Reflections at Happy Valley Apartments

My friend lives in these apartments. The management is horrible. The way they treat their tenants is unacceptable.

Only good thing about this place is Keegan the assistant manager and The lady at the front desk whos name im forgetting. Everyone else loves to call you a liar when you tell them problems that are happening. In all the reviews you will see “no one on our staff engages in the type of behavior described in your review”. Ok so were all just lying then. They are saying you can only pay rent online and are charging you 40 DOLLARS to do so. And doing so during a pandemic is beyond me.

I will not list out every issue I had with this place over the last year, because honestly it would sound fake, or that I have a chip on my shoulder. All I will say is that if you are lucky enough to have other options, please, do yourself a favor and live anywhere else. Reflections is a glorified cardboard box.

We pay $40 a month for parking. Long story shot our neighbor knocked down one of the posts to a carport. They blammed us even though it was CLEARLY knocked into our spot not away from it. So they moved our spot while they fixed the post. Well during that time they gave our original carport away without our knowledgew could have resulted in us being towed. Even though we pay for that spot. Then they tried to put us in multiple other spots rather than giving us our original spot back. They make everything harder than it needs to be and maintenance ruined $50 worth of clothes I just washed here by getting instillation all over them from our attick. When they weren't even allowed access in our apartment to begin with. They violate privacy and do nothing to compensate for what they ruin while in your home. If I could rate them -5 stars I would.

If you don't have to live here, don't. If you have any other living options, don't live here. I'd sound like a crazy person if i spoke on every specific problem i have with this place. So, i will just say don't live here if you have any other option.

They lost my rent three times, my service animal paperwork twice the leasing agents cant even be bothered to pick up the phone.

Love living here! The apartments feel like home, are very affordable, and the staff takes very good care of their residents. If you don't live here you are missing out!

So far during my tenancy, Every issue that has come up has been a priority to all the staff. Professional and friendly staff members are a well oiled machine when it comes to any property issue. The home I was hunting for is definitely what I got here at reflections of happy valley. Thank you all for your support and fast response time. Do you not move in whatever. They target disability people and disabled people. Management sucks here. They dont care about anyone. They just want your money.

So i previously gave this place one star because of staff and how dirty the place was etc. I can honestly say this place is so much better with Kelsey and Jasmine (I think thats her name) running it. Its always picked up nicely, patking isnt to much of an issue anymore, and the office staff is much more friendly now. Hoping to upgrade to a 2 bedroom next month

They have a nice New seating Lounge area with 2 BBQs and lots of counter space. Just had a birthday using his face and it was wonderful and just enough room to have space and feel cozy. The maintenance although does not fix anything on time. I know people who have not had that their problems fixed in months despite repeated efforts and reminders to management

The staff has been super friendly and flexible. They made the move easy! The complex is clean and the neighbors are friendly!

It's a community and a place to call home.
Things are nice and clean, the staff is happy and very helpful.

The condition of the dog park, which include an overflowing bin, remains the same even after the regional manger stated that she visited the complex on Friday. I spoke with the manger today and yet it still has not been cleaned. I am highly disappointed and frustrated with the excuses of why the complex is not maintained properly. The dog park is a health hazard. If this was attended to daily, it would not be in this condition.

This place keeps getting better and better. From the management to the maintenance. Always on top of work orders and always professional. Such A pleasure and a blessing to live here

The grounds are neglected, which leads to unsanitary living conditions. As seen in the photos, this reflects three different areas designated for dogs. The photos illustrate the lack of concern and effort the managemant has taken with this issue. This is not a day, three days, or even a week of neglect. This is over a week of dog waste overflowing throughout the apartment complex.

I moved here in September or 2013. I was very happy with my experience! The staff was very helpful and friendly and the common facilities were great. The only downside was my fireplace that would not work correctly. I moved away and purchased home otherwise I would have stayed!

Very bad maintenance! If you want a roof leak to be left for over a month with no date for repair in sight because of excuses move here. I'm sure you'd like to grow mold too. NOT!

I am seeing a lot of complaints get the same answer. Basically a script. Like.we appreciate your feedback, etc. Words. There is still a leak in my ceiling.
