to see if the problem with Adan Heil's purposeful refusal.to anything I asked had been solved but instead let Adam listen to my distressed message to him, his name is Danny and this is his business, which only inspired more contempt from Adam who let me know he was angry about my contacting his manager to get help. The manager/ owner was complicit in letting an employee, Adam Heil, act so maliciously as to destroy the one ray of hope I had. I have been reeling from the tremendous loss.of my family, the pain of being abused and isolated. - what Adam has done is particularly cruel. I am filing a complaint with BOLI for violating federal ADA. I tried in vain to reach his manager again but he did not return my desperate calls for help in time to save my funding nor did he check back with me to ensure Adam was not continuing to ignore all my requests for help.
Killing me outright would have been kinder than what JMW Propersties subjected me to

Horrible management and maintenance!
For any maintenance issues we have to make two or three notices and reminder then we wait for a late schedule, every time they came in to fix something they made it worse and didn’t take any responsibility
Must be mentioned when we moved in we found debris and dirty socks from previous tenant in laundry room also some garbage in kitchen cabinets.
They didn’t have any courtesy with us when we asked for cabinet handles and some facilities in bathroom, we fixed it on our expense
Very unsafe neighbourhood, I’ve seen many cars broken in overnight in the driveway!

I would give Quinten Tower and JMW Property Management zero stars if I could.

When I signed my lease, JMW required a month's worth of rent as a security deposit, a practice that I had not encountered before. When I attempt to question it, I was told that this was "standard practice here in Portland". (It definitely is not.)

In the lease, at least $200 will be deducted from your security deposit for mandatory cleaning after moving out, a clause that is illegal in Portland. This $200 includes carpet cleaning, even if your unit does not have carpet. JMW is determined to nickle & dime its tenants whenever possible.

JMW did not offer to adjust rent when the gym and rooftop were closed due to COVID-19 city mandates. As a tenant who chose to rent at Quinten Tower for such amenities, it was quite frustrating.

The property manager and JMW engaged in victim blaming, accusing tenants of not creating a "community" when break-ins became rampant in the building & surrounding streets beginning in September 2020. Weekly, there is broken glass on the sidewalk surrounding the building due to smashed car windows. Management promised to install more security cameras and security cameras in the basement.and they still haven't 6 months later. More than once, I have encountered houseless individuals in the stairwells and hallways.

Management did not post recommended Oregon Health Authority signage encouraging tenants to wear masks in common spaces or maintain social distancing. The property manager did not wear mask on-site, either.

Neighbors are very loud & disrespectful of common spaces. Management seems to do nothing about chronic offenders. Be prepared for lots of neighbors yelling at each other to "shut up" at 11pm.

The building shakes violently every Monday at 4am when the trash is collected, and every Tuesday when recycling is collected. If that isn't an indication of how poorly this complex is constructed, I don't know what else is.
Ultimately, I did not feel safe living here, especially during a pandemic.

Please don't rent from Quinten Tower or JMW if you value your mental health or safety. JMW is the epitome of slumlords.

Heads up - they charge "cleaning" and "painting" fees upon move-out even if you leave your place in perfect condition. Be wary of the steep security deposit, as you won't get it back.
