I currently live in an apartment in down down Pittsburgh. Review for that to come soon.

I travel out this are the Club at North Hills, and while they are older they are situated in a good area and near a lot of amenities.

Making an appointment was easy, dealing with the agents was cold. They showed no genuine concern for my needs.

Now, this is where things get strange with Morgan Properties.
As I stated, I live in an apartment in Downtown Pittsburgh, a very nice apartment, very costly. I have been here for a few years, always pay early, in full and without any issues. My credit is perfect, have only one debt, a car payment. I also over pay on all my debts. For example, I pay and additional $200 on my car to get it paid off sooner; just something I do.

The apartment at the Club at North hills is about $600 LESS than what I am currently leasing. The staff at TC@NH apartments says I do not earn enough to rent with them. That is insane!

To add to how insignificant the staff at Morgan Properties thinks of their tenants, I was also alerted to this via email. No phone call, no text asking me to reach out to them, no effort to clarify any of the information that I provided. They showed no sympathy or attempt to understand. The conversation - when I called them - was cold and they could not care less.

The sad part is that Morgan Properties owns several building in the North Hills and surrounding areas. It is truly a shame that this is how a larger company feels about their existing and possible future tenants.

I have lived here for 4 years. I pay my rent on time, keep to myself. It has been one problem after another. I live in a 1 bathroom which now has a huge hole cut of of the ceiling.due to a water leak above. They gave me a fan and ran for a week. THE WORK ORDER WAS CLOSED. They close them to let upper management believe they have provided a service to us. Sam has never called me back after my initial call as to WHAT IS GOING ON. They came by a week later to remove the fan and my bathroom is a absolute mess. I pay top dollar and I would appreciate someone from upper management to call me so we can put my ceiling back so I can use my bathroom with a ceiling. Closing a work order when the work has not be completed is deceitful. My carpet in my bedroom was soaked with filthy water and left it dry. I’m beyond upset at the way you are treated

We have lived here for 4+ years and the journey ended gracefully recently. But for one obnoxious incident which included a racist slur in 2019, it was by and large very peaceful.

Kudos to the maintenance team for being prompt and accommodative all through.

Thanks to Janine, we have got an amazing apartment with the best view ever.

There were issues like carpet wasn’t replaced et al but holistically I would circumvent those.

Finally, thanks and cheers to Samantha for understanding our concerns and doing her best to have them humanely addressed.

I won’t recommend this place due to they are charging hidden fees of water and sewerage not by the actual usage but by arbitrary amount. Also it forced you to use its Wi-Fi for $80 per month, otherwise would charge you the same amount Without wi-fi.
The leasing office staff answered phone calls, but couldn’t follow through the requests, and no transparency about the status of the maintenance request. Always had to call multiple times to get one issue fixed.
They also won’t take complaints about their services, and suggested we moving out if we are not satisfied.

Ac stops working will take weeks to look at it while on documentation stating " work has been complete" 1,100 monthly for 700 square feet.place smells dogs bark all day and night filthy buildings holes in the ceiling. Do yourself a favor and move elsewhere.lowest rated apartment complex in the area FACTS.

Maintenance guy came in he wore shoe cover. He found the problem and fixed it. He cleared all the mess that he had to make. Very professional work that he did.

I've lived at the Club at North Hills for about 5 years. I always recommend them to new arrivals I meet who may be looking for a place to stay. I find the surroundings and my own apartment to be safe, clean, and conveniently located. Additionally, the service I've received when there are mechanical issues such as AC, hot water, etc, have always been quick and painless.

IF YOU PUT LIPSTICK ON A PIG DOES THAT MAKE IT LOOK PRETTY?
They advertise luxury apartments. Maybe when they were first built, , but this place needs too many updates to it and is outdated. My place was unacceptable upon move in as it was filthy. Not worth the price. STAY AWAY!

