If I could do a minus 10000 I would. Place is a dump, people moving out left and right.

Good location, nice people but a bit disorganized and a tad prickly.
We had a nice stay here in a 5th wheel for 3 days. It was a bit confusing upon arrival. The signs indicated that an office was 300ft ahead but it turned out to be a tree with an ‘office’ sign posted up on it and a small sign saying to call a number. Perhaps putting the sign at the top of the driveway would be better. They do not take credit cards and therefore people take advantage of them by booking spaces and then not showing up to pay. A number of really nice river front lots remained vacant during our stay in one of the smaller middle pull-through spots. The owner came by for a chat. He was a Super-nice guy and explained the reason for the nice, shady but spiky-seeded trees. Make sure to sweep off slides before retracting them. They have a little dock that you can jump off into the river. My dog had a blast. We didn’t try out golf but lots of kids were having fun doing it. I would stay there again.
