2I was touring the property and ran into maintenance. I would highly recommend renting at this property due to maintenance alone.
The place was nice before it was bought out by Morgan Properties. They placed the most incompetent employee from the previous group as the property manager, solely because he was the only one left.
Rather than handle any significant issues around the neighborhood, such as the major wasp problem, or the fact that there is nowhere for the maintenance crew to place shoveled snow in the wintertime and instead are forced to leave it in the street, Morgan Properties chose to add useless "amenities" like a bike share on the top of a hill in a neighborhood surrounded by heavily trafficked roads and nowhere to bike to. They added a "bocce ball court" with no balls; it is just a long patch of artificial turf in the middle of the neighborhood that goes unused. The pool is operational half the time at best and the "fitness center" is two treadmills, an elliptical machine, and a couple yoga mats.
All of these wonderfully worthless additions will run you $2100+ per month of a 12-14 month lease here. Well worth it according to Morgan Properties.
To be fair to the neighborhood, the homes themselves are quite nice, and the maintenance crew is phenomenal. Those two guys handle everything, and Emerald Pointe would be falling apart without them.
In all, it is far from being worth the exorbitant cost to live there, especially with such incompetence from the entirety of the leasing office and corporate staff.