I lived here for a year and when I first moved in, I loved it. Great location, management was nice, etc. I quickly learned why there were so many bad reviews for this place. Here were my major problems:

1) EXTREMELY thin walls. I could hear my neighbors next to me arguing, yelling, etc. My downstairs neighbor would BLAST music and video games, to the point where my walls would shake and my furniture would vibrate. Doors opening and closing, garages opening, early morning and late night, all of it made my floors and furniture shake and I felt/heard EVERYTHING.

2) CONSTRUCTION. They are constantly doing construction on/outside the buildings, in the buildings, on the transformers, on the water lines, etc. Management gives little to no notice, in the form of an email the day before, if anything. I worked from home during the time I lived there, and I would have to go without electricity and wifi and air for several days. Additionally, the construction workers that they hire are extremely rude, smoke cigarettes on the property & in garages, leave their equipment in the halls for people to trip over, and did not wear masks inside during covid. One Saturday morning, I woke up and opened my bedroom blinds and there were two men standing on my third floor balcony without notice at 8 AM painting. No notice from management, no knock on my door, no letter, etc. I felt extremely uncomfortable living here by myself as a young female, and could not rely on management to maintain safety.

3) Pests, bugs, and rodents. DISGUSTING. Residents would order groceries to be delivered and leave it in the hallway for days. All management would do was send a generic “don’t leave delivered groceries” in the hallway email. The hallways always smelled like rotten fish or urine, it was so embarrassing when I had guests over. Ants were coming through my shower drains, mice in the garages and parking lot, and SO MANY wasps, bees, etc. I had a wasp nest under the eaves of the roof on my patio and near my bedroom windows. I actually had a friend who was stung by a wasp on my patio, and after alerting management and asking for an exterminator, I was told they sprayed while I was gone during the day and that was all they could do.

4) Utilities. I had to make several maintenance requests for my air not working, my AC unit leaking, my water being brown, etc. Luckily maintenance was always there swiftly, but for paying SO MUCH MONEY to live there, you would think they would have new (or at least reliable and functional) AC units and appliances.

5) Management. When I signed my lease and within the first couple months, management was wonderful. They sent prompt notice for construction or anything that was happening in the community. I got word that some staff left and new management took over, and there was a huge decline in promptness, professionalism, and courtesy of management. My calls to the office were declined, I left voicemails with no responses, etc. When I scheduled my move out inspection, I waited 30+ mins for them past the scheduled time, and when I called and asked where they were, I was told they never had me on the schedule in the first place.

6) Generally feeing unsafe. I felt unsafe for a lot of my time here, after the change in management. Yes, there are a lot of families who live in these apartments, but at night, strange cars would sit in the parking lot for HOURS blasting music with no lights on. I alerted management about this and asked if they could see why this was happening, and I never got a response. You also can see directly into the other buildings’ apartments, which also made me feel uncomfortable. I felt like I couldn’t open my curtains or go out on my patio. It was really discouraging, and frustrating that I was paying so much money to not be able to enjoy my own space.

Overall, I’m just so mad at myself that I didn’t listen to the reviews and I wasted $16K (not including utilities) living here for a year.

I have lived here for the past year and overall it has been a great experience. The staff is always professional and helpful. Apartments are updated and clean upon move-in. The location is great as well. Highly recommend these apartments!

Had a terrible experience here was unjustly charged over 1.2K moving out fought the claim through Management, regional management, and even one above that. Nothing happened even sent certified Letters to get a response.nothing. Same thing happened when we got the AG involved Morgan properties simply would not respond. This is how they cheat people out of their money. Think twice before you rent here, your simply an asset to them and they will exploit you regardless of any semblance of ethics.

Plus they don’t change the filters in the vents so there’s black mold in every unit, fun fun!

I lived here from 2017 to 2019 before I bought a house. I was very happy here and surprised to see all the negative reviews. I lived in building 13.

First thing I love about this place is the location. It is right next McCandless Crossing. Great shopping and food options. Love the Trader Joes. I love being so close to North Park. Being able to go for a nice long walk there made me happy. Wexford and Cranberry is only 15minutes away. McKnight Rd has everything I need.

