When I moved in the 1st thing I did was take pictures because there was mold everywhere cobwebs in the ceiling half of the electrical outlets didn't work and it was supposedly remodeled apartment it was a poor slap job you can tell if they just threw it together as fast as they could to get somebody in there without taking the time to do it properly. They have unlicensed non professional young kids come in and do their work for them and don't even go behind and check tbehind them. Their definition of an inspection of a property is sending some 20 year old kid to relay information over the phone. The actual property manager has never step foot on this property not even once. I bet she doesnt even know where it is. She also refuses to talk to residents. She has the receptionist lie about her being in the office at all. This property manager either takes 3 to 5 hour lunches or is never in the office. And we know shes not physically out on properties. Where is she?

These people will put in eviction notice on your record even if you gave notice paid your last month's rent and moved out weeks prior to the date of needing to be out

The lack of communication with these people is unbelievable they put eviction notices on 2 people's apartments one of it which hasn't lived there for months the other 1 hasn't lived there for weeks because they fail to communicate with their residents.they're just gonna pop an eviction notice on the door and put an eviction on these people's records even though they vacated the property months or weeks beforehand.talk about underhanded low life slumlords. They would actually communicate with the residents at all they they would know that these people have not lived on the premises and would not put an eviction on their records but they just don't care. I went in a review on the Better Business Bureau site which they're not accredited with and what they did to their own employee is unbelievable.she was a high risk pregnancy and an onsite manager and she went to them and told them that she was a high risk pregnancy within days they fired her and gave her 30 days to vacate her residence that's that's how they treat their own employees. These people should be shut down on the business practices alone.

Not enough detailed information in rental, customer service is really not that great in my opinion as a visitor to Oregon seeking to relocate.

They are our new management company. Haven't had too much interaction. But Friday when I had an important question, they had the answer.

Applied for an apartment in Salem. I was asked to call them, so I did. They didn’t answer any of the 3 times I called or respond to the voicemail I left them. Then they sent me a letter in the mail stating I was denied due to insufficient rental history and insufficient employment history which makes no sense because we had also applied back in October with even less of both of those things and got approved. We weren’t even given another option to be approved with a co-signer, extra deposit, or anything. Wasted $90 for nothing so thanks. Won’t be applying for any of their properties in the future.

New owners raising rent without improving quality Or service, we rent from SMI cuz it’s cheap but now with more expensive rent, we might as well go with a company that provides better service for the price. We didn’t have complaints til now. Smh. If rent is increasing they better start addressing complaints and fixing up complexes or else lower our rate to what it should be, cuz most these apartments and SMI’s services aren’t worth the raised rent.

So I originally applied for a duplex that turned out to be over my sec 8 voucher. They were so kind and nice! They held my application for 90 days, then I was supposed to move into one of their units but had to cancel last minute because I tested positive for covid. They STILL were willing to work with me. Everyone ive talked to is so extremely helpful and ill be forever grateful after some awful experiences with another management company im 100% impressed! Now ill be moving into a different unit but in the same complex, I was originally supposed to move into. I cant thank them, and Katrina the apartment manager, enough!

Prima Plaza: These apartments are not maintained properly. They are in dire need of updates. We have mold in our bedroom and it's migrated from just the walls to our belongings. Our bedframe is trash and so is my daughter's changing table, along with a multitude of other items. Management seems to only be interested in a quick fix (that clearly didn't work the last time they did it). Although some mold is to be expected in an apartment (mainly the bathroom), the extent to which it affects our bedroom is unacceptable. I have reached out to a doctor because I am concerned for my infants health.

Also, you can hear mice/rats running around in the walls at night.

It may be cheap, but it's not worth it.

Rude, unresponsive, Rats, black mold, endless “can you hold” (while on phone with them), oh and did I mention they are RUDE! No matter how nice you are to them:) only rent with them because it’s “affordable”

An extremely loud drill from the apartment above, woke me up early on a Saturday morning. When calling to voice my concern, I was disregarded as having a legitimate complaint, spoken to in a condescending manner, was patronized, and was hung up on by the "property manager on call. "

I lived under the management of SMI for about two years and I have basically nothing but good things to say. Like many others have said in their reviews, my rent was raised.by fifteen dollars a month. Could have been worse! The landscaping and cleaning of the parking lot was frequent and well done. I personally did not have any maintenance issues while living there so I cannot attest to their in home services. But the SMI website was easy to use and will allow you to pay rent online. I had originally signed my contract with a different company, but the next day SMI took over the complex. The SMI guy that inspected my apartment at the time was very friendly and knowledgeable. I had to call the SMI office a few times throughout my two years of living there for various questions and they were always quick to answer, and friendly with me. I also visited the office a couple times in person, and like I said, the staff were very friendly and helpful. Due to the oddly low reviews of SMI, I meticulously cleaned the apartment upon leaving, as I anticipated a large chunk of my deposit was going to be claimed for cleaning or anything else. SMI charged me a reasonable mandatory carpet cleaning fee upon moving out as well as a fee for some damage to the blinds which was my fault. Other than what they took out for that, I got my full deposit back! Now for the reason I docked a star: It took too long to get my deposit back. My life wasn't depending on that check but it sure would have been nice to have on time. The check was about a month late and I had to call to remind them. I can't be too mad because I know covid is messing things up for a lot of businesses and they were very apologetic. Overall a good company in my experience, And other than that I would have rated five stars. Thanks for reading.

If I could give 0 stars I would. Terrible customer service. Apparently only one associate could work with me and she was always either in an "appointment" or at lunch. 2 hour lunches? Really? Must be nice.

I was always directed to her voicemail, but never once received a call back from her. I turned in an application, paid my $90 to apply my wife and I, and waited A FULL WEEK for anyone to give me a status update. Then I found out that it was denied VIA TEXT (who even does that?) and nobody would help me find out why, or even talk about it to see if it was anything I could fix. Will be going somewhere else to rent.

Our property was sold to SMI. They immediately “re-evaluated the rent” and raised our cost per month $110 in a non updated apartment. Once we moved out they mailed our deposit to the address we had MOVED OUT of. We did not receive our deposit in the state legal requirement of 31 days. Manager on site was no use and placated us with niceties that held no value as the company later did the opposite of what we were told. They will not go above and beyond to help you. We reported things that need fixing due to wear and tear as residents of 5 years and they tried to charge us for it. Had a neighbor with a large dog that barked incessantly. Informed the manager on site and the problem was never resolved. It continued to bark into the nights and kept up our >1 year old baby. The manager of our site also took random breaks and was hard to catch in the office. Tried 3-4 times in one day to catch them in the office and they were always gone (each time was during their posted working hours).

In short, please for your own sake look elsewhere if you are considering renting from them. This has been the worst experience I have had between living on the east coast and in Oregon. They do not know the meaning of customer service and they do NOT care about their renters enough to try and help them.

The property that was posted was completely misrepresented. I understand that it is a gamble to try to rent a place from out of state but I was still shocked at just how awful the place was compared to the pictures that were posted. Plus they tried to extract more rent from me for "insufficient rental history" even though I had great history from a place that I was in for 8 years. Stay away from this company - there are better property managers around and I found a great place through a different company.
