We were having a family get-together and needed a bigger space than our apartment. I called the office and found out that we could rent the clubhouse. It was perfect!

Expensive relative to the amenities, we were sold a "move-in ready" apartment. After needing to have maintenance come in over the last several months to replace the bathroom and kitchen faucets, toilet hardware, the dishwasher, kitchen light fixture, the washing machine, multiple outlets, and having to reduct the dryer multiple times. We finally have something I would say is move in ready. Walkways are often filled with water/mud, and you may need to find alternate paths to your apartment.

Very expensive ($2600) for lack of better amenities. White fridge that buzzes loud, white plastic dishwasher that can barely dry dishes, and a white stove top. The carpet wasn't correctly installed in our place, lifted in several spots and staples came loose, and in our living room the entire wall where our couch would be, none of the outlets worked, even after 2 maintenance requests on them. Also, yard/tree work almost every day! Can literally hear them start at 9 AM and they just go on forever, so our windows are always needing to be shut, not to mention our yard always had guys coming in to fix it up but they never did anything besides a basic mow, left grass trimmings everywhere and leave the back gate to our home open. When we moved in, the yard was scrappy, sprinklers that run constantly and puddle, making the yard a muddy mess constantly and the walkway to the garage flooded.
They also have a habit of emailing incessantly, at least 5-7 emails per week.
Overall, definitely taking advantage of the current market and making their spaces overly expensive for lack of better appliances and are actively raising rent higher and higher. It's sad that Oregon doesn't cap on landlords price gouging.
Our lease is ending this weekend, and from reading previous reviews we are so *excited* to see what they'll be charging us for. I am sure it's going to be almost as much as the rent was, I wouldn't put it past them.

P. S Also - no AC or central heating! 100 degrees in Wilsonville several times this summer and gouging $2k+ from every one living here and they can't even get central air installed? The high ceilings in the townhomes made it unbearable and we were forced to stay with family a few nights it stayed in the 90's since it was miserable in our home.

I had a disappointing experience when moving into my new apartment. McKenzie, the property manager, was not helpful at all and even displayed rudeness throughout the process. Their lack of assistance and professionalism made the move-in process far more challenging than it should have been. I hope the management addresses these issues to improve the experience for future tenants.

I have found that the management is responsive. The maintenance staff is excellent - always asking "Is there anything else I can do? " Property is well kept and neighbors are friendly. I use the free gym membership. I live on the ground floor which gets little sun but at move in there was not that much available. I am grateful for full size W/D, fireplace, good neighbors, convenience to Fred Meyer, Safeway, library, transit and parks.

They were helpful when moving in, and the maintenance team were nice and helpful. Beyond that, I hated living here.

I was paying over $1000 a month more in base rent than my downstairs neighbor with an identical apartment. They had moved in less than 6 months prior to me. The predatory prices were insane. The mortgage on our house out of state, prior to living here was less. And we paid that much for what? A poorly maintained apartment that hasn’t been updated since it was built. Waterlines broke, and the water got turned off without warning. Over 100 healthy beautiful trees, part of what attracted us to the area, were chopped down, while dead standing trees were left standing. The shade those trees provided our apartment was gone and by summer our little AC unit couldn’t keep up. It was miserable.

We had pets, so we paid a pet fee. Don’t expect that to go towards any actual pet related services though! It certainly doesn’t go to any dog park they said they’d build, and it doesn’t go to helping to pay for the removal of any pet-related stains. What’s the point in paying that? Also, neighbor’s regularly left dog poop out, and the management never enforced anything they said they would in terms of holding people responsible for not cleaning up after their pets.

We moved out recently and got stuck with a huge bill for “repairs” that I still have yet to see proof of. One month after getting the bill, we were sent to collections. No phone calls, no emails or other warning. One bill, and then collections.

When I addressed these concerns, I felt dismissed. You could try going higher up but there was no way to talk to the actual owners of the property and would get sent right back down to the apartment office. The office staff were kind, but at times I felt like they were just telling me what I wanted to hear, or just incompetent.

Don’t move here unless you have to. Worst place I’ve ever lived.

The apartments are nice enough, but working with their management team was very unpleasant. Never in the office during business hours, hard to get a hold of, and generally unhelpful during move out.

I don't know why people do mean reviews but this is going to be my new home they told us there's no towing that's a +! Randy is very nice I'm excited to call this place home

I would give zero stars if I could. I didn’t read reviews before I moved in but I can relate to A LOT of them. Seems like some apartments are older than others and just poorly maintenanced. I currently live here and just want my lease to end. I don’t feel like the apartment was move-in ready so I had issues from the beginning. Maintenance has been at my apartment almost every month since I moved in. Not just for little issues either. If it’s not my water heater breaking it’s my fridge, or another plumbing issue and an emergency water shut off throughout the building. No hot water for days and my family was showering at the gym. No running water for hours on multiple occasions. Sewage problems back to back months where my bathroom showers and tubs are overflowing with sewage water all over my bathroom floors. If one apartment has an issue in your complex, it affects them all. And there seems to be issues all the time. Maintenance complained to me about how over worked they are and how everything seems to be falling apart. The apartments are extremely overpriced for the quality and space in them. When I moved I was in a time crunch moving from another area so I took what I could get and moved here. I assumed the price of the apartments would be worth it but that hasn’t been the case. It’s cool having a gym membership to Edge but it’s not exactly “family fitness” as the rules changed about kid drop offs. Everything still requires a monthly fee to bring your children and drop them off. The pool is only accessible certain time of the year which makes sense but the jacuzzi that’s open year round was broken for months when I went to use it. Good thing is location to Memorial Park, freeway, and stores. Loved my fireplace. That’s about it.

I want to update this review: everytime I drive through Wilsonville I miss this apartment
I loved the neighborhood and the staff, I miss it SO much. I wish my budget allowed me to live there again. If you can afford it then spend the extra buck. I regret moving from this apartment all the time.

For those light sleepers its perfect, (I lived on the second floor of two floors). They have quick maintenance, a quiet and lovely little neighborhood, very nice people, and the gym amenities are top tier. Love it all! Worth every penny.

Below are solely facts and opinions based on these facts:

Firstly, we were lied to when we first moved in. We said it was a deal breaker if the unit had AC, and was verbally told yes by office staff McKenzie. On day of move in there was no AC and she said she has no recollection of her statement. After this we started getting everything in writing from them.

After move out, they charged us to replace the whole carpet for 2 small stains they found underneath the carpet stating it was urine. I asked and asked for proof of testing and for proof they actually ever replaced the carpet and neither were provided. I reached out to their carpet vendor and they stated they had no testing results to provide me either. I also have professional witness statement at time of move out that there were no stains/smells. The complex has stopped responding to me now. We looked into legal options to retrieve the money back from them (they threatened to send us to collections once we contested their claims, so we paid in contest). It is a complicated process. I really wish I had not lived here. I feel manipulated and bullied by this leasing agency. I hope others who live here do not go through the same.