I never had any issues with management. They have been helpful every time I've been there. Maintenance came and responded to all of my tickets. Most were non-urgent issues. I never had any issues with water or heat.

I love the gym and that I can go there any time. I never used the tennis court, basketball court but glad to know its there. The pool is always packed but glad to have it as an option to hang out by on a warm day.

I was on the basement level. It was great because my backdoor lead out to the open space for my dog. The patio was great to sit and relax. I often sat and soak in some sun. I was in the basement, corner unit. I didn't have any issues with noise. Though sometimes I can hear footsteps, I didn't find anything annoying.

I love the washer and dryer in the apartment. The fact that I don't have to go to a laundry mat again was great.

Things I didn't like:
They have a sign up saying Luxury Apartments but it's not. It's just a standard apartment with popcorn ceiling. Slightly dated but everything was still clean for me.

Occasional bug. Those flying centipede thing with the billion legs. I never saw any other pests.

Washer and dryer was great but dated. The kitchen was narrow but functional. Bathroom was clean but tub eventually started peeling. You can tell everything has just been repainted over and over.

Near the end of my stay, the neighbor on the 3rd floor hung a bird feeder. This end up littering my patio with bird seeds. Wasn't sure what it was at first but most of my problems were because of other people. I had a drunk neighbor tried to get into my apartment thinking it was hers. However, for most of my stay here I didn't have any issues with my neighbors.

Rent is higher for the sq ft but I felt it was worth it for the location and for the washer/dryer. There is also a monthly pet rent. They did waive the initial $300 pet fee.

Overall:
I was actually quite happy here. If I ever were to rent again, I would rent from here again.

Do yourself a favor and do not move here. If you like to have peace and quite at night while sleeping, this is not the place. The walls, the floors, everything is way too thin.

I lived here for 3 years. I wish I could rate it higher because the location is great and the rooms are spacious and have everything you should ever need. I'll start with the good things:

All units have washer/dryer, dishwasher, some have fire places. Theres plenty of parking (I had a garage spot, and they offer a few assigned spaces that are closest to the entry doors). The new management group seems to be very invested in making improvements: Recently added a dog park, they are installing a putting green for next spring, and a few other nice amenities. They are updating the signage, and fixing the balconies. It seems like they are trying to do a full facelift, so there is a lot to look forward to. And, of course the location is close to everything you will ever need.

But, I had several maintenance requests (water damage from the roof, water damage from the water heater, bird mites coming in through the bathroom exhaust vent, and a few other minor issues). Far too many for just 3 years, and they didnt seem very interested in fixing them (for the water heater leak, they cut out the rotted drywall and never patched the giant hole in the water heater closet. There was a bubble in the paint hanging from my bathroom ceiling from a thunderstorm in 2018 that is still there to this day (though they did patch the leak in the roof that caused it).

One day recently, they installed "resort-style lighting" on all the balconies (we didnt have a choice or a vote, it just happened). It's a very bright white light that shines into your bedroom. You cant turn it off (blinds will help a little, but you will need to add blackout curtains if you dont like the light). Many people complained. Management said they would look into tinting the lights so it would not be as bright, but never did and they never will (many people cover them up, but management threatens to take action against people who cover the lights).

Be prepared to received 5 emails a day from them, unless you email them and want a replay. Then, you will hear back whenever they feel like getting around to it.

And of course, they will nickel and dime and screw you out of ever penny possible (but that is the same with any leasing company).

Overall, I enjoyed my time there, so I would recommend it if you like the location. But there will be plenty of annoyances along the way.

I lived here half year. There are four major problems.

1. Thin Wall and Ceiling
The wall and ceiling is very thin. It is possible to hear neighbor's alarm sound and talking from your master bedroom.

2. Huge Immigrant Community
There are huge number of Asian immigrant in the apartment. (I am also Asian.) Many of them have a culture of late dinner party and playing their children freely with neighbor kids. However, this beautiful culture and thin ceiling make the horrible combination of noise to downstairs.

