Misty Morning Farms

My comment is strictly about property condition that either I, or my wife have witnessed with our own eyes. Interested parties should exercise due diligence and have qualified inspectors examine the property prior to making an offer.
Some things we have noticed were support beams in the basement that were cut. Standing water in the bathroom from leaks, and leaks in the basement that went on for at least two days without the water being turned off. The skylight in the living room had a leak. To my knowledge there was no replacement of drywall or subfloor.
The deck was primarily bare wood two weeks ago, and there was carpenter bee activity at that time. The footings for the deck are coffee cans filled with cement. The back stair are not to code, and are a potential injury liability. There are no stair stringers per say. The stair treads are mounted on 2"x 2" blocks of wood instead of actual stringers. That is not code and does not offer adequate support. The stairs are 3-4 feet wide, and would require between 3 to 5 stringers to meet code. I didn't measure the width, but I would have concerns of a tread failure due to age, use, design, and weather.
These are some of the things that we observed. There are multiple structures on the property, I can't speak to their condition. My comments reference the primary home on the property. The property is a beautiful property, it just has some issues that should be inspected and addressed.
