After a decade of renting across various locations, I find it necessary to share my candid experience with Latitude, which unfortunately stands as my most challenging living arrangement to date.

Upon my initial inquiry about potential rent discounts, I was informed that none were available. Expressing my willingness to wait until such opportunities arose, I was assured that they were not imminent. However, within a week of signing my lease, the management introduced a free two-week promotion, creating a sense of inconsistency and, regrettably, leading to a feeling of having been misled.

Another noteworthy concern was the persistently malfunctioning dryer, which required 3-4 cycles to adequately dry my clothes. Despite submitting multiple maintenance requests over my eight-month residency, the issue remained unresolved after being looked at on two occasions. It appears that my later requests may have been overlooked, although I must commend the maintenance team for their wonderful attitudes. Furthermore, Mia in the office was consistently helpful and respectful in her interactions.

Regrettably, several aspects of my experience at Latitude were marred by administrative oversights. I encountered a situation where another tenant's rent check was deposited into my account, despite having confirmed the proper allocation with two office members. Subsequently, I was faced with an unexpected charge almost five months after my former roommate moved out (had to cover this payment myself), claiming an outstanding balance was due on their behalf. Despite diligently seeking resolution through my own due diligence with the office staff, I was not offered any discount or resolution for their mistake.

I share these experiences with the intention of providing constructive feedback and promoting transparency within the latitude community. It is my hope that the management considers these concerns seriously to enhance the overall resident experience and foster an environment of trust and reliability.

We currently live in unit 11233 and let me tell you If I could give 0 stars I would of. This place is a nightmare to be in I am going to go down the list.
First of all this is not a secure place to be in for over a year there has been a whole surrounding the fence where homeless people will go in the property and steal packages things from the front door we even had our bike stolen.
The management company is just a joke at this point, they never return your call and if you submit a maintenance request you are lucky if they get to it after 2 months. It has been over a month that our dishwasher stopped working and no one will come take a look at it.

The pool during the summer is a pure mess, it's filthy and pretty much never gets cleaned.

We live in a townhome and for 2500 not including utilities this place is a pure joke, I would absolutely not recommend renting here, every resident is experiencing the same thing just scroll down the comments.

DO NOT RENT FROM THIS RESIDENCE. I have tried for months to get my security deposit back and finally received it today…4 months later. I have gone in person and called both the specific residence and management company about this issue trying to get the money back that they owed my roommate and I. They basically took my number and said that someone will get ahold of me and then I never hear from them. Avenue 5 was not the original management company for this property. They took over about halfway through my lease and I have experienced nothing but problems ever since. In the security deposit return, they charged $160 for carpet cleaning. The carpet was in great condition so it shouldn’t have been any extra work to clean. The only carpet in our unit was in both of the bedrooms and the staircases. The kitchen, living room, bathrooms, walkways, and garage had no carpet. That’s a pretty steep cleaning fee for that little of carpet. They shouldn’t even be charging for carpet cleaning anyways considering the fact that Oregon law states that normal wear and tear like carpet cleaning and painting can’t be charged for. Just be aware that when you sign a lease that you will have to pay for this. Not to mention we got charged an $80 partial cleaning fee even though we spent 3 days cleaning the place. I have a video. We left the unit clean so there was no reason to charge an $80 cleaning fee. The unit themselves for these properties are also not great. I lived in one of the townhomes and we were constantly having issues with something breaking or needing maintenance. Both my roommate and I didn't spend a ton of time at home either so it was a pretty disappointing experience for the times that we were. The valet service is also a huge disappointment. It is $30 a month and REQUIRED. There were many days where the service would just not be available. The rules are extremely strict as well for what they would take and how. They had rules about when you could put your trash at night and when you couldn't. I would rather have just taken it to the dumpster myself. My roommate and I worked 12 hour shifts so we often could not get the trash out during the allotted time to put it outside for pickup. Overall, this was not a great living experience. I would not recommend this place and specifically this property management company to anyone. I just don’t want anyone to experience what my roommate and I have and hope that you take this review and all of the other poor reviews into consideration before getting stuck in a lease with this place. If I could give 0 stars, I would.

I am (was) very interested in these apartments but I have tried calling dozens of times over the last few days and have not gotten an answer. I scheduled a tour online but got an email that cancelled it saying the unit is no longer available even though I didn’t specify a unit and there are still multiple listings up on their site. I’m done trying, I’m not going to beg these people to take my money when there are so many options in the area.

I have been extremely disappointed by the Latitude management team. Apartments are cheaply made and there are numerous issues that require maintenance. They take months to respond to maintenance requests and sometimes do not respond to the issue at all. Staff is either incompetant or intentionally ignores problems and lies directly to residents' faces about resolving problems. They also ignore emails, so the only way to get in contact with them is by coming to the office, but they are often not there, even during posted hours when they should be. Not worth the rent (which they are also raising). Neighborhood feels unsafe and is not peaceful. People revving their cars at all hours through the complex makes it loud and hard to sleep.

I WOULD GIVE LESS STARS IF I COULD…. DONT RENT HERE…. Ive been here 5 years. No guest parking, homeless digging in garbage, previous and current propery management are very uneducated and lack management skills, dog feces all over the property, management are not enforcing rules of pet owners or rules of pool, tenants violating pet rules, numerous of vacant units where squatters are breaking in the units, too many units with no maintenance being performed, also drug dealing is occurring here at this property… tenants are vacating by the dozens…

Good luck getting in and if you do I hope you don't leave your car or it will get stolen by the ring of thiefs they have connected with elite towing company.