3. Many Insect and Mice
I saw many mice and insect. I have seen three dead mice in the kitchen.

4. Poor Plumbing
The pipe in the wall is very old. There were two major water leak during 6 months. First time I should not use my master bedroom for 10 days, and second time I was asked to leave my unit for two weeks. That is the moment I decided to leave this apartment.

If you want to live this apartment, I recommend not to do. If you really want to live this apartment, I recommend choose the top floor and avoid building #3.

The carpet in stairs and hall way are supposed to be replace 10 years ago, have filthy smells and dogs peeing spots everywhere.
The landlord forces each unit have a light in patios which can’t be turned off at night. Disturbing sleeps and we have to pay extra electricity bill out of our own pocket.
Just the Public area is so dirty which raise serious concerns during this pandemic period.
Please replace carpet!

I’ve lived here less than a year and I truly regret my decision to move here. The only positive about this place is the location. To start, these are not luxury apartments like they claim. The apartments are obviously old and even my “updated” unit is extremely outdated. Cabinets are old, drawers basically fall out if you open them all the way, walls are warped, and bathtubs are old metal tubs with completely straight backs and are extremely uncomfortable. Put in a maintenance request about the drawers when I first moved in and maintenance left a note saying “the drawers are old but they work. ” I can hear everything outside of my bedroom window, I work nights and I’m constantly woken up by either construction or maintenance talking loudly outside of our building. Maintenance crew is friendly but often not very helpful, which I feel has a lot to do with limitations set by management. We’ve already had multiple problems with ants and waited weeks for an exterminator. AC unit is so loud you can’t hear yourself think. All of the rooms are tiny compared to my last apartment. Both bedrooms have walk in closets, but we have no linen closets and only a tiny coat closet, we pay extra for a small storage unit in the basement. We were not offered a walk though of our specific apartment prior to moving in, we only saw their model. Morgan properties took over after I moved in, and I have to say they’re probably one of the most deceptive and unprofessional property management groups I’ve dealt with. Changes are being made overnight without even notifying residents until after the fact. After having to deal with construction all summer, we were just sent an email saying work would continue through the rest of the year, but that they don’t know how long it will take and “if we want privacy from the workers we should keep our blinds closed. ” Came home one day to workers painting our deck, and afterwards realized they had gotten paint all over our patio furniture, and they had knocked down our lights and moved our things all around without cleaning up after themselves. Not to mention the paint job looks terrible. The gym has been closed since March, even though we’ve been in the “green phase” for months now. We’ve never had to pay for surface parking, and overnight they added “preferred parking” signs to spots we’d normally be able to park in, and sent us an email days later saying those spots now cost and extra $25/month. They decided to replace all of our deck lights with extremely bright LED lights, and without prior notification removed the switches so now we are unable to turn these lights off, so they stay on from dusk to dawn shining through the bedroom windows. Everyone has complained and all the office has to say is “buy blackout curtains” and that “the lights will only cost an extra $10/year in electricity. ” Their reason for the lights being “to make the community bright and welcoming and to deter crime. ” So instead of putting up street lamps in the parking lots like they should have, they added they lights to our decks so that the residents to have to foot the electric bill. We’ve asked multiple times since moving in for the lamps lining the sidewalk leading to the gym to be turned on at night, yet they haven’t been on the entire time we’ve lived here. Last but not least, they conveniently decided to withhold the fact that they will now be making residents pay for water and sewage before asking them to renew their leases. We ended up renewing because we unfortunately weren’t able to find another place in the area that accepts our pets, and after signing our renewal we were sent a new lease agreement including these new charges. When we brought this up to the office staff, we were told that this has been planned and will be implemented for new residents and those renewing their leases, and that “nobody actually ever reads the lease” so they were surprised we caught it. All office staff has to say about these changes is that it’s corporate and they can’t do anything. Stay far away from Morgan properties if you can.
