13 The Carson South is the least soundproof building I've inhabited in 15 years of apartment living. My remote coworkers could hear my neighbor's daily workout routine through the computer as it rattled the ceiling. His TV woke me and a hard-of-hearing relative at 3AM more than once. In 2 years, 4 written complaints and additional verbal complaints described lost sleep, work interruptions, and mounting distress, pleading for help. The situation never improved; furthermore, there was no evidence that management ever took action to address it. Some complaints were never acknowledged.
Other issues: I and other neighbors had mail stolen multiple times from the package room, no communication nor action plan was ever shared. When my door lock's battery died (no physical keys are given), a maintenance worker no-showed for an appointment three times; he never came to fix it. When I reported my bathroom fan as broken, they told me it was "a completely silent fan. " Imagine my surprise when it suddenly turned on a year later with audible sound. I noticed other residents in distress in the main office from time to time, so I know I wasn't the only one with issues. The South lobby was disrupted for 6 months while they ripped out the white tile floor and installed the exact same white tile floor which looked just as dirty as the first version. Garage doors broke down constantly. After two years, the only solution was to move out.
Since moving to a comparable building, it has become clear how unresponsive the staff was because the difference is remarkable. Humans aside, the apartment itself was gorgeous. Great design, the best lighting, design, and natural light. I miss the aesthetic, the neighborhood, and the rooftop, but nothing else. Don't overpay for a subpar experience.
We moved our niece into her apartment. It is beautiful. The reason for the poor review is that the entire building smells like rotten trash. For the week she’s been moved in, the smell is getting worse. She is on the top floor. It is unbearable some days.
I have not moved in yet in the Carson, and will update this review after I experience living there, but I've been impressed so far with the communication and professionalism of the Carson team before, during and after our visit, and after signing the lease. Shout-out to Spencer and Tanner for being so responsive and staying in touch over multiple visits as we were looking for the perfect apartment for us. I also appreciate the detailed email from Meghan which made the process easier by laying down exactly what was needed from us, and what to expect in term of 3rd party emails. This has been a great first impression of the Carson Apartments team for us, and we look forward to becoming residents!
This is a lovely building and the apartments are modern with a lot of natural light. The common areas are incredible with great views and very clean. It is in a great location. Spencer, Brad, and everyone else made my transition super smooth. They were helpful and so friendly. Love my new home!
I’ve lived at The Carson Apartments for the past few months and my experience has been great. The complex has excellent front office staff, an amazing maintenance crew and there is a strong sense of community amongst the residents.
I did not end up renting here, but had a wonderful experience working with Spencer in the leasing office when searching for an apartment. He was prompt to reply to my messages and sent me helpful information, including photos of the specific unit I was interested in. I appreciated his assistance and kindness throughout the process!
The management staff is amazing. Specifically would like to point out Bradley and Spencer for all of their help getting us set up and answering all of our questions. We moved from across the country and couldn’t be happier with The Carson so far!
I applied for a studio apartment at the Carson. Within seconds of submitting my application (literally seconds), I received a phone call from one of their Leasing Consultants, Spencer. You can’t get better customer service than that. I also got amazing help from Bradley and Meghan to complete the first steps of securing the Home. In the end, I did not end up leasing due to personal preferences. But, the Home itself was beautiful, amenities are top tier, STELLAR location, and more. Big thank you again to Spencer, Bradley, & Meghan!
We have been living at The Carson since Oct 2022 and since then it has felt like home. Our apartment is so cozy with many beautiful windows. We love the Nest A/C, it's so easy to use and works great. Very dog friendly, our pup Rooney loves grabbing a treat in the lobby after our evening walks. We love utilizing the gym and overall just feel very happy with our choice to live here:)
We retirees have lived at the Carson (North) since it opened in 2019, and have no intention of leaving, so. 5 stars. The sound-proofing is OUTSTANDING. Space is well-designed with great kitchen, loads of closet space and (ours) W/NW facing views of Forest Pk, the Willamette, the Fremont Bridge, and West Hills. Amenities include indoor parking, 9th floor bbq deck and party room, meeting rooms, a gym, dog-welcoming services, and very friendly, kind and helpful staff. Take a look!
I moved into the Carson on 9/30 and I originally was going to move into one of the walkups but changed my mind that day and Spencer immediately helped me move into the building instead. It was very smooth.
I will say that the Carson was very good to me. Even though I am no longer there I want to say thank you Spencer, Bradley, Meghan and Prometheus for trying your best to accommodate me and my needs. Though I couldn't find a unit that suited me I will be forever grateful to them all.
My emails and phone calls were always answered with efficiency. They are all very knowledgeable and know what they are doing. I wish it would have worked out.

Management team is consistently careless. I was overcharged with guest parking multiple times. The parking pass was returned on time to staff but the charges kept going. And its always difficult to get a refund. They’re unresponsive and unwilling to refund. The last overcharge was never refunded. I just gave up.
A really great apartment building, top quality interiors, an excellent gym, and a really fantastic 9th floor communal outdoor terrace/indoor TV room. Most notably - the service we received from Spencer was above and beyond - always helpful, extremely professional, but most of all - personable and friendly. Would definitely recommend and plan to stay for a long time!
