11Recently my car was towed from Arbor crossing @Quatama for wrong reasons. I contacted Katrina of KM regarding this, she was extremely professional in responding to the issue. Within no time she got my car released with at NO Charge. Really appreciate her work at KM.
In resolving an issue regarding HOA regulations, we received expeditious responses, pertinent information and constant communication. To date, this has always been the case. Thank you!
Katarina of KM is the property manager of the property where I live part time and own. We are in Portland about 1/3 of the time as our children and grandchildren are here. Whenever I am up and needs something, see something on the property that needs attention or have a question, she is back to me within a day or less and ALWAYS resolves the issue. She is smart and responsive
This might be the most unprofessional group I've ever encountered. I cannot get a hold of them, they're emails bounce, it's like they disappeared.
Due to the current pandemic, I have had to limit my visits to this condominium unit that my wife and I own. We live in our primary home south of Eugene. In the past year, I have been there on only 2 occasions. During that time, we decided to replace the dated rug carpeting with hardwood flooring.
I have been able to work out the details and will be installing the new floor in late March or April. This planning has only been possible due to the advice and cooperation from Katrina Tanjuakio who has been unbelievably helpful in leading us through the necessary and required steps to implement these needed changes in our condo unit.
Because this unit is not our primary home and the fact that we live 140 miles away from the Cascadian Court location we are obviously “absentee” owners. Due to Katrina’s professionalism, we are constantly kept up to date with board meetings that we can’t attend and especially the annual board meetings.
We feel that the extra effort of communicating with an absentee owner is vital and important to an owner like us. Katrina’s professional approach to managing our condo would indicate that she is obviously a credit to and valued employee of Kappes/Miller Management.
Unprofessional in every sense of the word. Worst company ever! They do not work with the residents!
If I can give them 0 stars, I would. Nobody returns emails or phone calls! They tell us they're not allowed to give us the contact info to the board. What? !? !? !? ! I'd so fire these guys if I was president.
Don't be deceived, this company operates under the facade that they are a management company. But in reality, they do not manage. They don't work with residents. They write rules and use legal proceedings to ensure that they don't actually have to manage a single property that they are paid to manage.
We had to work with Kappes Miller for several years on two properties and would not recommend them.
We understand they are at the whim of the HOA Board and must follow certain rules and policies. However, the lack of embracing technology and slow adaptation of the times by KM makes it very difficult for home owners.
Take a look at their dated website and you'll notice their slow integration to how effective management sites look and operate. They still send EVERYTHING through snail mail and use paper for all things, including those old check book/receipt style slips for paying your monthly dues. No text messages or even emails.
They recently just started allowing owners to pay with credit/debit cards through the site and charge an insane convenience fee of 4.5%, when there are several credit card terminals that charge only 2%-3%.
Perhaps the most disheartening thing is Kappes Miller pads their fees into the contract with HOAs, which are then passed onto their owners.
For example, their 'Delinquent Letter Fee. ' Which is a $23.50 fee, towards Kappes Miller, to send you a sheet of paper with a highlight showing how much you may have owed from the month prior. Though used to discourage late payment and skipping on HOA fees, this 'Delinquent Letter Fee' is used in all cases when there was a slight change in HOA payments of a couple dollars or even a one-time change in your account for a variety of reasons.
Overall, we've found Kappes Miller very much behind the times and slow to change. Though the employees seem kind and professional, they also seems handcuffed to the rigid and inflexible structure of the company itself.
Predatory, unprofessional, and best of all, they don't give a dingleberry about their customers (i.e, the residents who are paying their pay checks).
