I helped move my friend in just yesterday and she requested that her room be cleaned and things be removed from the room as she did not want any of the previous residents things. As there was a miscommunication with that which is fine but when we addressed this to the office staff they had told us the policy was that they do not clean during the summer if someone takes over a lease but they had their resident service director come over and inspect the room and I verbally asked him if the room had been cleaned and he said “yes the carpets were and there was suppose to be a paint touch up” I showed him all of the stains on the wall that can be easily wiped with a Clorox wipe and properly disinfected. And he said “no that’s just a paint touch up” I told him “no that is a clean up and then a paint touch up. He still refused that it needed to be cleaned. I then pointed out that there was hair on the walls and he rudely responded saying “thanks for your input, but no it’s a paint touch up” if someone requested a move in date of the 10th, professionally you should have all cleaning, painting, as well as damages repaired before the tenant moves in, not when it is addressed after the move in. No apologies can fix the amount of money anyone pays for these mistakes. We are college students trying to build a future for ourselves, the least student housing can do is do their job is making these students feel comfortable where they live. The resident service director Austin was very rude and needs to have better customer service skills in order to carry out a resident service director position. Please do better for the students in choosing people qualified to do their job. Everyone has bad days but no one deserves being talked rudely too.

Employees are incredibly nice, to have the amenities we do makes the cost here a welcome bargain, especially for college students; some wifi issues here and there, and a massive bummer that folks haven't been treating the pool area respectfully enough to keep it open, but overall an awesome place to live!

Maintenance has been getting better, and I've noticed the effort they've been putting in for the upkeep of the area surrounding the apartments. People have been complaining about the pool being constantly shut down, but honestly I agree with the staff on shutting the pool down. If people aren't going to follow the rules and respect the other residents who live around the pool, then absolutely the privilege should be taken away. I appreciate the staff for making this difficult call.

The pool and hot tub is constantly being shut down because residents "disrespect staff and maintenance crew". Here's my thoughts on that: the retreat is STUDENT LIVING. Student. Meaning a bunch of 18-26 year olds living on the same few blocks. I understand that residents are refusing to follow rules and how that could be frustrating but do you seriously expect a group of hundreds of young adults to behave and follow the rules? I personally do my best to follow rules and be respectful but the same does not go for the other residents and OBVIOUSLY the little signs staff puts up doesn't do anything. Shutting down the pool as a punishment for people refusing to follow rules isn't doing anything but making residents more upset and declining us the amenity that we pay wayyyy too much for. Start paying the maintenance crew more money to deal with the residents and get over it. That's honestly the only solution I see fit.

This place treats all of its renters like they are dumb. From getting yelled at by an employee because we were “playing music too loud”. To moving in and the flat being absolutely gross. Not to mention when you go into the office and you’re met with 3 kids on their phones not the least bit interested in anything you have to say. The pool/ hot tub have been on and off closed the majority of my stay here and yet we still pay for it. They always keep posting that someone abused the pool so then they have to close. What have they done to fix that problem other than just punishing everyone?

Their office hours are never accurate, I’ve come to try and pick up packages a half an hour - an hour before they close and no one is there. Extremely frustrating.

The guy who cleans the pool came in screaming at us not even giving us a chance to speak because we were playing music (There were no rules posted about music and previously others have played music as well). Had he asked nicely I wouldn’t mind but he was screaming at us and threatening us and just outright being mean and having an attitude, all of which was absolutely uncalled for and should not be allowed. Minutes late an office employee told us we could play music at a lower volume. He then returned and screamed AGAIN. I do not pay the expensive rent that I pay to be talked to the way that I was, simply for playing music with permission. The pool guy clearly is on a power trip and looks forward to screaming at and being overly rude towards students who are just looking to take a break. One of the main reasons I moved here was for pool access, that I pay for, now the pool is closed because the pool cleaner doesn’t want to do his job. I have had many issues with this complex but this one definitely takes the cake.

UPDATE: apparently the pool is closed due to disrespecting maintenance staff. You CAN NOT expect people to respond respectfully when you walk in screaming at them.

The staff are super friendly and very helpful. Whenever I had trouble they were patient and willing to go through what was going on. Maintenance has been a whole lot faster throughout the year I've been here

Parking lot light was out for months and months during which time vehicle was stolen, another vehicle vandalized. Horrible experience.

