This place has really gone down the pits since I moved here at the start of the year. I understand there's been a tonne of staff turnover but they're uncommunicative about critical issues and the quality of everything has been going steadily downhill. There used to be staff at the front desk 9-5, now there never is. They stopped using the package room without providing a suitable alternative so now there's constant confusion around deliveries. The office phoneline is now an automated menu. Elevators will be down for days at a time with no warning. The trash chute and one of the treadmills has not worked since the day I moved here. One saturday the entire lock system was down so I had to stay in my apartment all day until it was fixed or risk being stuck out of my apartment. They did not email us to say it was fixed ever so I just had to guess.

To top it off, my AC malfunctioned on Saturday. I put in a *critical* work order, as it's in the middle of a heatwave. I phoned the office to attempt to cancel the work order on Sunday, as I tested positive for COVID and there's no way to cancel using their online system. I just got a knock at my door from a maintenance guy today (on *tuesday*) trying to fix the AC and he wouldn't respond to me asking through the door what he was here for, so I had to open the door with a respirator on and tell him I have covid.

Putting their staff at risk during a pandemic spike is absolutely unacceptable and the last straw - choose one of the many other apartment complexes downtown, but this place is not worth it. I love the amenities, love the location, love my apartment size and layout but management is a complete mess that undoes everything good about this place.

Smells like a college dorm with all the weed that enters the apartment from other apartments so I'm constantly trying to fumigate. Management doesn't respond/react to problems. Packages are a hassle because no one sits at the desk anymore to let the drivers in, so sometimes the delivery people will just give up. Maintenance takes three days just to fix a light bulb. Do yourself a favor and live somewhere else, I wish I did.

Management is unresponsive regarding very important documents and other things regarding the living situation.

Homelessness everywhere outside, the entire floor smells like marijuana, and there is no longer anyone at the front desk. The building changed management a year or so ago, and the whole property has gone down hill while prices keep going up.

I wish Sky3 management cared less about securing taco trucks for useless events and cared more about improving things that impact a person's quality of living. Elena only pretends to care in review responses for the public, but each time I have reached out there are no solutions to the problems I have.

I can say that I love the Building, and Staff, everything is always clean and the Staff Is great there always friendly to me and my Dogs, thy are willing to help and work with me when I need assistance.the Property Leasing Mgr.is amazing she is continually thinking of ways to improve residents stay and experiences.all of the above is one of many reason I choose to lease an apartment at SKY 3

Gorgeous building! The staff is such a pleasure to work with and I love calling this place my home. The lounge at the top level comes with breath taking views and this place is always clean! All we need around here is a taco truck to swing by about once or twice a week. Maybe I’m just hungry… LOL

Most rental properties protect their tenants’ mail. I can’t imagine why anyone would sign a lease with a place that rinses its hands of a basic service that is so obviously theirs regardless of legal obligation. For one thing, tenants aren’t in a position to coordinate with mail carriers. They also can’t accept packages when they’re not home. But if the hours are correct, the staff at Sky3 can accept packages with relative ease. They just don’t. They’re apparently on-site to give tours and direct maintenance and nothing else.

Late one night, someone broke into the backroom where packages were being stored. It would be sensible to replace the door with a heavier one with a deadbolt and just lock it every evening. What does management do instead? They put the responsibility on mail carriers to take packages to every floor. Doesn’t matter the system already in place. Management deals with any confusion with a small sign near the entrance: “Sky3’s office is no longer accepting packages on behalf of our residents. ” That doesn’t deter mail carriers from dumping packages on the lobby floor, sometimes leaving them there to sit overnight.

The notice continues: “If you do not have a building fob to deliver door to door and no one is at the front desk to collect a work badge/ID in exchange for a fob, please come back to deliver the packages at a later time. ” But since the lazy shift in practices, the staff at Sky3 has been holed up in the second-floor office. Not that I blame Abbey or Ryan. It would confuse the purpose of the sign if they were stationed at the desk. So staff must watch the camera and come down when they see someone aimlessly waiting for assistance.

How enticing is that hands-off approach? If the mail carrier is willing to deliver to the door, to every door, then the package sits all day in a hallway that has no camera. I generally trust my neighbors, but I also haven’t seen most of them, or met any of them, and I don’t have a reason to trust that Sky3 is screening tenants based on moral character. It would make sense to put packages in the mail room (which has a camera) if it weren’t for the homeless people breaking windows and wandering the lobby at night. So it really comes down to what the situation calls for if you’re running a building in the middle of downtown Portland. Until recently, mail security measures reflected the location and limited means of Sky3’s tenants. I don’t think of it as excessively kind that the staff used to accept packages delivered to the building.

