I had the pleasure of touring the property with Najee Joyner. He was super professional, knowledgeable, and friendly! Thinking about touring Evo? Ask for Najee, you won’t regret it!

Evo has a 2 star rating for well-founded reasons. The amenities are okay but the management will have you pulling your hair out.

Ask staff (including the manager!) a question, and they will say "Get the answer from another resident. " The staff just don't want to do their jobs. I've never seen anything like this. Extremely unprofessional.

They do not hesitate to go back on their written words (not to mention spoken words). The other negative reviews are all truthful.

AVOID GREYSTAR MANAGEMENT AT ALL COSTS. Go somewhere else, even if it is more expensive!

Edit: Management has reached out, but we were not able to reach any resolutions. The review remains unchanged.

Don't live here. Unit was unfinished. Bare concrete walls and floors. Package room is a disaster. Elevators are often out of service. Management is terrible. I don't usually leave reviews for businesses, but this place deserved the extra effort.

Najee Joyner has been really helpful in our leasing process. He is responsive and has helped us find what we are looking for. I recommend working with him if you are leasing here

Stay away, WORST MANAGEMENT EVER! I never bothered to write a review for any place before, however this place deserves a 0 STAR! I can’t believe how UNPROFESSIONAL and INCOMPETENT the management is. The way they talk to you is UNACCEPTABLE. No class whatsoever and acting like they are trying to show you they got the power or something as if we don’t spend thousands of money to live there. A guy in the office had the audacity to yell at me and caused a scene refusing to listen to me, and started talking about me with an attitude to another staff in front of me, and I was completely shocked about his approach. I believe the last time I saw this kind of behavior was in kindergarten and never would expect I’d see this behavior from a grown man. I will be avoiding GREYSTAR AT ALL COST until they hire the right people with professional manners to do their job.

I recently had a very positive experience with Najee Joyner and the management staff at Evo. I was working on leasing a short term apartment for my daughter withing the next few weeks. Najee and staff were extremely friendly, responsive and professional. While searching the University City area for an apartment, I attempted to interact with many leasing agencies and management companies. Many of these do not respond at all, or if they do, it is with very spotty communication or automated texts.

Najee and the team at Evo were truly available anytime I called and were willing to discuss the details of a short term lease and the potential situations for reletting. While unfortunately a lease with Evo was not the best scenario for my daughter, Evo was transparent, up front and honest as we worked on a potential agreement.

I will gladly work with Evo again when the situation arises and I will be confident that my daughter will have a wonderful experience living at Circa Centre South! Thank you to Najee and the administrative staff for your ethical and professional approach to leasing.

Management pressured my roommates and I to sign a lease based on it being the "final day to sign and receive a monthly rent discount". The deal actually lasted an additional few weeks, and then the deal was upgraded to be a $125 monthly discount. If management had told us the truth, we wouldn't have rushed to sign our lease and we would have gotten the larger discount. My roommate has tried to contact management regarding this on several occasions, but they have flat out ignored his emails. Not an honest business practice.

Najee has been an awesome proactive leasing agent! He has made the leasing process very smooth and hassle-free for my roommate and me. He is quick to respond and super helpful with all of our questions. I would highly recommend him:)

Such a good place now since Greystar took over. Kira the community manager is great and the team that works there is on point with making the property a good living experience for student living. Recommended.

Worked with Najee on finding a apt for my son. Najee answered all my questions and was a pleasure to work with. I would highly recommend him if your looking for apt at EVO Phila.

I cannot recommend this place to anyone in good faith.

The surroundings are extremely noisy. I live on the 13th floor and it is constant hell in summer because Cira Green is blasting music and I have to hear it all evening. Also a bunch of construction is happening all around the building. There is only so much music and construction noise you can hear before you start losing your sanity. If you love listening to loud music until 10 pm every single day, this is your home! Surprised there are no noise limits given that it's a residential property.

The package room is also a mess. They partner with a company called Luxer One where carriers are supposed to input packages into a system, and then the system is supposed to notify you when you get packages. Well, I never get notifications. I have also had my packages lost because no one inputs them correctly into the system. To be fair, it is unrealistic to expect a delivery person to input like 30 packages into a system every day. If there is any problem with lost/misplaced pacakges the management tells me to search the entire package room by myself or contact Luxer One. Luxer One tells me to contact the carrier and the carrier tells me to contact Evo management. Not a great system.

Yeah sure, there's a 3 feet deep pool and free printing and free coffee, but those are not worth it when the rest of the experience is so negative. Also plenty other apartments have the same amenities that are better maintained. I had to email back and forth with management for a week once because the printer was out of ink and paper. Once they refilled the ink after 3 days, I went to print and it was out of paper. That took another week to solve.

Don't live in Evo, just make friends with someone who lives here and you can get all the perks without any of the downsides. Or just sneak in behind someone who is walking in cause the front desk could care less.

I cannot wait to move out.

I parked my bike, locked, in the bike room located in the ground floor of the building. The bike room can be accessed only with a key fob. And my bike was gone, stolen. I need an explanation on that.
