A quiet and economical place to live. You come across all kinds of neighbors here but they are usually friendly for the most part.

A total of 90 hours our community water was shutoff without 24 hour notice. The 70 year old private property water system is failing terribly. Grossly saturated yards we are expected to maintain.

As well our property manager and ABC Homes salesman is horribly unprofessional. Feigning concern over hazardous conditions in our community and not resolving.

A 9yr old boy drowned 6/23 in our featured fishing ponds. Fencing was removed, no dock built, and grossly unkept.

Issues are mainly with the management of the community. They keep upping the rent, but do less and less so the value isn't there. You get more for less at similar communities in the area. For the money you pay here, they should at least assist with tree maintenance or have maintenance personnel that can help you with common issues in your home.

Common area grounds maintenance is appalling. They're also bare. No seating areas or anything. The areas around the ponds don't look very nice either. You get very little warning before they shut the water off (for whatever reasons that they shut it off). The park manager seems to leave early on the days when he's supposed to be here and when he is here he's not very helpful particularly when it comes to suggesting business willing to do work on these homes (some will refuse). We have people here who continually keep more than two vehicles and park them in the street (you're really only supposed to have two). So it can be a pain driving around in here depending on what section of the park you're in. Plus, when people park on some of the side streets in winter, you kiss snow plowing on your side of the street goodbye.

And yet they continue to shoe horn more homes in to entice people to move in.

Why are my 90 year old in-laws dealing with sewage backing up In their shower? This is infrastructure and needs to be handled by management ASAP. I will be calling Bucks County commissioner. This should be a nice place for these older folks. So think twice before you or your parents decide to buy or rent.

If you are considering moving into this place I strongly suggest you rethink your decision. The neighbors are ignorant (you have people blasting music in their vehicles 24/7 despite the rules saying your vehicle will be removed if you do this), neighbors trying to steal parking spaces and littering in your yard/parking area. There is pretty much no management here so if you have an issue you're out of luck. Also, it's like living in an HOA but without the benefits (you'll pay a mortgage AND rent but get nothing out of your rent payment. You pay rent for the land but are expected to maintain it yourself and they try to justify rent by including basic cable which must be nearly free to offer at a community rate). Not to mention in 20+ years being here we've never had our parking repaved so you can only imagine how bad that is. It's basically like getting the worst parts of having an apartment and buying a home without the good.