The new system isn’t really a system. It’s just a denial of responsibility and management involving other people who have their own jobs. Like on February 1st, tenants received an email requesting that they all go down to the office where the staff now calls home and have their key fobs reprogrammed. There wasn’t a reason given for why or what was at stake, just the ominous suggestion that there was some sort of security risk. “We appreciate your cooperation. ”

Yesterday, on the 22nd: “We are reaching out to request your assistance in updating our records. ” They want employment history, prior residences, vehicle information, pet information. They already have all this. Why, out of nowhere, put it on tenants to update this information? And to put a deadline on it, the 26th. Why the deadline? Not for tenants to know. “Thank you in advance for your cooperation. ” It’s getting to be a common occurrence that management condescends at the same time that something is being requested. Never mind the quality standards that were just recently abandoned.

I’m not quite sure what these comments are complaining about. I’ve never lived in a place with a better or more responsive management team. You can tell that every member of the staff truly cares about the wellness of the building and its tenants. The maintenance team is incredibly fast to fix everything, the managers do their absolute best to keep us and our personal items safe, and the building itself is clean and nice, with upgrades to amenities happening all the time. When things outside their control happen and cause issues they’re immediately on it and fixing it, changing policies to make sure things like that don’t happen again. Personally, I love living here, I’ve had nothing but a great time and plan to continue to live here as long as it suits me.

Don’t move here!

Sky 3 is a beautiful building with a great location and great amenities but unfortunately the downsides far outweigh the positives. Every time we get a great Property Manager they get replaced by a new one that is awful. Constant staff changes. High rent increases. The ventilation system is shared so you get to smell what your neighbors are cooking or smoking very strongly throughout your whole apartment. There’s a lot of college students in the building so expect loud parties and heavy pot smoke in your apartment and the hallways. The apartments were built cheaply including the plumbing. You can hear your upstairs neighbors shower and flush their toilet so loudly that it sounds like it’s in your apartment.

Blaine was the best PM but the previous one and the new one were/are awful. I had construction in my home that took months due to the previous PM being difficult and not giving 24 hr notices to me so I could plan (this was during Covid when my son was home) then increased my rent by almost $200 and never gave me a rent reduction for having our bathroom and hallway gutted for months. Avenue 5 was awful and did nothing to remedy the situation.

I just moved out due to another almost $200 rent increase, and no incentive for being a resident for 2 years and I am so thankful to be out of there! They also tried to evict me for non payment (being covered by OERAP) after I already gave notice. Just petty. My new apartment has none of these issues and it is heaven. Don’t move here. They have had a mass leaving of residents due to extreme rent increases and poor management.

I unfortunately have to update my review the new management is horrible & plenty of residents are moving including my neighbor the new manager does not provide the atmosphere that the previous management has plus the street is horrible so move here at your own risk

This building is beautiful. I used to live across the street in 2014 when SKY3 was under construction, so I knew walking in that it wasn't going to be a rundown place.

I moved into my unit in September, and under some rather emergency circumstances. There were several amenities I needed that really narrowed down my search. Secured parking was foremost. A decent view of downtown, and whatever free rent promotions I could find to ease the move in cost.

I had so many costly rental applications submitted all over the metro area, it became a second job sorting through them all. So, I decided to narrow my search to downtown.

I loved everything about this building and viewed three different units over the course of a week, however, the one problem was the waiting list for parking was around a month. More on this in a moment.

Now, lets get to the staff. I have never had such a smooth moving experience with such a hard working staff. Both Ryan and Abby are very friendly and respectful to their tenants- and soon to be.

Abby was the one who showed me all the units that were running 6 week free specials on at the time and, although could not promise a timeframe, went out of her way to get me on the waitlist for a parking space before I even signed my lease. I loved all the units I viewed, however two of the three available didn't have very decent views. Basically looked over the roof of the plaid pantry across the street. Meh

With the parking being on a waitlist and subpar views with the first two units, Abby could tell, I was having second thoughts. So, for the hell of it, she showed me a unit on the 11th floor, and oh my god, the cityscape was breathtaking.only caveat; NO 6 weeks free rent. It was a let down, but I understood their reasoning. They were still waiting on my background check results, so I ended the tour with low hopes, but I really really wanted this 11th floor unit.

Here comes the good news! Not even 20 minutes into my drive home from the tour, I get a call from Abby, telling me, not only will they offer me the unit I want WITH the 6 weeks concessions, but she was 90% certain I would have a parking space by my move in date available to rent as well.

SOLD! I signed my lease that week, and as it turned out, I only needed to park my car on the street for one night! So kudos to Abby for all the hard work she put in helping secure this amazing home. I will give her, and Ryan virtual pay raises of at least 25% effective immediately! But, in all seriousness, with all the hard work they do, I really hope their management takes notice- And takes care of them.
