For the property 120 E 9th Ave (Bowtie High)

1. LEAKS / FLOODS - When we signed our lease in early 2022 for a move-in in April of that year, a heavy storm hit our building. We were living outside of Pittsburgh and waiting to move here. While gone, the water somehow seeped through the walls and into our closet. The only reason this was caught is because the tenants below us called reporting a leak in their closet as well. All they did was air dry the closet. This has happened 4 times in the course of our lease - April & August 2022 and January & August 2023. It was only after the 3rd time this happened that they finally decided to "fix" it by cutting a hole in the closet, running air with a utility fan into the cutout and finally sealing it. Patchy job and didn't address the issue because last night (8/17/23) was the fourth occurrence and water still leaked through the door frame. Also, the basement, which contains some electrical equipment, has now flooded at least twice with sewage backup after/during the storms.

2. WINDOWS - Around summer of 2022 they were "repairing" some of the old windows in the building. Keep in mind this building was first established in 1800s so I don't know if that limits the amount of renovations they can do on it as a historical piece (should've thought of that before investing in it). We never received a heads up of when they would start working on the windows meaning our bed was covered with debris and glass shards from their work. They started working on the units unannounced. We have a pet cat and she could've easily been hit or swallowed a piece of glass on accident. Unprofessional. In addition to this, when the winter months came along, instead of installing energy-efficient windows, they simply put a makeshift frame and a piece of plastic film around the windows to insulate the apartment. Although in theory this "worked" at helping with insulation, because only 1 window opens in the entire apartment, airflow is now non-existent.

3. CRACKS - The walls have been cracking more and more to the point that there is a crack in the bedroom that lets sunlight in.

4. PARKING - The parking lot is a joke. Getting in and out of the spots is quite a hassle given the little area to turn and the covered garage was a mess with debris such as nails and rocks falling on or near cars. Thankfully we spotted the nails and didn't get a flat tire. Tell your workers to clean up after themselves.

I guess this is the part where the company responds with a generic answer saying they're "sorry" for the bad experience, and that we can call them to see how they can make it up to us. How about actually doing the job right the first time rather than multiple patchy jobs, wasting time, money, resources, and exhausting our patience.

Experienced a re-occurring sewage leak in the basement of our duplex. The same issue occurred on three separate occasions, causing the smell to travel through the vents of our apartment. On the third occasion, a sewage line burst, covering the basement of the unit with physical matter (a biohazard) for approximately three days. The odor was so strong it spread through our apartment, including our main floor bedroom, living room, and kitchen. We asked for a reduction in our rent due to the living conditions we were forced to endure, but were denied.

Avoid this management company at all costs! You will never see your deposit again. I had better management with a college housing slumlord. Also the entire building at 1324 E Carson is infested with mice and they refused acknowledge the issue and hire an exterminator. Would give 0 stars if possible. Don’t let them rip you off too.

DO NOT USE THIS MANAGEMENT COMPANY - THEY WILL SCAM YOU, YOU WILL HAVE MICE, THEY WILL IGNORE MAINTENANCE REQUESTS, AND THEY WILL NOT GIVE YOU YOUR SECURITY DEPOSIT BACK. WOULD GIVE ZERO STARS IF I COULD. AWFUL EXPERIENCE.

Who charges you for painting the walls upon moving out? In all my years renting I've never heard of that. Slumlords.

Dan and his team are some of the best in the business. I've been with them for a year and it's been one of the best experiences. All of their properties are top notch and live up to the billing. I would recommend them to anyone.
