I go here once a week and have been for the last 2 years, the milk tea is amazing but runs a bit on the sweet side so I usually order without any sugar added and sweet jellies like the lychee jelly to add the perfect amount of sweetness. While I mostly go for drinks, I also really enjoy the fried mozzarella sticks, basil chicken, and takoyaki

I go here almost every shift I have during my break and I have loved my food and service every time. Cashiers are kind, food is made quickly (I can walk there, buy my food, and still have time left on my 15 min break). The drinks are amazing, they carry snack foods which are delicious and I have never been disappointed. Everything I have had, especially drinks, are well priced for size and quality. They give a discount if you work in the promenade! Make sure to check it out!

It is a bonus to have this T4 location opens late 7 days a week until 10pm! One of many reasons I am a frequent at this place. They do have stamps card so make sure you ask for one to get your 11th free!

Solid, consistent quality drinks and snacks. Many new faces behind the counter every I visited, yet I often came away still satisfied with the quality of my drink and snacks.

Lately, my usual favorite is Roasted Oolong Tea with no milk, no sugar, and extra grass jelly. Their price is a bit above average but nothing outrageous compared to other boba shops around the area. As I mentioned above, their quality is consistent which I appreciate and this is much easier said than done for places with expected rapid turnover of staff because the nature of food industry.

I'm not a big fan of boba but I few time my friends ordered, they are mostly fresh or made in the same day. Decent snacks on their menu I ordered often and would recommend are: fried tofu and egg waffles (I asked for extra crunchy), fried squid (circle cut like onion ring).

These snacks are okay, not bad but I wasn't too crazy about: lobster balls because it's lack of flavor, unagi (eel with white rice and green bean) because the green almost tasted like canned and the eel again lack flavor and not crispy to my preference.

Super casual and started to have tables and chairs inside since COVID started. Most patrons hang out are young and in groups.

I like that they have posted Vietnamese Menu on the left wall and staff favorite/recommendations.

I have been looking for a go 2 boba place and I think I've found it. I got a milk tea with grass jelly and a lychee green tea 50% sweet. Hit the spot.

Listen next time a customer comes in tellin you what they want and what they don’t want. I didn’t have enough and I wasn’t about to run out to the car. Took off the black pearls when I specifically said take the other item off… 6.50 for a blended drink, +. 75 for topping is crazy and gay.

(Edited 8/20/23) : my review was 5, now 3. Stop changing the music so much! It’s extremely annoying especially when you enjoy the song that’s on and then it’s changed to an obnoxious overplayed song in the middle of the song that was playing. This happens all the time and 3 to 5 different times within 20 mins every time.
There’s also one girl who always has a big attitude and doesn’t give much attention/care to customers. As soon as you have a question more than a simple order she becomes super annoyed and gives that very rude “smile” and a side eye. Not friendly at all—she has black hair and often has it up in a clip, does her makeup.

(Previous review) : Absolute favorite boba tea shop. I’ve been probably over 50 times now and almost every single time the boba is perfect. Only rare occasion is it not cooked all the way, and even then it’s not bad at all.

Service is okay. Clean restaurant. The food is good. Everything is made fresh to order, from drinks to food, so there WILL be a wait. This place is tucked away between Target and GameStop. Very easy to miss. Luckily you can order online if you don't want to wait around. There's plenty of parking.

Food is good, but the drinks are lackluster. The milk tea is a bit flavorless. Like a hint of tea or taro taste in milk. Basically just a slightly sweet milk most of the time. The tapioca pearls are decent, though. Usually fresh and chewy. The smoothies are a bit on the chunky and icy side, and are also watered down in flavor. The avocado smoothie was atrocious; it was bitter with no creamy avocado taste, and there were bits of the rind blended into the drink that I had to pick out of my mouth. I don’t like their smoothies, but their royal fruit teas seem to be pretty good! My husband enjoys the grapefruit tea especially. The amber pearl latte is decent—like a slightly less decadent brown sugar boba milk drink. It’s just unfortunate that you can’t get it without ice. The food is quite tasty. I enjoy the curly fries, the basil popcorn chicken, and the fried tofu. The unagi meal set was decent. I enjoy the food more than the drinks here. My brother really likes the basil popcorn chicken.

I would say it has best crystal boba. The sugar portion for 50% is ideal for me at this place. Recommand for anyone who loves sweet drinks during hot summer days.

Although the drinks are good here the service is typically poor. Personally think from a customer stand point, a worker flirting with their boyfriend or friend while taking orders is disgusting.

Ordered a Lychee Green Tea with lychee coconut jelly and honey boba. Went through an app, so find out when I got there they have a honey popping boba and that's what was put in my drink. Got it half sweet with less ice.

Was pretty good and quite refreshing. Would get again, although with the add ins it gets a bit spendy. More of an occasional treat kind of thing.

Customer service was also good: the young lady made sure she gave me the correct order and my drink. She showed me the label they put on the drinks to identify them. Store is also clean. Great job and thank you!

Came in today. Store was busy (that’s fine). Ordered online since they recommended it. Was given 15 minutes for it to be done (also fine). I went to target and came back in 20 minutes. Still not ready. Three times they told me “I’m working on it”. 40 minutes after my initial order I finally get my drinks. Dozens of people who came in after me got their drinks. Mine were just ignored.

My teenage daughter wanted to get a drink, but it ended for us all to have drinks, snacks and a nice time. We liked this place.

Actually their takoyaki is probably the best in the area. Tell me where to find a better one if you know any.

It is imo, a close to perfection item, it will be definitely perfect if there are 1-2 more pieces of squid inside. The sauce and everything else is divine.

Some drinks are great, you have to try and find your fave. I like snow globe and pearl because I like the angel pearls. Snacks could be a hit-or-miss depends on who made it. Pop corn chicken is usually good and fresh, one time it was heavenly - with enough flavor and lots of basils, while another time it was rather bland. Still, probably the best pop corn chicken in the area or even pdx.

The food taste alright, but the service from the cashier very terrible. She was not friendly and mean so much. I won’t go anymore (04/25/2023) bad cashier service

Ps: I do understand all kids busy and you guys told us to stop, I was trying to as I can, but the cashier talked with not nice and bad attitude. This one we were not happy about that. We went to ask for the towel for cleaning up the table, but cashier just use her finger to point on somewhere to tell us to get the napkins (bad eye contact and bad attitude).

We were trying to be nice and clean up the table, but I got bad attitude from her?

Or should I just leave without cleaning and be mean to them? Just let them clean up for those drink that spilled on the table.

And I saw her also mean to another customer with bad eye contact and bad attitude.

This is last time for us and my friend. No more going this place

Took the kids here for boba. All of them were happy. Imma repeat that for other parents, ALL OF THE KIDS WERE HAPPY

Went in on a Tuesday around 2pm. Only had 3 orders ahead of me when I placed my order. Waited for half an hour for my 4 drinks. And when I checked my orders, they got one of them wrong. My husband didn't want to want any longer for them to remake that one drink so we left. This used to be one of my favorite boba places to get my boba cravings but not anymore! Quite a disappointment.