Move In was a bit rough to start as seen by the other reviews, however the front office staff is very attentive to all of my issues and concerns especially Katrina. I was working with Katrina when signing my lease and I still ask for Katrina every time I have a complaint or issue. She's been consistently helpful and will re-direct me to the correct person if she's unable to assist with the issue.

Rent is a bit on the pricier side, however their customer service makes up for it which is why I have renewed.

This has been my favorite place to live out of all of the student housing apartments in Corvallis! I've never had such friendly, helpful, and caring staff at an apartment complex, that go above and beyond to make their residents happy. The amenities and resident events make living here so worth it, and the shuttle to school is so convenient. Thank you to the staff for doing such a great job, I appreciate you!

I love living here, the amenities are super nice and you can’t find it at any other property. I use the gym and the sauna so frequently at this point and it definitely makes the price living here worth it.

Love living here. Very comfortable living space. A/C and heating is so nice to have. Staff is always very helpful and nice. Amenities are great to use, specially the hot tub.

I’ve lived here for a year and a half, and I’d never live here again. Their staff is entirely unresponsive, and they have even cut office hours in half since I moved in. That’s half the time available to give you your packages, half the time to get problems fixed, and less than half the decency to fix those problems when they are in the office. We lose power almost weekly, often for hours on end, and we were without air conditioning for an entire summer due to an inept maintenance “team. ” Don’t live here unless you love consistent frustrations and a blatant disregard for accountability.

I am having a hard time liking this place. I’ve lived here for a few months and so far…. I’ve moved into a filthy apartment that was NOT cleaned even though the said they did. Looked like you told a 5 year old to come clean it. There was body hair everywhere in the bathroom, a clogged drain, broken toilet seat and broken shower rods and that’s just the bathrooms. Even though they specifically said they went in and cleaned/fixed everything I’m wondering if they were blind. Our dryer takes about 2 hours to dry, even a small load and our heat is very iffy. The worst part so far is that we have not had hot water for 10 days and this is absolutely ridiculous. We called, emailed and even walked into the office to report this as a EMERGENCY still has not been fixed. We put in work orders and they label them as “completed” but however they are not. They then told us that we should just shower in the pool area. WHAT ARE WE PAYING FOR THEN? Hot water is a NEED and it’s getting ridiculous. We have contacted EVERYONE, the staff, the maintenance, the owner and still nothing. I’m sure they will respond to this post and say some bull$hit about how it’s fixed, but take it form a real person and paying for this, it is NOT FIXED and NOT WORTH it. Save yourself the stress and time and rent somewhere else.

I’ve lived here for a few months now and it’s been a difficult process. When we first moved in, our apartment was dirty, things were broken, nothing was replaced, and the apartment was overall not in good shape. We put in maintenance orders for things to get replaced/fixed and it took months for any sort of response. They claim that things were not in good shape when we moved in because all their stuff was on back order. Any apartment complex I’ve lived at has never had this problem and I’ve always moved into a clean and new apartment, so I’m not sure why this apartment complex is having these issues. We’ve talked to numerous people who have also claimed they moved into dirty apartments. We pay a lot of money to live here and basic necessities such as our water heater is not working. We’ve had freezing cold water for about a week now and they’ve claimed it’s been fixed but that’s not the case. We had high hopes when moving into these apartments but to be honest it’s the most poorly run complex I’ve had to deal with. I’ve tried to be patient and give them the benefit of the doubt but overall my roommates and I have had a terrible experience.

Moved our son in yesterday. Apartment was spacious, but you can tell nothing was cleaned after the last tenant moved out. Bathroom floor was nasty and kitchen floor as well. For as much money as rent is you think they would of been cleaned. Also, the landscaping needs a lot of attention. Lots of overgrown dead weeds. Saw a review they were working on it, but that was three months ago.

My experience at the retreat was less than pleasant. At move in my room was dirty and had many issues that needed to be resolved by maintenance. Not only did I pay a massive security deposit that was never returned but I was also charged cleaning fees and for damage that my roommates pets had caused long after I had moved out. The vegetation and outside of the complex was also left completely overgrown and made the place look abandoned. Beware as well that they don’t offer shorter leases for students like most places in Corvallis do and will not let you out of your lease until you find a replacement that is deemed suitable by them.
