Be careful with NBR and the management company Greystar.

When you are moving out, insist on an in-person walk-through and on getting your move-out summary right then.

File a claim if you do not receive your security deposit refund or an itemized accounting within a month.

If you do not, they make up a bill with unsubstantiated extra charges beyond your security deposit. They never send it to you by mail as Oregon's code mandates. They wait for over a year after your move-out so that the deadline for filing a claim in the court of small claims passes. Then report a collection to your credit report for a petty hundred or so dollars of made up cleaning charges.

When you try to find out what's happening, NBR refers you to Greystar. Greystar refers you to a notorious collector named "Colombia Debt Recovery, dba Genesis".

The Greystar/Genesis due has a reputation for this in fact.

This has happened to three of us who've moved out in the past 2-3 years.

Also be aware that their address says Portland, but this rental property is not within the boundaries of the city of Portland. So, you do not have the protection of Portland's tenant/landlord code.

When we moved here and Gina was in charge of the management office, this apartment complex was really great.

In the last couple years when she left and someone else was put in charge, things haven't been as good.

We had an incident where they cancelled our maintenance request because it had been in their queue for 3 days. We put in the request on Friday, they called a phone number different than the one listed in the request so they couldn't get in our apartment, and they don't work weekends and it was a holiday Monday. So they cancelled our request because they have a "gold standard of 24 hours. " They made us put in a new request, while blaming us for not answering our phones. It's more about their statistics than making sure the problem is fixed.

When you sign their lease, most rules are reasonable. I don't like the one about no grills/smokers anywhere on the property, but I understand. What I don't like is that they add new rules as time goes on - rules you didn't agree to when you signed the lease.

They banned hummingbird feeders and bird seed feeders recently, for example.

Another example: out of the blue, management decided some parts of the complex are not ok to take your dog out to pee on. There is no way to tell what area is ok and what isn't. In their email they say to read our lease to see what's designated and what isn't. Ok, my wife read the lease, and it doesn't list any areas as designated dog pee areas; but it DOES say that if there are no areas listed then that means there are no designated areas. So, you're not allowed to let your dog pee anywhere, apparently.

The biggest issue we had is that they've threatened to come into everyone's apartment and search through their things for evidence of cannabis, because there have been complaints of weed smell in our building. They haven't followed through, but I'm pretty sure it's illegal for your landlord to come into your unit to look through your stuff for violations. My understanding of the law is that they're only allowed to look for safety issues of the unit itself.

This isn't the worst apartment complex out there. The actual units, amenities, neighbors, and parking, is all great. (Beware, they've doubled the price of our parking this year, so the price increase is very real when it comes time to renew your lease.)

The fact that the current management is so defensive rather than helpful, keeps adding rules as time goes on, and has threatened multiple times to search everyone's home, makes it impossible to recommend living here.

While I don't live here, I am most definitely considering it in the near future! I have a friend that lives here so I visit often on long weekends and have heard nothing but great things! The apartments look great on the inside and outside, they are in a perfect location, and they have great amenities. The office staff as well as the maintenance staff are also really amazing, my friend speaks very highly about them and I have had some interactions myself. Based on my experience as well as my friends, everyone has been very professional and very responsive. I look forward to my next visit and possibly my new home!

Just moved into this community last month and it has been such a great experience so far! The whole leasing office Paul, Cobie, Mina and the maintenance crew have been great with responding any issues. Also, the community is kept nice and clean. One of the best things is that they have food trucks come almost every week for the community! Definitely would recommend anyone to rent here!

I have been living at this community for the past two years. In my opinion its one of the best communities to live in the area. Its quiet, the parking is not an issue, the staff is very friendly and involved and the people that live in the community are generally nice

Sorry but this is a over rated, over priced apartment compared to others in the same location. Been 2weeks back to veiw the apartment for rent & the price was too high for everything ie rent, reserved parking & garage. Staff were not very friendly & didn't gave us any tour of the amenities & only showed us the way to the available apartment.
